A wonderful garden, a heated pool, a barbecue area, a very large parking place with electric cars at free disposal of our esteemed guests .. A unique environment just above the city center.
The Haus Lixl is at 300 m2 Villa lying on its 4. 200 m2 grounds, big bedrooms (up to 40m2) located on the elegant hill of Scorcola, well-known neighborhood for its graceful properties.

I could not recommend Boris’s place more. My family stayed in the house for just under two weeks in the run up to my wedding in Duino. The house and gardens are absolutely stunning with amazing views over Trieste. There is so much space, and the pool, trampoline and basketball court are perfect for kids. Boris is an incredibly attentive host, going above and beyond to answer any questions and make sure our stay went smoothly. He checked in regularly to ask if everything was going well. We would also highly recommend the chef service - which we did for my sister’s birthday and is great value. Carolina was lovely and the food was absolutely incredible. What a magical place and stay. We hope to return to Boris’s place very soon!

Ten Days in Trieste

Property as advertised. Beautiful 200 year old villa on a terraced hillside overlooking Trieste. Steep hill down to the city center, but a tram operates directly across the street. Very convenient. Grounds beautifully maintained. Several nice spots to eat outside as well as a spacious dining room inside. Private pool was a great amenity during the hot weather. Boris was a terrific host. He even bought us groceries upon our arrival so we could unpack. Highly recommend.

Truly an oasis

This villa was perfect for us; we had plenty of space, it was very clean, and only a short (steep) walk to the city centre. The grounds are beautiful and we spent a lot of time sitting outside enjoying the outdoor space. Boris and Natasha were very responsive and kind to us and ensured that we had everything that we needed. The kitchen is well-equipped. Absolutely no issues.

A gorgeous, relaxed haven

We had a wonderful week at Hauslixl. We loved the house and especially the grounds, with so many areas to relax in. The swimming pool was refreshing and fun, and we returned to it before and after many days out. We loved the barbecue area. The setting was amazingly peaceful and it was hard to believe we were right in the city. Yet we could walk into the main shopping and restaurant areas in about 15 minutes, and pop to the local supermarket on foot in 5. Boris was a great host; so helpful whenever we needed, but left us to enjoy the place fully.

Luxury villa with convenient walking access to Trieste

Nestled in nature, this renovated home gave 10 of us a home base to explore Trieste and the FVG region. The house is big enough that people had their own spaces (very large bedrooms) for quiet, and these were balanced by spacious gathering places like the kitchen, living room, lovely pool, and front patio overlooking the city of Trieste and the sea, which accommodated our entire group. We stayed during an unusually strong heat wave and the house air conditioning (in all the bedrooms, except one which has a ceiling fan) was excellent. This, and the large rectangular pool, made the 90+ Fahrenheit temperatures bearable. The house is set in a beautiful, multi-level garden which is well maintained, full of birds, fragrant lavender, etc. We ate outdoors often. The host, Boris, was responsive and helpful both before and during our stay. While our family enjoyed the walks to and from central Trieste, it is a 10-15 minute walk on a hill. The good news is that there are many convenient stores halfway up the hill on your way back to the house: pizza spot, coffee shop, bakery, and a market (Bosco). Our family and friends all enjoyed their stay. Highly recommend this property as a gathering for a large group! Also, ask Boris about having a chef come to the house to cook a meal (or teach a cooking class). For events outside Trieste, we used a local guide Ellen from “explorefriuli” to coordinate historical tours (to Aquilea and Cividale), winery tours, Vespa riding, etc.

Haus Lixl

The villa was better than expected the description did not do it justice. Boris was a great host he organized a really good chef for us twice a week , the food was fantastic.We stayed for 6 weeks. He also recommended a great restaurant for my wife’s birthday , which we would not have discovered ourselves . The number of people varied from 6 to 10, The pool was great , the pool guy came once a week and the well cared grounds were looked after by a gardener once a week. It was well located , 15 minutes walk into the centre of Trieste, easy access to Slovenia and Croatia, 2 hours by train to Venice. We would recommend it without hesitation.

Perfection!

The perfect Italian villa. The gardens and pool are stunning, Boris and his wife are fantastic, and the house mixes old world charm with modern decor and luxuries perfectly. I would never stay anywhere else. Boris recommended a chef who was great, for sure do a day trip to Rovinj and shop and eat lunch at Eataly! We were sad to leave!!
