Visited Kona, Hawaii from July 7th to July 13th, 2016. Valcano National Park, Umauma Falls zip line, Mauna Kea, and the sea food were all fabulous experiences.

Beware of the very limited front-desk hours. In Orbitz web site, it mentioned 8:30am-5:00pm. But when we arrived, they only opened 10:00am-4:00pm. I arrived around 4:30pm and had to use a courtesy phone and get a code to open a lock box to get my room key. It will be quite challenging if we arrive when it's dark. The room (B-2) was kind of old. The resort is at a very good location, right next to the beach, also very close to restaurants and shops.

Great view of ocean. Air conditioner a little small, but supplemental fan helped a lot. Walking distance to several nice restaurants. Snorkel equipment was appreciated.

The condo was not ready for guests when we arrived on 9/17. The poor experience started with a one hour window for check in ( 3 p.m. to 4 p.m. ) The office was closed at 4:00 p.m. and after that you were considered a late check in and were dealing with a PBX operator on the house phone. We made three requests for housekeeping to come into the room and clean it. All three requests were met with arrogance, indifference and no action. We did manage to get maintenance into the condo to free the door so we could open the door and use the balcony. We were forced to clean the condo ourselves. There was a film of salt water residue and dust on all flat surfaces. This should have been taken care of before we arrived.

It was great that we had a corner unit, on the top (third) floor, with a free upgrad to ocean view. However, the room was unimpressive - kinda small, weak air conditioning in the living room area (none in the bedroom), since bedroom windows need to be left open for air flow could hear traffic noises from road. Patio was decent size. Glad that the 3rd person dropped out because it would be very difficult to sleep three people - only one queen bed and a couch was available.

Very clean rooms, nice view and good location. Beach parasol, chairs and board are usefull. Washing machine in the room with free detergent are very nice. We could stay wonderful days in Kona.

We were delighted by our time at this oceanfront condo, would stay again.

Not being a timeshare person, we stayed in one that was given to us from a friend. Keep in mind that Timeshares do not operate like a Hotel where you can manage your unit that you are staying. At least that was the impression I had. We wanted a view of the ocean but when I asked the second day, the lady at the counter acted like I was asking her to pick up the building and move it. That may be the case so we accepted what was provided. The grounds were very nice and clean and we liked that we had a private garage and no gates to deal with everytime we came home, we just drove up and parked. The location is very close to snorkeling spots and also to grocery stores and drug stores that allowed us to shop as if we were at home. It was a nice clean and beautiful location in Hawaii. Just don't ask to be given another unit. It is apparently very difficult to accomplish.

The place was clean and had all the amenities expected. We had a partial ocean-front view and the condo was on the ground floor so we could walk out to the ocean. The A/C was in the living room and it took longer to cool the bedroom. It was extremely hard to get hold of anyone at the front office - they have very limited hours. The phone check-in almost didn't work. They gave me an incorrect code and then kept trying to tell me that I didn't know how to work a combination lock before eventually giving the correct code. The resident manager when asked a question about wi-fi said that I need to ask that at the front office that was again closed for lunch. Ended up checking-in when checking out. All in all a nice place but very bad management.

Units are individually owned, so amenities may vary, but had a great experience here, esp. for the price. Pros: got a one bedroom condo (+ sleeper sofa) in April for ~$150/night. Included in our unit were a zillion movies and games, a boogie board, golf clubs, snorkel gear, cooking spices, 2 coolers and a beach chair, and on and on. Also included- soap/shampoo/lotion, starter pack of coffee, dish and laundry detergent, and in-unit washer/dryer for no cost. We got plush pool towels from the office to use during our stay and we had an amazing ocean/beach view for only $10 extra per night. Downsides: very dated decorating/furniture, non-fitted sheets on bed, the one A/C unit is in the living room, so you really need to sleep w the bedroom door open. That said, we easily overlooked all of those for the many benefits at this amazing price for HI. Stayed at the large hotel next door years ago-- so glad we chose a condo at the KRR this time instead.

Within walking distance to town and nightlife. Pool and hot tub very nice. Smaller establishment so not crowded at any time of day. Traffic noise a bummer from the bedroom. But the views from patio were great! Not enough parking, car parked on side street a few nights as no spaces available when we returned to hotel. Most guests were older and no kids for my son to play with.

We were looking specifically for a condo rather than a hotel for our trip to Hawaii and decided stay here. These are all privately owned condos, and the one we were in needed some updating (although staff claimed at checkout that the owner would be updating it soon). It had tile throughout, which was kind of strange. The living room was a little bare with just a futon, coffee table and small table with chairs. There is a wall AC unit in the living room but no ceiling fan. The living room leads out to the oceanfront lanai which seemed dirty - I mean I know it's outside but it was just dirtier than other places we had stayed - maybe because it was only about a half story up off the ground. We had to brush dirt off the bottom of our feet any time we went out there. But it had a nice view overlooking the rocky shoreline, where people were regularly surfing. So there is not a beach at this resort, but there is one immediately to the south of the resort that you can walk to. The bedroom had a ceiling fan, but no AC. Bathroom was old and was showing some rust and mildew. Kitchen was average. On the positives, the staff was friendly, and it is only a short 5-minute walk from the restaurants and shops of Kona. It also has a nice pool. Overall, it worked out for us since we spent most of our days out exploring, and mostly just ate breakfast and slept there. So if that's what you're looking for, it will work. If you're looking for a more luxurious place to stay, I'd recommend looking elsewhere.

We had a late check-in, so no staff was available should something be wrong with the room, etc. We shouldn't have worried! The room was clean and the view out the lanai looked directly over the pool / cabana area right out to the ocean (it couldn't have been better!#. It is within easy walking distance along the main road in Kona, where several restaurants, bars, and shops are located. Rooms are individually owned, but ours #in F building# had micro, full size refrigerator, washer and dryer, stove and all utensils, including for the grills in the cabana. #This building is closest to street and has some traffic noise, but nothing too bad.) Getting to sandy beaches requires short drive, as do most hotels / condos in this area. Already planning return trip....

Location is great, walking to shop and restaurant. The outdoor is great with pool and tub and BBQ. Amazing location to watch the Sunset.

Our stay at this hotel was just wonderful. The staff was very friendly and helpful. Our dishwasher wouldn't turn on, within 10min of telling the front desk about it, maiteance was in our room working on the problem. We loved our stay here. The hotel was close to everything in Kona! Will definately stay here again.

There were washer and dryers in our room too which was great! We had a great view of the ocean, the room was very clean, a few bugs here and there, but its HAWAI'I, so that is expected. I originally am from Oahu, and we fight bugs there all the time too, best thing to remember if you are from the mainland, keep dirty dishes in the dishwasher and cover your food if you leave it laying out, that will help tremendously with the bugs (ants and cockraoches). The condos were within walking distance to everything in downtown Kona! Our only issue with the place was that everytime the office would go on lunch break, they always came back late, other than that we had no complaints!

The automatic watering system came on at 4am and woke us up. I would have preferred that it waited until say 6am. In Room B14 the sprinkler seemed to be just above my head. Maybe you could alter the timing, please. Everything else was perfectly acceptable. Ian Cayzer

When we first arrived it was late, so we could not get a good look around. It was hard to find the room, confusing layout when you have been traveling for 20 hours! The condo was clean, but the furnishings have seen better days. We were disappointed, but exhausted. In the morning we walked on to the balcony and it was like looking at paradise!!! The view was incredible, just what you imagine when you think of Hawai'i! It made up for the tired and shabby decor. Added pluses were great washer dryer in unit and free parking. This hotel was better then the one in Hilo. We could see the ocean, getting the room was not easy. Hotel staff does not deviate from there check in time whether the rooms are ready or not. Will not even consider it. Hotel is noisy, because of its proximity to the road and the ocean.

Our unit was ground floor, newly remodeled and beautiful. Can't beat the sound of the ocean waves when you open your patio door!

However, the room was unimpressive - kinda small, weak air conditioning in the living room area (none in the bedroom), since bedroom windows need to be left open for air flow could hear traffic noises from road.
