The check in & out was faultless. We had room 6, the only small thing was the lack of electrical plugs as the skirting board height meant that it wasnā€™t possible to plug in an appliance, but they had one power cord to compensate. The hotel was perfect location & central, plus the added touch of Easter eggs upon entry really cute. Iā€™d stay there again. Super clean, comfortable bed. Plenty of communication & helpful. Even though we was facing the road we found it quiet.

I have stayed here a few times and have always found it to be clean and pleasant. Despite being an unmanned property I felt safe and always received check-in information timely. There was tea, coffee, hot chocolate which was refilled on the morning

Nothing to dislike, Convenient for my stay, clean and comfortable. Keyless entry to house and bedroom was useful, no prolonged checking in, but also no interaction with local staff or owners.

We stayed at Colson House as we were attending a gig at Patterns. It was really close to the venue which was great. We had a couple of days to explore Brighton and it was lovely staying at Colson House. Everything was walkable from the hotel, we walked to the lanes, the pier and the train station easily. There were regular busses on the road that the hotel is on so it was really easy to get about. We had a problem with the tv in our room but someone came out really quickly and sorted it out. We had the room with a balcony which was lovely and spacious. There was a bit of noise from the road but thatā€™s to be expected given the location. It was much quieter than I was expecting. There were loads of cafes and restaurants nearby - too many for us to try! Would definitely stay again.

Lovely property and the room we had on the 3rd floor was very big, clean and quiet. From the guest house to the pier is walkable only about a 10mins walk and plenty of shops around to grab snacks

Highly recommended.

Great value for money, good location. Room was clean, warm and very quiet. Only minor was the wifi but otherwise fantastic - I would definitely stay again.

This was a really nice room with everything I needed, although a desk or table to be able to sit at properly would have been ideal. Bed was comfy, shower was lovely and hot. My only problem was that my room was located to the front door so was woken up at all hours by latecomers slamming the door, leading to what sounded like a party in the room above me at 2-3 in the morning. I can only presume that if there had been a member of staff on site this would have not been allowed to have happened but as the hotel is unmanned anything apparently goes.

Comfortable stay after night out

Well decorated, gorgeous 4 poster bed, we had everything we needed. Good location for walking to centre and cafes and pubs even closer, seafront also.

I really wanted to like this place, but the lack of soundproofing completely ruined my stay. Thereā€™s no reception, so if you have noisy neighbours, youā€™re on your own. Unfortunately, my next-door neighbours decided to come back drunk at 1 AM and have a very enthusiastic two-hour sessionā€”every sound loud and clear through the paper-thin walls. If youā€™re a heavy sleeper, maybe youā€™ll be fine, but if you value a peaceful nightā€™s rest, this isnā€™t the place for you.

Overall, I thought Colson House was a lovely place to stay. I valued the fact that the proprietors had laid out a large bottle of water alongside a range of hot drinks (tea/coffee/hot chocolate sachets) for our arrival. The room was clean, comfortable. quiet and warm. The proprietors sent various emails throughout the check-in process which made us feel welcome (even though we didn't actually meet Gavin and the team). One downside was the parking. While the proprietors advised of a postcode to park along, which was said to be cheap, we couldn't find an appropriate parking space and ended up parking in the Bingo car park, which cost Ā£19 for the night. Despite this, I would still recommend Colson House to my friends/family.

Great hotel

We received emails prior to getting to the hotel which was great. We entered the property and had sweets Ona rival which was lovely, we entered the room no problem and once inside we were pleasantly surprised with the room and bathroom. Lovely guesthouse and would definitely recommend and will be visiting again when in town - 5 stars!
