Booked the hotel because it's non smoking well that must have been very recent. The entire second floor still smelled like smoke. We asked to be moved because the first room was horrible. The bathroom sink had cigarette burns all over the edge. The second room was not as bad but I still went out and bought air freshener. The mattress and bedding even smelled of smoke. There were stains on the bed ruffle and shower curtain. Our pajamas even smelled of smoke the next day. Thankfully we were only booked for one night. If I could have gotten out of staying the first night we would have left. Really bad experience.

Nice hotel in the middle of town, especially good for hikers!

The Hotel was very nice, and clean. The staff were really good at their jobs, and very helpful. The breakfast is cereal, waffles, muffins, bagels as well as orange juice ,and coffee.

The hotel was not clean. It appeared to be in the middle of a renovation. There was no nightstand in the room, just a place where it had been with a little bench. Bathroom was gross. New shower curtain rod had been installed but old screw holes were still in the wall. Toilet was leaking. Not enough soap or shampoo. Price was way too high for the poor quality of the room. Hotel advertised a laundry facility but did not have one.

Breakfast is a consideration in choosing place to stay. Day one trash needed picked up, spilled milk on counter, juice machine out order. Day two juice machine still out order. Had I been in charge, would have gone to grocery & bought juice yo put out in pitcher as milk was done. Simple thing but seemed no extra effort applied. Was very happy when stayed last year. This year I felt like staff did not care. Was happy with room.

Although their materials are lower quality, the decor is pleasant, the rooms are clean and the staff has always been accommodating. If you're looking for an inexpensive place to stay this is the best for your buck!

We had a really good experience with this hotel in the past for the Smoky Mountain Relay so we decided to go with it again, even though they doubled the room rate. But when we got there, they proceeded to charged us a significant extra fee because they said it was too many people for the room, even though the room had an occupancy of five. I tried to reason with the front desk staff but they were extremely unhelpful. I will be reaching out to the SMR staff to let them know about this. It's not that nice of a hotel, so to charge us triple for the room is a rip-off at best. We won't be staying here again.

Great spot. Saw the fall leaves from the GSMR (Great Smokey Mountain Railroad) train in Bryson City (33 miles away). Notes: Breakfast is good but area is small. Also, entry sign to motel is not at the turn in (Allman dr). So, if you turn at the sign, you can't get there from here. Easy to see in day. After dark-be careful.

First shower after arrival left 6 inches of water standing in tub. After reporting the problem 3 times to 3 different desk employees, the shower finally drained 36 hours later. Refund offered, but when it was determined that the room was booked pre-paid through a major travel website (begins with O, censored from review), a refund was not possible. No vacancy assured that a room change was not possible. Easily accessible location, even if the entrance is not obvious from the main road; mountain/valley views from rear rooms. Breakfast average; seating area small.

The room was clean and the staff was friendly. There were a lot of restaurants close by.

I called two days ahead to let them know that we would be driving from Maryland and would be a late check in. I reiterated 2+ times that it would be wee morning hours and was told it was no problem. We arrive and low and behold... We were told our room was marked as a no show. Now I had paid two months ahead but was told they could get me into a room if I paid on the spot. For $15 more than I had already paid online. As I had my 12 year old and 18 month old in the car for 9 hours I had no choice.

friendly staff , clean rooms, quiet, good restaurants nearby especially the Steakhouse Boilerroom next door which has a great Salad Bar with Soups.

The room was clean and comfortable. Not a place to hang out, but to sleep! Our two complaints where the tub did not drain properly and the bottom sheet would not stay on. We stayed three nights and after the second night we requested new sheets in which they changed the sheets. A member of the staff mentioned that this was not uncommon!

Free WiFi is great when on a business trip - room was small but perfect for one person - had desk area, coffee pot, hair dryer, shampoo and continental breakfast

Hotel was clean and room was perfect. Will definitely stay again. The only thing was someone smoked in hallway causing bad smell.

plenty of parking space/ restaurants close by/ feels very safe

Good stay, in town for 2 days of business and was very comfortable, clean and the staff was friendly. .

clean rooms plenty of parking close to everything/ breakfast better then expected.

This was a really nice location just down the road from downtown Franklin and strategic to many places in these mountains. Breakfast is included and that certainly helps keep cost low.

Although the facility in general was satisfactory, the WiFi was horrible for the price of this room.
