Lovely spot above a beautiful historic pub. Was plenty quiet enough, and the family room provided plenty of space and privacy for us. Staff was lovely and helpful. Do note that there is not a lift/elevator and that all rooms are up at least one flight of stairs in case you have mobility issues. Would definitely stay here again!

Fantastic experience. The rooms were right in the thick of downtown. Being above a well stocked pub also fulfilled my vacation wish list. You won’t be disappointed.

Great room, but fix the hot water

Great room, but the hot water situation was a problem…as in, there was no hot water first morning we were there. Also, lacking a secure location for luggage storage when we got there early. That said, room was great and the pub was quite good too.

I loved staying here, the location is great. It is about a five minute walk from the train station, and within walkable distance to the center shops, dinning, and great areas to site see. The room was beautiful and very clean, the bed was incredibly comfortable, the bathroom was very spacious and very nice! There was also a very stocked up welcome basket in the room. The staff was friendly and very helpful, and check in and out was quick and easy. Didn't try the food downstairs, but the drinks were delicious and the bar was very nice. I would definitely stay here again!!

Traveling with kids can be complicated, but this stay was absolutely excellent. The rooms were both spacious and comfortable. The staff was friendly, attentive, and check in/out was a breeze. There’s no lift, so be prepared to carry luggage up the stairs.

This is the quaintest little hotel in the heart of Inverness. We were in Scotland for 11 days, and our 3 day stay at Blackfriar was the absolute best. 10/10 recommend.

The rooms were nice and well kept and the manager let us stay an extra hour after checkout to accommodate our plans. The check-in was a bit fraught. We were told check-in was at 2pm so we had lunch in the restaurant (issues with that also re every 5 minutes a different excuse why we didn't have our food). At 2pm the strange excuses started as to why we couldn't yet check-in. In the end supposedly there was some kind of walk out by the cleaning staff and the manager had to clean all the rooms. A few hours later we finally were able to get our room. Some amenities were missing or low (tp) but that was rectified the next day. We were also told breakfast was at 7am then we came down and the woman told us 7:30a so couldn't eat. The next days breakfast the woman told us it wasn't included but my reservation said it was (it was). After the first days issues the only other issue was that the walls are thin and the floors very creaky; you can hear everyone walking in the rooms above and next to you. The food options on the block were good (the Moroccan place across the street is EXCELLENT!). Overall a positive experience but their communication needs work.

We had a nice cozy room above the Pub. The owner was very kind. The location was convenient to both the bus station and the train station. Our booking on Expedia was supposed to have included continental breakfast. The continental breakfast options were almost non-existent (think dry cereal and toast). The accommodations combined with the limited breakfast made it not worth the price we paid.

PROS: Walkable to train, busses, taxis, pubs, restaurants, markets, bridges across the River Ness and shopping! Location was excellent. Unless you wanted to travel outside of Inverness for a sightseeing tour or drive, no transportation is needed in this area. The bathroom was also big with a great shower. CONS: I think the food at the Blackfriars restaurant right below our rooms was probably decent.. but on our 2nd visit to the restaurant we were taken to a table then promptly ignored for more than 20 min.. we sat and watched multiple servers walk past us many times waiting on other tables but we were completely overlooked. We’d seen this happen to another couple the night before, but just thought they may have been impatient, as they walked out after about 15 min of being ignored; however, once we experienced it firsthand, we realized that sadly, this might be a regular occurrence. To add insult to injury, when we finally had enough waiting, we got up to leave and were asked “how we liked everything?” We explained we never got service and that we were also guests in the hotel. They let us walk out without any explanation or apology. And we never went back there to eat again for the entire week. And they never reached out at any time during our week long stay to try and make it right. Our room was also extremely small and the floors were VERY slanted and creaked REALLY bad with every step taken, which you could hear at all hours from the rooms above as well.

The reception was quick and efficient but several other areas were in need of improvement. The rooms were tiny and I had to duck my head to get into the bed. No air conditioning which wasn’t a surprise in Scotland but it was very noisy when the windows were cracked to obtain cooler air. Drunks screaming at 3 AM and loud cars roaring down the street. Great TV with the easy ability to access prime, Netflix, etc (using your own login, of course) . The continental breakfast was not very good, definitely would not pay for it.

We didn’t eat dinner there, and there was live music for awhile at night, but it ended around 10pm, so it was quiet when we wanted to sleep. We did eat at the restaurant for breakfast, and it was very tasty. We checked in around 8pm, and the owner/manager walked us to our room. He was very friendly. It was a convenient place to walk to various places, like Leakey’s Bookshop (right behind the hotel) and Greigg’s Bridge to get a good view of Inverness. Parking is not on-site, but it was a quick walk from the Old Town Rose Street car park. We only stayed one night, but I would recommend! It was clean and comfortable!
