✔ Weather-related events are also beyond our control and do not qualify for a refund unless a mandatory evacuation order has been issued.

PAWS ON DECK
✔ Small dog breeds only
✔ $150 non-refundable fee per dog, after a signed pet agreement (max 2 dogs)
✔ Dogs must be 12mo+, house/crate trained, well behaved
✔ Must be kenneled when left unattended
✔ Leashed when outside (Windmark rules)
✔ Community Dog Park (can be off leash)
✔ Undisclosed dog fee of $500 (per dog) if you bring a dog not included in the reservation

SMOOTH SAILING — GOOD TO KNOW
✔ Golf cart use requires a signed waiver through St. Joe Golf Cart Rental; drivers must be 25+, no drinking and driving
✔ We are close to a natural pond — expect Florida wildlife (birds, the occasional gator, bugs); it's part of the charm and not grounds for a refund
✔ Weather and HOA amenity availability are outside our control; refunds follow our cancellation policy
✔ Travel insurance recommended for peace of mind
✔ SECURITY CAMERAS: Ring doorbell & Garage door camera & Patio camera for security and noise monitor inside (Kitchen ceiling).These devices record video and audio for check-in, check-out, and property security. Cameras should not be tampered with. Any evidence of covering, unplugging, or disabling them will result in immediate reservation cancellation without refund.

✔ If something breaks, just tell us — accidents happen, and we'd rather fix it fast than make a thing of it. We only ask that damage from carelessness or misuse be covered by the renter.
