Take a Break from Chaos at Rolling River Holidays

Imagine morning coffee on your secluded front porch, not even bothering reading the morning news. Why? Because when you are at the Farmhouse you connect with something you forgot about: tranquility.
The Farmhouse is a property where the charm of cozy spaces and warm wooden floors reminds you of a time when life was more simple. A creak in the floor brings to mind how many footfalls have gone before you in this space, and you connect with all the life that the four walls have enveloped. Many guests comment on the 'core memories' they take home with them after a stay at the Farmhouse. Plan today to make the memories you'll take with you into the tomorrows in your life.
For guests who love to make memories around the table, the fully equipped kitchen has a KitchenAid, blender, full set of pots/pans, utensils, microplaner, mixing bowls, measuring cups and spices. Lots of extra cups and plates, so no need to wash up between courses! Outside there are picnic tables for al fresco dining (and table linens if you want to dress them up a bit!), and a set of melamine dinnerware for summer meals under the open sky.
The master bedroom upstairs has a queen bed, and lovely light coming from two sides (and in winter views down to the River,) as well as a special, traditional 'sleeping porch', which we updated to be an all season room to enhance the master suite with a couch and TV.
The second bedroom has a queen bed and small sitting area with a couch. This room enjoys a view over the rolling fields. The third bedroom has two, German made wooden twin beds, and a small reading nook. There is a renovated, shared, full bathroom upstairs. The second full bathroom is on the first floor, and a third full bathroom is in the recreation room (in another building).
The recreation room is a short walk from the house, and has a large screen TV, ping pong, air hockey, a bar, extra refrigerator. The 7-person hot tub is adjacent to the recreation area.
Back at the house, there is also a gas firepit with chairs to relax (and stargaze!) Finally, a full description of the Farmhouse experience isn't complete without mentioning the joy of swinging in the hammock under the shade of two very old trees, and feeling the carefree nostalgia of childhood again.
If all of that isn't enticing enough, the Farmhouse has its own private Riverside glade, a short walk from the house. There you have a dock and 4 kayaks available for guest's exclusive use. The glade is surrounded by large, mature trees, providing shade even on the sunniest days.
Don't forget to bring your furry friends, who would give the Farmhouse a 10/10 rating if they could! ($25/per night, per pet fee applies). They love the freedom to run freely, romp in the river, and laze in the sunshine after a hard dog days work. Pet fees paid directly to management on arrival.

-Just one hour from Dulles Airport and the Washington Capitol Beltway (believe it or not there are only four traffic lights between the farm and the Capitol Hill).

-Starbucks, restaurants and shopping (Aldi/Walmart/Target) only ten minutes away.

-100 holes of Golf are within a four mile radius.

-Historic Downtown Front Royal with its shops, restaurants and antiques is fifteen minutes from the farm.

-Deep water for swimming, tubing, water-skiing, wake-boarding with a private boat ramp (suitable for small boats and jet-skis) and a private dock. All right from your own waterfront. Bring your own boat and jet skis or arrange with the owner (additional cost can be quoted). Kayaks and canoe provided with the house.

-After a day on/in the river, enjoy showering off in the outdoor shower and sunning yourself dry on the built in bench..(Seasonally available)

- Hunting (in season) and fishing available right on the farm (with permission of owner).

The house could not have been more perfect, it was warm and cozy and allowed us to spend quality family time together. My family loves history and this farm house and property is loaded with just that. We loved the way you have restored it allowing the history to show through yet updating it at the same time.'

Wonderful, Charming and Relaxing

We thoroughly enjoyed our visit this past weekend. The house is very comfortable, beautifully furnished, a well equipped kitchen, great outdoor places to lounge for reading and playing games, loved the picnic tables for meals, the outside shower, hot tub and easy walks down to the river. We all were relaxed so much we skipped the idea of hiking and stayed at the house. Great place!

Lovely and Relaxing Place

We had a lovely stay. We traveled with our two boys, my parents and our dog. It was such a great area to disconnect and relax. The house is in the middle of a field, with plenty of mowed area to be outside and explore but also plenty of privacy. My husband and I went out on the kayaks, kiddos loved the game room and hot tub, dog loved the field to run around, and my parents just loved the area in general. We spent a day on Skyline Drive, spent a few mornings at Rockland Park which was great for all ages (paths, outside workout equipment, and lots of walking paths). We would love to return again next year if it works out.

Jewel of the Shenandoah

This property is amazing and Frank is a fantastic host. Stayed here twice this year and will be back. Private, perfect for families, we rented the pontoon boat as well. Great for water activities and sunset cruises. Riverside area is the best camping area I've ever seen in northern Va. Again this property is fantastic. Thanks again Frank.

Paradise is the right word

Excellent for a family getaway... rolling fields, the Shenandoah, privacy and a Walmart for everything you need/forgot. Road in is part of the adventure... and we got friendly waves from the neighbors on our comings and goings. Recommend this farm highly, especially if you've never experienced calling a big, beautiful riverfront farm home.

Wonderful remote farmhouse and property.

Our visit hit all the right notes, with fishing, exploring, reading, hiking and cooking all high on the list. Amazing property that is deftly kept up by the owners who have the "right touch". Only touch of civilization was the hum of the freeway which though not visible was noticeable. One of the wonders of the Shenandoah Valley!

Wonderful Getaway!

We loved our time at this property! We took five adults and four kids ages 10 to 15. We stayed for one weekend and loved our time on the water in the kayaks & canoe. The kids love the ping-pong table in the playroom. The updated farmhouse had so much character and was well stocked. There are so many beautiful views on the property, we loved rooming outside & taking pictures by the barns. The kids did not want to leave. We would love to return someday!

Wonderful property!

Rolling River Farm is a wonderful place for anyone wanting privacy and a wonderful place to just sit back and relax. Frank and Sean were VERY helpful with any questions and issues we had, and we couldn't have asked for better owners to work with. We did some canoeing and kayaking during out stay, and it was extremely helpful to have a boat launch right on the property. The owners also had a canoe and four kayaks for our use. This kept us from having to bring our own boats, and made the trip much more convenient. Having 100 acres to wander around in was a tremendous plus. Thank you Frank and Sean for a wonderful visit!

A Peaceful, Genuine, Family Reunion and Holiday

Our family from the entire coast of the US all met at this beautiful central point and spent our Christmas holiday there with peace, quiet, joy, love and beautiful scenery. It was a marvelous way to reconnect and refresh, an absolutely perfect holiday. Everyone got to do what they wanted, walk, play in the rec barn, shop nearby, see historic sites all around, or just nothing at all. No internet, no cable, just each other reconnecting with relatives and with nature (deer were everywhere in the snow). A lovely historic, well maintained property. Would highly recommend to anyone wanting to REALLY get away from it all.

Had an awesome stay here

My friends and I stayed here for 2 nights and had a great time. We reached pretty late on the day we arrived and were almost lost. Frank was very kind to answer our call and direct us to the farm house. The house is well furnished and had most of the condiments required for cooking. We got the rest from the nearby stores. The place is very quiet and peaceful. We enjoyed the canoe, kayaks, the rec room. The ping pong table was not in a very good shape, but we played quite a few games. There also have a good collection of movies of which we watched a few. We definitely recommend this place to people of all ages.

Front Royal Farmhouse

Rented this charming farmhouse in Front Royal with another family. The Dads we’re participating in the Loudoun County Gravel Grinder bike ride. The property is amazing. We loved sitting by the river, taking out the canoe/kayaks, sitting on the porch and laying in the hammock. We also utilized the game room which was great to have for the kids. We did have trouble getting the WiFi to work. That being said I didn’t mind being offline and away from my phone while we relaxed in the country and did some porch sitting. I’d certainly rent this property again in the future.

Great house for family gathering

This was a great place to assemble a three-generation family. Lots of rooms. Well furnished. Excellent kitchen appliances and equipment. Full laundry. The game room in the old barn was very popular with the children. We highly recommend it for a family vacation. Rose was very helpful directing us through an alternate route when a storm brought a tree down across the usual road. I took one star off cleanliness only because of mice problem. I understand it is in the country and mice happen, but the pull-out sofa beds had not been cleaned recently and those who planned to use them slept instead on the chaise lounge and sofas.

Something for Everyone

Our family recently spent a week at Rolling River Farm and enjoyed one of our best family vacations ever. The house was very clean and both house and grounds were beautifully maintained. The kids (6 and 10) loved playing in the yard, hiking the mowed trails and spending time in the rec room. We all appreciated the serenity of relaxing on the porch in the evening watching the kids catch lightning bugs. When we could tear ourselves away from the farm, we went sightseeing on Skyline Drive, hiking (saw bears, deer, a fox and other wildlife), visited a winery, etc. Everything we needed was within a 15 minute drive - grocery store, pharmacy, restaurants (we liked the PaveMint in Front Royal). It was wonderful to get away from the usual hectic pace and enjoy life the way it was meant to be....a return to the "good old days". We hope to return in the future to revisit that memorable place. Thanks to the O'Reilly family for sharing Rolling River Farm with us. If you're looking for a place to spend time with family, a place that will appeal to everyone young and older, you won't find one more perfect than this!

Great Property for Large Families

This was a nice space for larger families and worked well with an event we were attending. The game room and additional bath are located in a detached barn area away from the house, which was fine, but I may have overlooked that in the descriptive. It was very much an underused space as a result, but much of that had to do with weather during our time there (Jan.). Another consideration is the road and additional gate that is required to access the property. I think that this became more apparent to us as we were lock/unlock the gate at night to enter the property as well as the single lane road to get to it in less than ideal weather. That said, once you are there, it is a great space with beautiful views, respectable internet connection if you need to plug-in (which we did), and it is clean and well stocked. The owners are very receptive to any needs and check in process was not only easy, but the owners were kind enough to allow us to enter early and stay late. If staying in the area with a larger group, this is definitely a wonderful property to meet your needs. Especially if you have school age and older kids.
