Prime Properties Guest Rules & Stay Standards:
Our goal is to provide every guest with a clean, safe, comfortable, and accurately represented stay. These standards are intended to protect our guests, our property owners, our neighbors, and the homes entrusted to our care.
By booking and occupying the property, guests agree to follow the rules below, along with any property-specific requirements included in the listing or arrival information.
1. Arrival Inspection & Reporting Concerns
Please take a few minutes to look over the home when you arrive.
Any cleanliness concerns, existing damage, missing items, maintenance issues, or conditions that may affect your stay should be reported to Prime Properties within three (3) hours of check-in, preferably through our direct phone line and with photos when applicable.
This reporting window gives our team a reasonable opportunity to verify the condition and provide a timely solution during your stay. Concerns first reported substantially later in the reservation or after departure may be more difficult to verify and may limit the remedies we are able to offer.
Urgent safety, water, electrical, heating, access, or other significant issues should be reported immediately.
2. Smoking & Vaping
Smoking and vaping are not permitted inside the home, garage, or any other designated smoke-free area of the property.
Guests may be responsible for reasonable costs associated with smoke remediation, odor treatment, additional cleaning, damaged furnishings, or other restoration required as a result of smoking or vaping. Where permitted and properly disclosed, smoking-related remediation charges may begin at $200 and may increase based on the extent of the work required.
3. Pets & Assistance Animals
Only pets permitted by the individual property`s listing may stay at the property. All required pets must be included on the reservation or approved by Prime Properties before arrival.
Unauthorized or undisclosed pets may result in an additional $250 charge, where permitted by the booking platform and applicable law.
Approved pets are subject to the pet fee disclosed with the reservation.
Guests are responsible for:
Picking up pet waste both indoors and outdoors.
Preventing pets from causing excessive mess, odor, damage, or disturbance.
Paying reasonable costs associated with pet-related damage or cleaning beyond normal turnover.
Uncollected pet waste may result in an additional cleanup charge.
Registered Service Animals will be accommodated in accordance with applicable law and the policies of the booking platform. Please note that ESA’s (emotional support animals) are not registered service animals. Prime Properties does not charge a pet fee for qualifying Service Animals. Guests remain responsible for damage caused by an animal to the same extent they would be responsible for other damage caused during the reservation.
4. Check-In & Check-Out Times
Please observe the check-in and checkout times listed with your reservation so our teams have adequate time to prepare the property between guests.
Early check-in or late checkout must be requested at least 24 hours in advance and is subject to availability. A fee may apply depending on the amount of additional time requested.
Requests requiring a substantial extension may require booking an additional night.
Unauthorized late departures that interfere with housekeeping or an incoming reservation may result in an additional charge, including up to $50 per hour where disclosed and permitted.
5. Registered Guests, Visitors & Events
The person named on the reservation must be part of the group staying at the property unless the booking platform allows otherwise or Prime Properties provides written approval in advance.
Only the number of overnight guests included on the reservation may occupy the property unless additional guests are approved.
Parties, events, receptions, or other gatherings exceeding the property`s approved occupancy are not permitted without prior written authorization.
The booking guest is responsible for the conduct of all members of their party and any approved visitors.
6. Cancellation & Date Changes
The cancellation policy shown on the listing at the time of booking applies to the reservation.
Requests to change reservation dates do not automatically override the cancellation terms associated with the original reservation.
7. Starter Supplies & Consumables
Prime Properties provides a starter supply of common household items such as toilet paper, paper towels, soaps, trash bags, dishwashing products, and similar essentials.
These supplies are intended to help guests get started and are not necessarily stocked for the entire length of every reservation. Guests are responsible for purchasing additional consumable supplies if needed during their stay unless otherwise stated in the listing.
8. Lost & Found
Prime Properties is not responsible for personal belongings left at the property.
If you believe you left something behind, contact Guest Services as soon as possible. When an item can be located and returned, a $50 fee will apply and must be paid before shipment.
Items will generally be held for 14 days after checkout. Items not claimed within that period may be discarded or donated.
9. Damage, Missing Items & Excessive Cleaning
Please report accidental damage or broken items as soon as possible. Early communication often allows us to resolve an issue quickly and prevent further damage.
When practical, please leave damaged or broken items in a visible location rather than throwing them away.
Guests may be responsible for reasonable repair, replacement, specialized cleaning, or labor costs resulting from damage, missing property, misuse, or conditions beyond normal use of the home.
Charges will be supported by documentation when required by the booking platform.
10. Furniture & Property Setup
Please do not relocate furniture, mattresses, televisions, large décor, outdoor furnishings, or other substantial items without prior approval.
If furniture or other property is moved, it must be returned safely to its original location before checkout.
Additional labor, repair, or replacement costs may be charged when our team must restore the property because furnishings were moved, disassembled, damaged, or left in an unsafe location.
11. Trash & Waste
All household trash must be bagged and placed in the designated trash containers for the property.
Please do not leave trash, food, or debris outside the home unless specifically instructed. This is especially important in areas where wildlife may be present.
Excessive trash, loose/unbagged waste, prohibited disposal, or trash left outside may result in additional cleanup or disposal charges when extra service is required.
Property-specific trash-day instructions, dumpster locations, bear-resistant container requirements, or can placement instructions must also be followed.
12. Quiet Hours & Neighbor Courtesy
Unless a property-specific rule or local ordinance requires otherwise, quiet hours are 10:00 PM to 8:00 AM.
During quiet hours, outdoor conversation, music, televisions, vehicles, and other noise should be kept at a level that cannot reasonably disturb neighboring properties.
Guests must comply with all applicable noise ordinances, HOA requirements, and community rules throughout the reservation, even outside designated quiet hours.
13. Mail & Deliveries
Please contact Guest Services before sending mail or packages to the property. Delivery availability and mailbox access vary significantly between locations.
Prime Properties and the property owner are not responsible for delayed, misdelivered, stolen, or inaccessible packages or mail.
Longer reservations may require alternate mailing arrangements or additional occupancy documentation. When necessary, guests may be asked to use a local post office, carrier pickup location, or other delivery option.
14. Pests, Wildlife & Natural Conditions
Many Prime Properties homes are located near forests, lakes, mountains, desert areas, or other natural environments. Seasonal insects, wildlife, pollen, dust, snow, vegetation, and other natural conditions may occasionally be present even when a property receives routine professional maintenance or pest treatment.
Please notify Guest Services promptly if you believe there is an active pest issue so we can investigate and, when appropriate, dispatch a technician to investigate and remedy the situation.
