Inside, this home away from home features central air conditioning and ceiling fans throughout – perfect to help cool down from the Texas heat. Sink down into the plush sofa or oversize chair in the living room and gather together for movie night. Whip up breakfast or dinner with ease in the fully equipped kitchen that is stocked with a variety of cookware and utensils. Grab a stool at the counter or chair at the dining room table, or head outside to the deck and enjoy great conversation with family and friends.

Enjoy a good night’s sleep in one of the three bedrooms. The spacious primary bedroom has a plush king-size bed, the second bedroom has a super comfortable queen bed, and the third bedroom has a queen and a twin bed.

Guests must be at least 25 years old to book, able to provide government issued photo ID, and have completed the verification process on Airbnb/VRBO, OR have at least one 5-star guest review.

Weather event cancellations - eligible for refunds when weather or conditions result in a mandatory evacuation order or large-scale outage of essential utilities. Note June through November is considered high storm and hurricane potential season. Travel insurance is recommended - although ensure you are aware of covered conditions.

OCCUPANCY - maximum six adults - maximum seven with children - maximum ten during the day. An additional charge of $35 per night is charged for guests (including children) exceeding six. An additional fee of $100 per guest per night will be charged if the number of over-night guests exceeds the number on the reservation.

PETS - fully house-trained adult dogs are allowed to a max of two and max 60 lbs each. No cats allowed. Pet fee of $60 per dog per stay. I ask that pets stay off all furniture, are cleaned up after in the yard (doggie bags provided) and are in a kennel if left alone inside the home.

Note the backyard is fully fenced - perfect for your furbabies! The front is also fenced, but not ideal for small dogs since the spaces between the pickets are wide and dogs can easily dig underneath as well.

Service Dogs - Texas House Bill 4164 penalties for falsely representing an animal as a service animal is a misdemeanor punishable by up to a $1000 fine and 30 hours of community service.

GRILL - a charcoal grill is available for guest use - lighter fluid and cleaning tools are provided, charcoal is not.

Beach chairs, an umbrella, a wagon and a cooler are provided. And as an extra convenience, beach towels are also provided - please just ensure to wash them after use and return them to where they are stored to avoid additional cleaning (laundry) charges.

Located less than two blocks away, the City of Jamaica Beach Regatta Basin, aka the "Marina", features a single, stabilized, paved boat ramp that provides access to the canals, which lead to West Bay, a parking area, and seating area (no restrooms). Guest permit is required.

The City of Jamaica Beach swimming pool is open to the public (with the purchase of admission). During the operating season, the entry fee for residents and non-residents is $5.00 per person for a daily pass. The pool typically opens around the Memorial Day Holiday until the Labor Day Holiday on Tuesday-Sunday from 10AM to 8PM (weather permitting and subject to change). Please note: at the beginning and end of the season, the pool will be open on weekends only while local, public schools are in session.

For golf enthusiasts, the newly renovated, public 18-hole, Moody Gardens Golf Course is less than 8 miles away. Over 500 palm trees are on the property!
