This exquisite beachfront property, nestled by a pristine sandy shore, is the perfect retreat for families and groups seeking a serene holiday experience with the soothing sound of the sea as a backdrop. Encased within a meticulously manicured garden, this villa is a mere 3km from the quaint fishing village of Kilada.

The estate features a large, secure villa with 8 bedrooms, 7 bathrooms, spacious living and dining areas both indoors and outdoors, BBQ amenities, a 4,000m landscaped garden, a seasonal vegetable garden and a swimming pool. The 450m villa is elegantly furnished, with air-conditioned bedrooms accommodating up to 16 guests.

- Main House (separate entrance): Main Level includes a kitchen, living room, bedroom (1 double and 1 single bed), and bathroom for 3 people.
- Upper Level has 2 bedrooms (1 double, 1 twin), a bathroom, and 3 balconies (two with sea views), accommodating 4 people.
- Lower Level: 2 bedrooms (one twin, one with 3 single beds), a bathroom, and a staff storage room, for 5 people.
- Guest House (separate entrance): 2 bedrooms (each with a double bed), 2 en-suite bathrooms, and a kitchen for 4 people.

Flexibility in bedding includes converting twin beds into doubles and adding extra or camp beds as needed.

Included in the price are daily cleaning and housekeeping, linen and towel change every three days, and a complimentary shopping/delivery service for groceries and fresh fish.

Trip of a lifetime

We were excited to celebrate our 50th birthdays at this villa and the one next door. We figured the places would be great, but they were AMAZING! Beautiful gardens, our own (practically) private beach, great AC, comfortable beds, beautiful decorations, and what service! Alex was such a resource. He arranged a chef for us, transportation to and from the airport, groceries throughout the week and more. There was maid service daily as well as people who cleaned up the grounds. This place was top-notch and wonderful for groups! We will be back!

Alexandros took good care of us!

Property was just as described! The pool was lovely and the beach was just steps away from the house. Swimming was great and we took advantage of the kayaks and paddle boards. Alexandros was super accommodating and took care of all our needs immediately.

Family Holiday

My family decided that after 2+ years of lockdown they wanted to go away to sun and sea. One son discovered this villa which slept 16; perfect for us as we were 15 in total being 5 children between the ages of 4 and 10 and 10 adults. it was perfect for us, on the beach but away from it due to a gate that could be securely closed. with a swimming pool on site we had a private beech shared by two villa's and it was quiet the shops were close by and no trouble to get too. no night life in the vicinity for those who wanted such things; we did not so no worries on that score all in all a great break

Beautiful villa with private beach

The house is amazing! Beautiful and well equipped. We were 7 friends, and each had her own bedroom. We gathered in the living room and dining area and cooked great meals. The sandy beach was private most of the time, with quiet and clean waters. The pool was lovely. We definitely recommend staying here! Alex the host was attentive and helpful and the over all experience was perfect!

Best villa ever!

Absolutely everything about Villa Iris was superb. They consistently over delivered, on the facilities, the service. The staff were a combination of very fluent to hardly speaking any English. However, this combination made it all the more special and we really appreciated the harmonious, genuine way that they dealt with our large group. The layout was great for our extended family of 17. Wonderful location. Swam to dinner at the local tavern. Everyone was able to walk to the nearest town, and a few of us walked to Kranidi, Ermioni, and Porto Heli. Stopping en route to pick figs, grapes, and returning to jump into the warm ocean. Family games playing a mix of football, soccer and underwater hockey in the lovely pool. Life does not get better!

A heavenly place, with exceptional hosts!

Villa Iris is a very special place - we have just had a truly memorable holiday here with our whole family - 6 adults and 8 children ranging from aged 1 to 13. Alex our host was charming and he & his fantastic team make an enormous effort to make sure everything at the villa is just perfect for us, both before we arrive, and throughout the stay. We want to thank Angela in particular who prepared the most delicious dinners for us every evening - her Greek food was definitely a highlight! The house is extremely comfortable & cool as well as being beautifully designed. The room layout allowed us to be in small family units, but meet up easily in the many communal areas, both indoors and out. The gardens are simply stunning, the pool magical and the sandy beach just a few steps away.... There is so much to do for all the family - we just could not recommend it more highly!
