Fellows Yard is a private family retreat set within 3.5 acres, architect-designed and newly renovated in 2025.
Inside is stylish and spacious; outside is built for hospitality, with decking, a pizza oven, BBQ, hot tub and imported fire-pit. Children can play in the yurt by day and sleep in quirky converted “Mootel” milk floats by night. A greenhouse for afternoon tea and an Edwardian railway carriage for sunsets make this a truly unique family escape for weekends, holidays and celebrations.
A Family Home Crafted for Connection
Draw the old gates behind you and let real life pause.
Newly renovated in 2025 after a three-year architect-led refit, Fellows Yard blends modern luxury with the romance of an 1800s Norfolk home. Think handcrafted kitchens, sustainable tech, deep comfort — and playful, memory-making touches at every turn.
Set within 3.5 private acres, the house is designed for celebrations, reunions and doing-nothing-much, but doing it together. Heritage bones, contemporary finish; charm and whimsy where it counts.
Why You’ll Love It:
Architect-designed for families
Warm underfloor heating in the living room, kitchen, hallways and breakfast room; a generous, sociable kitchen for group cooking; and welcoming spaces to eat, read, play and properly unwind.
Two kitchens = effortless hosting:
The main kitchen is the hub; the scullery quietly powers the feast with its own oven, bread maker, air fryer, sink and a second dishwasher — ideal for big meals, caterers or stealthy midnight bakes.
Heritage, refined:
Original 19th-century details meet 21st-century good sense: heat pumps, a nutrient-neutral treatment plant, Starlink high-speed Wi-Fi and Level-1 EV charging. British craft is celebrated throughout — Naked Kitchens and Rhino Greenhouses (Norfolk-made), a Shetland Polycrub, and antique English earthenware for character.
Sleeping & Special Spaces (Flexible & Fun):
Main house:
Four characterful bedrooms with thoughtful touches.
The Yurt (events & extras):
A dedicated space for artists, musicians, craft days, celebrations, impromptu cinema or big sleepovers; extra sleeping by arrangement.
Converted railway carriage:
Full of charm and originality — perfect as a quiet retreat or overflow sleeping.
Just for Kids:
The “Mootels”
Two unique 1980s milk floats offering children’s glamping just a few steps from the main living area. Kids get adventure; parents get peace of mind. Stay connected by walkie-talkies… or let them “check in” to their own hotel.
Kids’ bunkroom = Base Camp:
Launch treasure hunts, gnome safaris and other Very Official Expeditions from here.
Inside the House:
Library:
Board games plus gardening, cookery, fiction and non-fiction.
Art & curios:
Original pieces from Africa, the US and the UK sit alongside collected antiques.
Spaces to gather or retreat:
From snug nooks to generous social areas — choose your pace.
Sound & music:
Bose Bluetooth audio speakers and a piano for impromptu recitals.
Outside the House:
Hot tub + mini-pub
Evening unwinds, sorted.
Your very own pop-up pizza restaurant:
“Pizzagate” features an Ooni pizza oven, fridge, retro gaming station and US political posters dating back to the 1950s — happiness on drizzly nights.
BBQ for warm afternoons:
Mixed fuel (charcoal or gas) with utensils provided. We can point you towards excellent local butchers for Norfolk-style Surf ’n’ Turf (Red Poll beef from Sandringham paired with Cromer crab from the Mid Norfolk Smokehouse).
Decking, heaters & ambient lighting:
Linger under the stars. Equipped with a Solo Stove and child-friendly surround, using wood felled and seasoned sustainably on the grounds.
Greenhouse with sofa:
Manufactured by Rhino Greenhouses here in Norfolk, this is a perfect colder-season and rain-day spot for afternoon tea. We like to pair Norfolk Tea Bags with Rose Garden candles from Norfolk Natural Living.
3.5 private acres:
Lawns, nooks and wild corners to roam and reset. Let kids explore with the walkie-talkies, while grandparents enjoy the spring bulbs, summer cut-flower field, autumn orchard pickings and winter hardies.
Family-First Amenities (at a glance):
Babies & kids (on request unless noted)...
Baby bath; baby monitor; changing table; high chair (standalone; extra cost if needed); standard cot (extra cost if needed); children’s books & toys; children’s playroom.
Cooking & feasting:
Two kitchens (main + scullery); second dishwasher; oven/cooker; microwave; fridge/freezer; bread maker; blender; toaster; kettle; coffee & coffee maker; baking sheet; barbecue utensils; dishes & cutlery; wine glasses; cooking basics (oil, salt, pepper).
Comfort & care:
Bed linen; extra pillows & blankets; body soap, shampoo, conditioner, shower gel; hot water; ceiling/portable fans; indoor fireplace; washing machine; clothes drying rack; iron.
Tech & work (hopefully you won’t need to!):
Starlink Wi-Fi; dedicated workspace; TV; Bose Bluetooth audio.
Safety:
Smoke alarms; carbon-monoxide alarms.
Practicalities:
Free on-site parking; EV charger (Level 1); luggage drop-off allowed; cleaning during stay (extra cost; up to two days per week).
Extras:
Firepit; sun loungers; private wrap-around garden; patio/decking; hammock; hot tub.
Where We Are (Easy Day Trips):
The Fellow’s favourite:
A short drive to Sandringham for the gardens and the corgi cemetery.
Traditional beach days:
Nothing beats the walk from Wells to Holkham along the beach — sweeping sands, pinewoods that rival California (yes, seriously) and beach huts that fill your heart with joy.
Want more?
Cromer, Hunstanton and Sheringham for promenades and proper fish-and-chips; Great Yarmouth for funfair rides and donkeys.
Refined market towns:
Holt and Burnham Market for galleries, tearooms and deli lunches.
Boating & wildlife:
The Norfolk Broads (Wroxham) for day-boat hire and waterside pubs; Blakeney for crabbing, seal trips and birdlife (a guaranteed kid-wow).
Love gardening and/or movies?
Peter Beales Roses, one of the UK’s elite nurseries, hosts a divine annual rose festival.
Belmont Nurseries near King’s Lynn is an unexpected star of Wicked — 20 acres and nine million tulips planted for the film, with the field’s owner even appearing on screen as a Munchkin.
We’ll share out and about parking tips, pram-friendly walks and family cafés in our digital guidebook after booking.
In a Nutshell — Why Fellows Yard?
Because it’s architect-designed comfort with a playful heart: history, craft and contemporary luxury working together to bring people closer. Draw the gates, slow the pace, and make it yours for a while.
Guest Access
Guests have exclusive use of the entire home and 3.5 acres within the gated grounds. Make yourselves at home in both kitchens (plus the hard-working scullery), the library, children’s playroom, indoor fireplace, and generous indoor/outdoor dining spaces.
Outside you’ll find the hot tub with its mini-pub, a covered pizza area, mixed-fuel BBQ, decking with heaters and lights, a greenhouse with a sofa, and lawns and nooks to explore.
The Yurt is available for artists, musicians, craft days, celebrations and movie nights; extra sleeping can be arranged in advance. You’ll also have access to the railway carriage and the two milk-float Mootels for children’s glamping.
Free on-site parking and Level-1 EV charging are included. Starlink Wi-Fi runs throughout. For safety and maintenance, a few plant rooms and storage areas remain locked. Please supervise children around the hot tub, firepit and drive.
Other Things to Note:
This is a family home, freshly renovated in 2025 — architect-designed for real-life gatherings, not a theme-park set. Expect character, quality finishes and thoughtful details, handled with care.
Lots of lovely features = some responsibility:
We have a hot tub, pizza oven, BBQ, indoor fireplace, outdoor fire-pit and wide grounds. Supervision is essential, especially with children, and only adults should operate heat, flame or electrical equipment.
Designated Guest Lead (required):
Each booking needs one adult as the Guest Lead — responsible for reading the quick-start guides, explaining safe use of equipment, and keeping an eye on house standards.
Guest Lead Night (recommended):
We offer a complimentary early check-in for the Guest Lead (and one helper) the night before to learn the ropes and ensure a smooth arrival day.
Pre-acceptance chat:
Before confirming your booking, we’ll have a short call or message exchange to confirm group make-up, use of the Yurt, Mootels, railway carriage and any baby gear needed. Clear plans = happier stays.
