This hotel represents a terrible value and it has the atmosphere of a home for the elderly. I regret not doing better research in advance. I booked a lake-view room over the Expedia website and I was given a room with a view of shrubbery so tall it completely obscured the lake. When I pointed out I had booked a room with full lake view, they offered me a lake view room for an additional $200 more per night. I felt taken advantage of and asked to leave so that I could move to a different hotel. The front desk refused to even attempt to re-rent the room to someone else (not even for a portion of my three night stay), so I was a prisoner unless I wanted to walk away from $600 per night. The hotel does have a beautiful, breathtaking view from the restaurant, and the food there is excellent although extremely expensive. I feel the restaurant is worth the splurge for special occasions, but the hotel is merely a 3 1/2 star hotel with service that brings it down to a 1. I went from here to Villa d'Este, which is night and day better. Compared together, Villa d'Este is a 10 and Principe Leopoldo is a 2.

Entire staff was very attentive to our needs and requests. Hotel location was on mountainside over looking Lake Lugano and the San Salvatore funiculaire.

Nice hotel, located up the hill above Lugano. All too poshy, but nice and smiling staff. A bit on the expensive side, but worth the luxury you get.

Location: High above Lake Lugano, need a car to get there. Beware: the hotel consists of the Villa itself (with view on the lake) and the Residence (with no view at all). Rooms: We stayed at a renovated room in the Residence and found it extremely big and comfortable. The bathroom facilities are ok, but the shower could be better. No tea/coffee in-room facilities, but free water is provided. Breakfast: pretty good selection of cold cuts, cheese, fruits and cereals. Hot selections limited to eggs and ham. Coffee offered and served. Restaurant: expensive and dress-coded, we did not go there. Spa: we did not make it there as reservations are required. Gym: reasonably equipped, water and towels provided. Sauna was closed for renovation. Staff: very "posh", like a "royalty butler". But they do their job. Overall, good impression and recommended.

a top choice for staying in lugano!

a bit to poshy
