This modern 5-bedroom Blue Ridge retreat is designed for intimate gatherings - families reconnecting, friends celebrating, small groups seeking inspiration. Each bedroom features ensuite bath and workspace. Architect-updated with floor-to-ceiling windows framing Appalachian Trail views.

Start your mornings with coffee on the front deck, mountain views stretching toward the Appalachian Trail. Spend afternoons on the screened-in back porch, surrounded by forest, watching birds move through the canopy. Evenings naturally gather around the dining table or flow between the spacious living areas. Wherever you land, you'll feel the quiet settle in—this is a place designed for presence, not distraction.


THE HOUSE

Originally designed by an engineer and thoughtfully updated by architects, this home honors the relationship between structure and landscape. Oversized windows frame the views as living art, flooding rooms with natural light that shifts with the day. High ceilings and open flow create breathing room - space to spread out when you need solitude, common areas that draw people together when connection calls.

The modern kitchen is fully equipped with quality appliances, basic spices and condiments, and a coffee/tea bar stocked with both Keurig and French press. The adjacent dining area seats your full group comfortably. The den offers a TV with streaming services for movie nights. The living room faces huge windows - the mountain view is the only entertainment you need here. Board games live on the shelf for analog evenings.

- King, queen, or double bed with cotton linens (the fifth bedroom flexes between one king or two twins)
- Dresser and spacious closet with storage
- Blackout shades for deep sleep
- Full length mirror
- Private hamper
- Ensuite bathroom stocked with shampoo, conditioner, and body wash

The largest suite offers a private sanctuary with its own bathroom space - perfect for the person who needs a little extra room to decompress.

GOOD TO KNOW

I live on-site in a private apartment over the garage, where the gym is also located. Think of it like having a low-key property manager around - I'm available if you need local tips or anything comes up, but I stay out of your way otherwise. You'll have the entire main house, decks, and screened porch as your private retreat. The gym is yours to use 24/7; we just share that space, so you might run into me on a morning workout. You may also see me around the property or our friendly cat Kai exploring the grounds. This setup works beautifully for guests who value both privacy and peace of mind.

The home sits on a gentle slope to the main entrance. A paved driveway provides ample parking for 3 cars.

WHO THIS IS FOR: Small groups (up to 10), multi-generational families, friend reunions, wellness retreats, creative teams seeking inspiration, anyone who wants to gather intentionally in a setting that supports rest and connection.

WHO this is NOT for: Large events, parties, or gatherings exceeding 10 guests. This is a place for intimate connection, not crowds.


**SPECIAL EVENTS**

The Kai Collective welcomes intimate celebrations that align with the spirit of this space—elopements under the mountain view, milestone gatherings with your closest people, small wellness retreats, family reunions, micro-weddings where every guest matters.

The house and grounds can hold your celebration beautifully. We ask that you hold them with care.

What We Can Host:
- Up to 40 daytime guests (overnight capacity remains 10)
- Events concluding by 10:00 PM out of respect for neighbors and the mountain quiet
- Early check-in at 12:00 PM (instead of 4:00 PM) so you have time to settle in and prepare

Event Fees:
These cover the additional care, cleaning, and liability that come with larger gatherings:
- Up to 20 guests: +$200
- 21-30 guests: +$350
- 31-40 guests: +$500
