The Space:

Sleeping arrangements

Five bedrooms across two floors provide flexibility for families and groups. One bedroom and one bathroom sit on the ground level, while four additional bedrooms and three bathrooms are upstairs. With seven beds in total, the layout comfortably sleeps up to 12 guests, offering both shared spaces and private corners when needed.



Living spaces

The central living area offers generous seating for conversation, movie nights, or a quiet pause between outings. Air conditioning and heating keep the indoor climate comfortable year‑round, and Wi‑Fi and a TV support entertainment and remote work alike.



Kitchen & dining

A full kitchen anchors the home, giving you the option to cook and dine together whenever you like. The adjoining dining area makes it easy to gather for breakfast before heading out or for relaxed dinners at home. Everything is laid out for convenience, from meal prep to cleanup, so indoor time feels effortless.



Outdoor living

Step outside to the private pool just beyond the back door, an inviting spot to cool off during warm Florida afternoons or unwind after returning from the parks. Pool heat is available as an option. The patio includes a BBQ grill and seating, offering another place to relax or spend time together without leaving the property.



Resort amenities

Free access to the resort’s shared pool, lazy river, hot tub and gym adds extra ways to enjoy the stay. The community also features water slides, a splash area, a clubhouse with arcade games, a bar and lounge, sports courts and picnic areas, all just a short walk away.



Location

Situated in Kissimmee, the home offers convenient access to major roads, shopping, dining and entertainment. Disney World, SeaWorld and Universal Studios are within an easy drive, making this a practical base for exploring the area while still having a comfortable place to return to each day.

During your stay, you will have complete and exclusive access to the entire home and complimentary access to all Resort amenities.



The Neighborhood:

An ultimate Family Resort near Disney and other World-Class Attractions. Windsor at Westside is an amazing and sought after community. Expect first-class amenities, some of the best in town! The property is just a couple minutes walking distance to the clubhouse.



Including all the amenities that make resort-living superb, Windsor at Westside Resort will include a huge resort-style pool, a lazy river, water slides, a separate splash pool, a hot tub, volleyball court, basketball court, BBQ & Picnic area, and, a huge clubhouse with arcades, Bar & Lounge, and more. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near.



Located off state road 192 and US 27, and near I-4, just ten miles from Disney World, Animal Kingdom, and Orlando’s world-famous attractions.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community. Parking can accommodate up to (2) vehicles in the driveway parked side to side.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
