We started here for 3 weeks during school holidays and it was really fantastic. The property manager Ian was so helpful, nothing was too much trouble for him and the properties themselves were lovely and all a bit different which I liked. There are several pools and my children had a wonderful time. You will need some kind of shade if you've got children by the pool as there is now provided (depending on time of day). There was a supermarket a few minutes drive away, beaches within 10 minutes and everyone was very friendly. The village of Budens does not have much going on, a little grocery store and a couple of bars / restaurants but we were happy to hop in the car if we wanted a bit more that that. Although it occasionally got busy around the pool (during school holidays) it was not as bad as I was expecting and several times we were the only ones there.

No 106 is one of several Villas / Townhouses available through the James' Villas website. They are all located on a development surrounding the golf course. The area is very hilly so be prepared to get fit as you cannot park outside your villa. We booked online without issue and all flights etc. (From Birmingham) were included and proceeded without issue. The Villa itself is clean and spacious and of a high standard. The kitchen is well stocked with plates and crockery and contains a dishwasher and automatic washing machine. We had to purchase tablets, salt and rinse aid as well as some basic cleaning items - washing up liquid, sponges etc. as none were provided. The villa came with free wi-if with a router located in the main bedroom. The signal just about reaches upstairs but basically it only really functions when you are sat next to it. Speed was around 8 MB so fine for general use and with use of a VPN tunnel my son was able to occasionally watch sky go and Netflix without issue. The villa lacks a proper balcony - which is a shame as there is no way to sit out of an evening and the lounge can get a little claustrophobic. There is a small enclosed seating area off the bedrooms that leads to the communal pool but this is impractical for evenings - especially if kids have already gone to bed. The seated area also houses a large air conditioning investor unit for the adjoining townhouse that blows warm air into the area whenever your neighbours switch on their air conditioning i.e. All the time. The villa allows easy access to a communal pool open to the the adjoining 20 or so townhouses. This is reasonably sized but DEEP. Shallow end is around 4 Ft so your kids must be tall or swimmers to use it safely. The deep end is nearer 10 ft deep. There is a small splash pool for kids but it is no bigger than a paddling pool. We tended not to use this as the 'owners' tend to sit around this and you can get self-conscious if kids are noisy. Instead we used a large round pool directly across the road from the villa. This is open to all but rarely got busy. It is also deep and has no facility for non-swimmers. Shelter is limited and you need to bring your own umbrella - our villa already had one hidden in a wardrobe. It can also get windy as it sits at the highest point of the resort but this is normally welcome as July temperatures were around 32 Degrees. The atmosphere here is more relaxed and the pools are very clean. All in all this is a decent property let down by its design rather than specifics. In future we will look for a different house on the same resort.

Three girlfriends spent three days, accommodations were very clean, pool just outside the door, no complaints . The windows and doors were a little tricky to use but overall a wonderful stay. Spent the days visiting the surrounding beaches , a lovely place to stay.

The accommodation was surprisingly spacious and decorated to a very high standard and very clean throughout. Fully fitted kitchen with spotless cutlery and the added touch of a complimentary food pack was excellent. The two spacious bedrooms were again beautifully decorated with en-suite bath and shower in each. We could not fault the breakfast in the golf club restaurant and found the staff very friendly and accommodating. The views over the golf course form the rooftop balcony was spectacular. The only downside is the location which is approximately one hour from Faro airport. But i guarantee that it is worth it!!

We booked this 2 days before our stay, and it is truly fantastic. Looks even better than in the photos, spotlessly clean, and they provided everything: piles (yes piles) of beachtowels, towels, teatowels, we had a dishwasher, washing machine, really comfy interior-sprung mattresses on beds, air con,an outdoor terrace and a balcony. We shared 2 swimming pools with waterfalls running into them. These were both about 10-20 paces away! Unbelievable. Our package (from Laterooms) included housekeeping, but the maid didnt turn up til day 5 (of7) but that was the only quibble. It was, and is, very breezy, which was lovely in August but possibly not so good off- season?The beaches are similarly breezy, apart from 2 more sheltered ones we found, either side of Burgau. Only go to cape st Vincent with woolly hats and anoraks, and that is definitely a trip for the sensible footwear ( its like lunar rocks underfoot, ) The supermarket would be a hard trek for walking to and fro with little kids. I think life would be very difficult staying here without a car, frankly. But we liked the fact that QEV was much quieter than its sister resort Parc de Floresta,. All in all, the perfect getaway.

hemos pasado una semana estupenda. la villa que nos dieron el primer día no cubría nuestras expectativas por su ubicación ni mobiliario y la día siguiente nos la cambiaron por una fantástica. Muy amplia bien amueblada y cómoda. Junto a la piscina. quiero destacar la amabilidad y profesionalidad del personal de recepción que nos atendió.

Decepcionada.... Viajo y me hospedo en bastantes lugares.... No lo recomiendo salvo que tiren los precios. Ni todos los servicios que se publicitan en la pagina del hotel ni en las paginas dedicadas a la venta de hospedaje, ni las características del complejo, ni el mantenimineto, ni algunas otras cosas, se corresponden con la realidad. La gestión es "cutre", sin cariño, sin gusto, en definitiva sin profesionalidad.... Aborrezco la Venta "falsa".

Besser gehts nicht! Eine riesen Villa auf 2 Ebenen plus Roof Top mit Liegestühle. Grill, 2 riesen Badzimmer, Luxusküche, Super Wohnraum mit High Speed internet, Parkplatz direkt vor der Haustüre, herrliche Aussicht, Einkaufsmöglichkeit 3min mit PKW. Zum Strand 5min. Direkt am Golfplatz. und extrem ruhig. Einzig Klimaanlage hätte etwas kühler sein können. Preis 110 USD! Schnäppchen! Aber vorsicht 440 USD sind dafür natürlich wie die Villas auch verkauft werden nicht gerechtfertigt.

Acabo de llegar hoy de pasar 3 días en este complejo y sinceramente vuelvo un poco desilusionado por no haberse cumplido mis expectativas al 100% a pesar de haber reportado en recepción nuestras quejas principales desde el momento que fuimos conscientes de ellas para intentar que nos ayudasen cosa que lamentablemente no conseguimos. En primer hay que saber que se trata de un complejo de alto standing por el que hemos pagado casi 300Eur la noche en una casita de 2 dormitorios en temporada alta por lo que el nivel de exigencia en estos casos también es elevado ya que no se le puede exigir lo mismo a un lugar que te cobra 30Eur la noche que este que cobra casi 10 veces más. La casa realmente era muy amplia en todas sus estancias (salón, cocina, terraza, 2 dormitorios y 2 baños, así como un mini solarium y grandes armarios empotrados). Hasta ahí todo genial. La zona es muy tranquila, apartada de todo tipo de civilización lo que por otra parte obliga a utilizar el coche para moverse a cualquier sitio, y la playa más cercana está a poco más de 2Kms, aunque todo esto ya lo conocíamos y no fue impedimento para que escogiesemos este lugar. A continuación detallo lo que sí que fueron problemas experimentados y que hicieron que el grado de satisfacción de la estancia decayese considerablemente. 1) El check in se hace a partir de las 16:00 y el check out a las 10:00 a pesar de haber solicitado antes de la reserva, el día de la llegada e incluso el día de antes de la salida la posibilidad de retrasar en la medida de lo posible la salida hasta las 12, en ningún momento me lo garantizaron y el día de antes de salir me confirmaron definitivamente que no era posible por lo que realmente la estancia se acorta mucho en periodos de estancia cortos como fue mi caso. 2) El mantenimiento es definiciente. Es comprensible que aquello es un mega resort y los costes de mantenerlo han de ser ingentes, aunque si se desea mantener el nivel de las edificaciones no puede ocurrir como era el caso de mi habitación que los mandos de la TV y el DVD no tuviesen pilas, que no hubiese filtros para la máquina de café, que una vez que compramos filtros y café que queríamos que fuese nuestro desayuno diario descubramos que la jarra de agua de la máquina estaba rajada y tiraba el agua y que la llevamos a recepción y no nos dan ninguna solución, por lo que nos tiramos los 3 días sin café y sin ningún lugar en kms a la redonda donde poder tomarlo. La casa en general estaba limpia, aunque los sillones tenían grandes manchas como de pinturas de niños que le daban un aspecto bastante malo. Otro gran fallo es el detector de humo de la cocina que salta siempre de forma super desagradable cada vez que se hace una tostada en la cocina, por lo que había que poner la tostadora en la ventana, lo cual no es muy normal. 3) Las cortinas de los dormitorios no disponen de persianas, por lo que en cuanto es de día entra la luz y eso a mi personalmente me impide descansar el sueño y me hace despertarme mucho antes y cansado en lugar de lo que uno desea en vacaciones. 4) Para hacer el check out un pleno 15 de agosto a la hora punta de salida sólo había 1 chica atendiendo y unas 7-8 personas en cola, unos saliendo, otros protestando por otras incidencias de mantenimento en sus casas... En definitiva un lugar bonito y con unas casas de lujo y alquiladas como tales que lamentablemente no mantienen su nivel de excelencia y servicio con el paso de los años.
