We booked through Expedia several months ahead, wanted to stay close to the lake. We arrived at the property just after 8pm, after driving for over 4 hours with a special needs child. On arrival, the manager advised us that the property does not do business with Expedia anymore since July 21st and they advised Expedia. They also had un on the list of reservations. Not Expedia, not the property let us know ahead of the time about the issue. I spent 2.5 hours on a phone with Expedia trying to get something comparable. Expedia representatives were too cheap to give us a comparable property in the area. By the end of it, when it was close to 11 pm, my family was all tired, my special needs child going into a meltdown, I gave up and agreed to a hotel 30 miles away. We had to be split to 2 rooms and drive a lot every day, loosing money and time. Not a vacation we were dreaming of. Very disappointed with both Expedia and the property.

This was a wonderful place to stay. Very spacious and comfortable. The staff was kind and helpful. Close to the lake and hiking trails. Grocery store just a few minutes away. Full kitchen to cook meals and save money.

I loved the spaciousness of the room. I love the complex, how many amenities it had. I really loved how convenient the location and proximity to mainstream incline Village.

Dirtiest carpets we have ever seen. Must not have been cleaned in 20 years. Not even the worse Motel 6 has carpets in those conditions. Bathrooms haven't been renovated in 30 years or longer. The wood toilet seat is not having much white paint left due to completely worn out. Also keep in mind when booking here, all beaches in Incline Village are private so as a tourist you wont get in and need to drive over to California.

This property is good for families to stay. The only downside is that there was no information that the pool was closed during our stay prior to booking. Additionally, the hot tub was cold and since the pool was closed there were a bunch of unsupervised small children in the hot tub playing. Also the carpet was dirty in the rooms. Other than that things were good and the Tri-level condos were spacious.

It was very clean place to stay and had every amenity you would need inside. My only hang up is there are stairs to climb to get to the living areas and the bedrooms which makes it difficult for disabled people to stay there.
