The Space:

Morning light filters through the large windows, casting a warm glow over the wood‑floored living area as the city hums softly beyond East Riverside. You step onto a private patio, hear the gentle splash of the shared pool nearby, and feel the ease of a space designed for both relaxation and adventure. Evenings drift into comfortable moments on the sofa‑sleeper, a favorite show playing on the flat‑screen Smart TV while the scent of a BBQ grill drifts from the outdoor dining area.



Sleeping arrangements

Four private bedrooms accommodate up to eleven guests. Three rooms each hold a queen bed with fresh linens, wardrobes and bedside surfaces. The fourth bedroom features a twin bed and doubles as a dedicated workspace with a desk and chair behind a door. A queen sofa sleeper in the living room and a queen air mattress stored in the laundry area provide flexible extra sleeping options. All bedrooms are secured with individual code locks.



Bathrooms & laundry

Four full bathrooms are stocked with bathroom essentials and towels, easing morning routines for larger groups. An in‑unit washer and free dryer are available for longer stays and active trips.



Kitchen & dining

The fully equipped kitchen offers generous counter space, all the basics for everyday meals and longer stays, and a breakfast nook with seating for four. It opens to the living area, keeping the flow easy for coffee mornings or casual dinners.



Living spaces

The living room centers on a comfortable sofa that converts to a queen sofa sleeper, with additional seating and a flat‑screen Smart TV with cable. An open‑concept layout keeps conversation flowing and invites you to step out onto the private patio at any time.



Outdoor living

A private patio, outdoor dining table and BBQ grill create a perfect spot for al fresco meals. Shared amenities include a year‑round pool and hot tub with posted hours, a nearby shared gym, and an outdoor playground with grassy seating areas for families.



Work & fitness

High‑speed Wifi supports streaming and remote work, while a dedicated workspace offers a quiet desk and chair. On‑site exercise equipment—cardio machines, free weights and a yoga mat—lets you stay active without leaving the property.



Neighborhood

Nestled in a peaceful East Riverside setting, the apartment is a short drive or rideshare to downtown Austin, Zilker Park, live‑music venues, restaurants, museums and the airport. You return each night to a quieter residential feel, away from downtown noise.



Guest access & policies

The home features a private entrance, free parking, self‑check‑in with a smart lock, exterior security cameras and a noise‑monitoring device. It is pet‑friendly and suitable for long‑term stays. The host does not control third‑party amenities such as the pool and gym and cannot offer refunds if they close for maintenance or unforeseen circumstances.



Guest Access:

The apartment is exclusively yours, without interruption for the duration of your stay, so relax, unwind, and make yourself at home.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
