The only reasons this place is getting two stars are for the location — it's close to downtown — and the fact that the bathroom has been recently remodeled. Other than that, this is not a hotel in the traditional sense. It's actually an old apartment that's been split into three separate rooms, each with its own bathroom. You need 5 keys to open doors to get in to your room on 3rd floor. The furniture is old and dated, the room had a noticeable body odor smell that never really went away. There’s no front desk, no lobby — basically no amenities you’d expect from a proper hotel. What really surprised me was the request to turn off the lights and AC every time you leave the room — apparently to save electricity.

Stefano was the best host you could ask for, very helpful and responsive. We had daily bottled water, expresso, and even a complimentary prosecco. Very convenient location right next to Como Nord and a short walk from the ferries. Good value!

Amazing views, charming room & lovely owner

This place is so charming, so clean, so well situated - and the proprietor Stefano is an absolute angel. When our arrival was delayed due to a health issue, he went out of his way to make sure we were okay and got into our room safely late in the night. He checked in on us throughout the stay, provided recommendations, coffee, a lovely map of Como, and was just an all around wonderful human being. We were left wanting for nothing. A perfect experience.

Lovely room in great location, close to lake, ferries and bus depot. Lots of lovely restaurants and cafes. 5 mins walk from town centre and funicular, 20 mins to train station. Stefano was extremely helpful with great restaurant recommendations and tips. Easy self check in. Very hot and extremely busy when we were there, not surprising for August. Always ridiculous queues for ferry tickets even at 7am! So got the C110 bus up the west lakeside. Stopped at Argegno for breakfast, went up the cable car for great views (no queue, very quiet), then got the bus to Menaggio, lovely town and got the ferry back. No queue at ticket office and plenty of availability.

Great accommodation innthe heart of Como

The accommodation is in an excellent location, right by the lake and a few minutes walk from the piazzas of the old town. Numerous restaurants surround it and it is handy for the piers and the funicular. The owner Stefano is very friendly and helpful. There was a large modern bathroom.

We would stay here again.

We were met at the door by Stefano, who gave us the keys and explained the methodology to enter the second floor unit. The unit was quite large. There was an American king size bed that was very comfortable. The large bedroom could have used a second comfortable chair. There was a great deal of storage available. Coffee pods, and a working coffee maker were used repeatedly. We received a welcome bottle of Prosecco. There was a fridge in the room. The bathroom was also large, with a very good shower as well as a gigantic bathtub that we did not use. The property had air conditioning which was essential for the three nights we were there. The property is located at the south east corner of Lake Como. It is generally a very convenient location, only 300 yards or so from the ferry terminal. There also is Relatively easy access to the center of town. There are no shortage of restaurants within very easy walking distance.

Very conveniently located less than 5 minute walk from Como Lago train station, ferry ticket booth, and Brunate funicular. Proprietor Stefano kept in close touch by WhatsApp as we made our way by train from MXP airport to Como Lago so he could meet us since there is no check-in desk. Stefano was very accommodating with regard to storing our luggage after checkout time the day we departed. He knows about local restaurants and sites, but I do wish he knew more about the unconventional ways of the Lake Como ferry system's ticketing process. Rooms are on one section of a floor of an old-ish building, resembling more an AirBnB rather than a hotel. Our room was small by USA standards, but average size in Europe, though the bathroom was quite large with both a shower stall and a stand-alone full-size tub. Room and bathroom were very clean, but we needed to tell Stefano we wanted maid service for the following day otherwise the room and bathroom would not have been cleaned. There was a complimentary bottle of prosecco in the mini-fridge. One downside is you need to keep a ring of four keys in your possession to get into your room (one for building external door, one for building external door's auto open in case the regular door is stuck, one for the door opening onto the stairwell, one for your actual room). Some sites on the internet call this place a Bed and Breakfast. It is not. There is no breakfast service available, though Stefano can suggest nearby places to get breakfast.

The location was excellent, right across the street from the lake. It didn't look like much from the outside but inside was very nice. It had AC which was great as it was unusually hot there. Big bathroom and the bed was comfortable. The room was clean also. Stefano gave us great directions for checking in and finding everything. He was very good about checking to see if we needed anything.

The location was right next to the lake and the ferry station and ticket booth. It’s a nice walk from the train station. Stefano was great he held our luggage before and after we checked in/out. The room itself was big and the bathroom was large and newly remodeled. Bed was large and comfortable. There was a partial view of the lake. There is a/c. The location is great.

The property was close to the town and we felt secure. The owner was friendly and helpful and the property was spacious and clean. Due to it's location to the eateries it can be a little noisy til fairly late. But as a whole we enjoyed our stay in Lake Como.

Perfect Como Stay

We had a fantastic stay at L'Approdo di Sant'Agostino. It is located in the perfect position for town, the ferries, the Brunate funicular and public transport. The room is spacious with an amazing bathroom. Stefano is the perfect host, providing everything you might need and always happy to help with any questions. This was a lovely room very close to everything. The only drawback was the noise that went late into the night with the men laughing and drinking at the bar underneath the room and began early in the morning with the workers emptying the large amounts of glass bottles from the night.

Exceptional Rooms steps from Lake Como

Stefano greeted us and we entered the enchanting building, the rooms are in an apartment of a building with very good secure entrance. The bed was very comfortable & the bathroom large clean & beautifully decorated. Step outside & you are on the Lake & surrounded with possible restaurants to enjoy. The free coffee/tea & water, were appreciated. We were able to leave our bags after check out. Stefano was a great host. Would recommend if you like something a bit more boutique than a regular hotel.
