Welcome to Oak View's main house! Located just 6 minutes from the town of Round Top. This newly renovated, private oasis is a 3 bed, 3 bath home that sleeps up to 6 people. Take a dip in the unheated pool during the day, grill out for dinner and relax by the fire pit in the evening. For additional guests, consider booking the entire property which comes with the guest house and can sleep four more guests!



The Space:

BEDROOMS

- Primary: queen bed, armoire for hanging clothes, dresser, en-suite bathroom

- Bedroom 2: king bed, en-suite bathroom

- Bedroom 3: two twin beds

- Blackout curtains or room darkening blinds in each room

- No TVs in bedrooms



BATHROOMS

- Primary Bath: walk-in shower + double vanity

- Second Bath: walk-in shower + single vanity

-Third Bath: walk-in shower + single vanity

- Public Goods brand shampoo, conditioner, body/hand soap, fluffy towels, hair dryer and makeup mirror provided in each bathroom

- Fully stocked kitchen with great counter space

- Coffee: Keurig drip + K-cup machine - coffee provided + sweetener + creamer

- Pots, pans and baking dishes

- Reverse osmosis drinking water

- Unheated Pool is shared if guest house is booked

- Pool cannot be heated

*PLEASE NOTE: there is NO fencing around the pool! This is not ideal for younger children. Parents are responsible for watching children AT ALL TIMES.

Guest Access:

Guests will have access to only the main house. The outdoor amenities (unheated pool, grill, entertainment barn, and fire pit) are shared with the Guest House.



Getting Around:

You'll need a vehicle to get from the home into Round Top and the surrounding area. Consider renting HOSTIE's chauffeured luxury sprinter van during your stay. Ride sharing apps, like Uber/Lyft, aren't available in this rural area.



Other Things to Note:

- This property may have other guests on the property at the time of your stay in the Guest House. The pool, fire pit, grill, and entertainment barn is shared between the two houses. A full property buy-out is available, please inquire!



- Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. You will also be asked to sign a rental agreement. Must be over 25 to rent this home.



- Pet Policy - No pets.



- Each additional guest over the maximum is $35 per guest. Any guest count above the maximum must be approved by the host.



- For liability and security purposes, there are external cameras at the front, sides, and back of the house. There are NO inside cameras. Hosts may monitor external cameras at any time via a smartphone app, and cameras are not to be tampered with or covered.



- When you stay with HOSTÎE Vacation Rentals, you are covered for any accidents that might happen up to $3000 with the added fee of $59 in your total. Coverage details are spelled out in your rental agreement. This is applied to all bookings.



- CANCELLATION POLICY : The initial deposit is fully refundable up to 30 days prior to your stay, less a 6% processing fee. No refunds for cancellations made within 30 days of check-in. For spring, fall, and winter antique show dates, no refunds for cancellations made within 60 days of check-in. The cancellation policy will be upheld with no exceptions. All guests are encouraged to purchase trip insurance.



-Pool: is NOT fenced and not heated. Please consider this when booking with children. Parents are responsible for watching children AT ALL TIMES.

EARLY CHECK-IN/LATE CHECK-OUT NOT AVAILABLE DURING ANTIQUE SHOW DATES.



- Please note that sightings of common insects or wildlife (such as skunks, snakes, scorpions, spiders, flies, wasps, mice, ants, etc.) do not qualify for refunds, as occasional encounters are possible in any rural environment.
