The Tenant shall use the rented dwelling, furnishings, and equipment peacefully and in accordance with their intended purpose as specified in the lease, and shall be liable for any damage or loss that may occur during the term of the contract within the premises of which the Tenant has exclusive use. The Tenant shall maintain the rented dwelling and return it in a clean condition and with all necessary repairs completed at the end of the lease. If any items listed in the inventory are broken or damaged, the Landlord may claim their replacement value. The Tenant may not bring any claim against the Landlord in the event of theft or vandalism on the rented premises. The Tenant may not refuse access to the premises if the Landlord or the Landlord’s representative requests it. The Tenant shall avoid any noise likely to disturb other tenants, the owners, and the neighborhood; in particular, the Tenant shall avoid noise from radios, televisions, shouting, and other sources. The Tenant acknowledges that no pets are permitted on the grounds of L’Îlot Palmiers. The Tenant agrees not to smoke inside L’Îlot Palmiers. The Tenant acknowledges that children under the age of 12 are not permitted in the pool area of L’Îlot Palmiers unless accompanied by at least one adult. The Tenant agrees to comply with the provisions of the HADOPI law prohibiting the downloading of copyrighted works, as well as visits to websites containing prohibited content. The Tenant shall adhere to the number of people and the names of the individuals specified in the contract who are permitted to enter the premises. Use of the rented property is reserved exclusively for the specified number of people. The Lessee is aware that organizing parties, gatherings, or events is strictly prohibited within the grounds of the Domaine de L’Îlot Palmiers. The Tenant is liable for any damage caused by their actions. They therefore agree to be covered by liability insurance and vacation insurance upon entering the rented premises. In the event of the Tenant’s failure to comply with these obligations (or in the event of misuse), the owner or their representative may require the Tenant to vacate the premises immediately and may seek compensation for any resulting damages. Any modification or termination of the contract will consequently be considered to have been initiated by the Tenant, and no refund will be issued.
