Well located. Comfortable but shabby room.
Stairs were very awkward. Our room was in the attic and we found the narrow, steep, winding stairs hard to climb.
The drinks cost more than shown on the price list. Apparently there had recently been a price increase but "they hadn't had new menus printed" ?????
Generally felt the hotel needed refurbishment.
Mixed feelings about this hotel.

Good value for money boutique hotel in excellent location for Rye. Very useful private car park although access road in poor condition, decent breakfast, exterior of hotel in need of renovation, but our classic double room was clean, well decorated and spacious. Good choice for short stay in Rye.

Had to wait 15 minutes for receptionist to appear at check in. Reception was also the bar and breakfast drink area. Bathroom had cracked walls, dirty paintwork. AC in bedroom did not work efficiently
It was well organised. Staff friendly delux room was nice and clean. Would have been helpful to have a hook or two in the barhroom as nowhere to hang your clothes but thats the only thing.
Lovely hotel right in an enviable position in the historic town. Parking is available for guests. Good breakfast. Excellent choice of dining options around the hotel. Opportunity to have refreshments on terrace outside hotel. Very friendly service.

Lovely hotel and room was great. Great location too. Lovely breakfast too.
Such a shame about the common staircase area as desperately needs updating and carpet very worn. Room was lovely and spacious but shower was left as old one and not up to room standard
Very friendly staff. Breakfast was excellent. Hotel a bit tired and lack of AC on a very hot day was noticable. Nice touch with a guest happy hour and free cheeseboard.
Great location and friendly staff, also tried their sister restaurant Gorge Grill. The food is yummy and you get 10% off if you are staying at the Lokout. :)
Good location, minutes from main high street with its restaurants and bars. Staff were helpful and friendly. However, the hotel is in need of complete refurbishment. Although our 'deluxe' room was a good size, it overlooked the car park and was extremely scruffy, dated and the bathroom in particular felt unclean. The hotel suited our purpose as we spent little time them as we were attended a wedding but I would not recommend it otherwise.

The hotel, while comfortable & welcoming, appears a bit run down, in need of a freshen up. Also appears to be understaffed.
Lovely hotel and nice big beds, however we were out in a room in the attic which was only accessible by 3 flights of very steep stairs as there is no lift despite the hotel being aware we were traveling with a baby and providing us with a travel cot

Staff was wonderful, but our room was pretty run down. The bed was comfy, the parking was convenient if you were lucky to get a spot.

Charming hotel, with a room with a view
Wonderful sized room, huge bathroom with a his and her sink and fantastic view to look out upon. I think I may have had a room upgrade as it was my wedding day and a lot larger than expected! Thank you to the staff if that was the case.
The cooked breakfast was pretty tasty and they had continental yoghurts and fruit beforehand.
The decor was a bit tired e.g ripped curtain, carpet staining etc. It was still very nice, but the closer you look the more little details from wear and tear were noticed.
I'm very happy to have stayed here, and if the room would have some touch ups and and re-fresh I would rate it a 5/5.

Little under-staffed at times - left waiting to check out and felt sorry for the only waiter at breakfast as he was running between front of house and table service
