There are many positives to speak about: location: right next to the Falls (200 m walk), with no need to pay the Falls entrance fees - go as often as you want to view the Falls. ambience: low-rise buildings with zebras, impala, monkeys roaming the grounds outside the rooms - a treat for kids. convenience: convenience store, Barclays bank for FX, souvenir outlets within 5 min walk. comfort: interleading rooms for large families, amenities in room are complete, large buffet breakfast spread, good options for lunch/dinner at the in-house cafe and restaurant, wifi works.

Went here on Sunday night with a group of friends. There was only space for us in the buffet restaurant but we're told we could only sit here if we didn't complain about the length of time we had to wait for our meals due to the further distance from the kitchen - it was literally 20 metres further. We ordered the meals arrived an hour after ordering. I ordered the steak as it was coming with crushed potatoes with Parmesan and salad. It arrived with thin French fries and the whole meal was barely warm. The rest of the party's food arrived except another steak for my friend. We were finished our meals by the time hers arrived. With no apology. All the food was lukewarm and felt like it had been sitting for a long time before being served. The only up side was that they had run out of all the desserts but we were offered to have dessert from the buffet at the same cost as a dessert on the menu. The sitter was pleasant enough but seemed very harassed. It was a beautiful location but I wouldn't go back, there are far nicer in Livingstone.

We love going to this hotel which is friendly, clean and offers a fantastic location within easy reach of local attractions and activities. Eating in the restaurant during the evening is, in our opinion too expensive, the only alternative being the pool-side bar/restaurant, where the food is limited in range. Unfortunately smoking is allowed in this area - not pleasant when one is trying to enjoy a meal.

I found This hotel a Great resort which is located in a place that draws many to view first hand one of heritage sites and wonders of the world. The hotel matches the exhortic environment it is located. I found the services just great and enhances the attraction of clients to wish to return or recommend it to friends. The meals were very well made and beautifully laid out. Everything for me was just right and very good.

2 nights room very good but some cleaning needed noted small insects. Insect repellent not provided. It's great to be able to walk to the falls among wild animals. Staff all very helpful. There was some confusion on one of our bookings - a river safari is on a small boat and not a dinner cruise although food is provided. Shop good. Clinic staff on site excellent treatment. Some updating on electrics and bathroom needed.

Perfect location, right next to the Victoria Falls (free entrance for hotel guests, as often as desired), peaceful, lush surroundings, frequently visited by zebras, impalas, giraffes, monkeys. Friendly staff and attentive service. Next to sister hotel, The Royal Livingstone Hotel, where we enjoyed drinks at the Sunset Terrace (watching the sunset on the Zambezi River) and five-star dinners, and charged to our room at the Avani Resort!

We stayed here for two nights in May. The reason to stay here is the proximity to the falls. Five minutes from your room and you are at the falls area. Can't be more convenient. The rooms are getting to be a bit dated and certainly are overpriced. You are paying for the location. The included breakfast was quite good with lots of options and wonderful service. We ate dinner at the pool grill which was also quite good and definitely recommended. The beef I had there was one of the best dinners of our trip to Africa. Live music was a nice addition, Watch out for the monkeys that roam the property as they will be looking for any food you might have on you. We walked from the Avani across the bridge to the Zimbabwe side and into the park there to see the falls from that side as well. It is a short walk and easy to do on your own should you wish. The staff was quite helpful and there is an activities desk that can help you plan activities there as well.

What an amazing trip. Fantastic way to celebrate my birthday and my mum's 70th. The whole experience was organised really well. My boys loved the stegway! The closeness of Victoria Falls. The exciting cruise. The whole weekend was just amazing.

Hi does anyone have any room tips for staying at AVANI ? Ground floor or 1st floor recommended ? Any with good views ? Any room locations that aren't good? advice would be appreciated we are visiting next month .... Thanks

I will always remember my Victoria falls experience with the Avani. As a solo traveler it's proximity to the falls was a plus! But the friendly, helpful staff made me feel even safer. They helped me to my room in the evenings, served me my special tea during breakfast and made sure i was warm in my room which had a very enticing bed. I had room service for 2 nights and it always came quickly while the food was still warm. The bathrooms had complete amenities with a tub and shower as well. Except for the baboons outside the hotel premises on the walk leading to the falls entrance, and this the hotel had no control over, my stay at the Avani was most enjoyable! I loved the giraffes in the garden. 😎
