Relax with the whole family at this peaceful Villa in East Texas. Find comfort as you nestle in nature with the calming views of water and trees. This area is known as the trail of lakes as there are 4 major lakes nearby. The proximity Tyler, Dallas, Athens and Canton make this place a central stay for anyone wanting to do something new each day or just simply bond with loved ones. Fishing is just right out front off of your balcony so bring a pole if you’d like!
Hey there. Your arrival is coming up soon. We want to be sure you are aware of all of our house rules. All Villas and Casitas come as is and our all less than 6months old. There will be no changes, updates or additions unless required by management/host.

We will not accept any dishonoring or disrespectful behavior. If there is, you will be asked to leave immediately. And there will be no refund.

No updates, changes, holes in the walls, or furniture moved is allowed by any guest. All towels, linens and Villa items inside and out must stay with the Villa.

NO NOISE Policy between 9pm and 8am. If other guests in near by Villas and Casitas complain, there will be 1 request for silence and the next infraction will result in an immediate removal from the property. Please

NO SHOES worn in the Villa. There will be a shoe tray available for you inside. We recommend you have a set of house shoes for your convenience. Also, please keep the entrance doors closed during extreme temperatures for a more comfortable stay.

NO SMOKING around the front doors or inside the house. If there is a smell of smoke in the house, there will be an additional $150 charge. Please do not leave any loose trash outside of the home.

Kindly place all trash from inside and out in the GREEN DUMPSTER as you leave the property. If trash has to be collected inside or outside of the home after your checkout time, there will be a $50 charge. .

Also, please wash any dishes you use and place them on a dry mat on the kitchen counter. There will be an additional $25 cleaning fee for dirty dishes left behind.

NO PETS are allowed in this Villa. This is due for the sake of other who have pet allergies and can`t stay in a Villa where pets have been. If there is a pet found to have been in this Villa there will be a $750 additional charge for deep cleaning. This is a new construction home and comes as is with all of the amenities noted. There will be no adjustments made beyond the preparations that are made for each of our guests. If there are any needs for us to enter the space while you are here, we will request the day of a good time to enter. We continue to update our homes to keep the experience excellent for all current and returning guests.

Also, upon departure, please place all used towels and sheets in the washing machine but do not start. Please leave pillows and comforters on beds. Place all 3 a/c units on 75 cool. current and returning guests.

Wonderful stay

Upon arrival, the weather was awful, flash flooding, torrential rains, flight delays. Our host was very accommodating to our eventful schedule. The Villa was ready to receive us whenever we arrived. Wow I cannot say enough good things about this property! The place is very nice, and COMFORTABLE! They have all the amenities and plus some. The beds were extremely comfortable. The charcuterie board was out of this world fantastic. The board for 2 was plenty for 2 grown men. HIGHLY RECOMMEND!!!!!

It’s great place, very welcoming, Here’s the minor issues: This was our 2nd visit. The coffee maker did not work for me either time. The internet had problems off and on. There was no bath soap, laundry detergent, shampoo was empty. There was a small wooden door on the outside of the house that the wind blew and it knocked against the house. It woke my son up and he propped some wood against it to keep it shut. There was sewer order in the house when my son used the shower upstairs. I will still choose to stay here every time I come to see my sister in Athens, but I hope these minor issues get resolved.

Very nice property. We were in town for a family get together. Didn't want to stay in a motel. Everything is new and clean. The decks are nice place to relax. I enjoyed the shower. Lots of hot water and pressure. Large, comfy beds.

Quiet relaxation

My wife and I needed a brief trip out of the city for some quiet relaxation. The Villa met that need perfectly. We enjoyed the sunset from the LR and deck as well as the fog hanging over the pond the next morning. Nathan responded immediately to any questions I had. We look forward to returning.

Peaceful & Relaxing

Villa was very comfortable with heating & cooling that you can set differently for different areas. Slept great on the bed, pillows were great too (which is a huge plus because I normally bring my own and forgot it). Water pressure in the shower was fantastic and it either had a water softener or the natural water there is just really, really great. It was very quiet and there was nature stuff outside - if you’re into that sort of thing - I mostly stayed inside. The pictures don’t do it justice, I will definitely be back next time I just need a break from life.
