Welcome to our fabulous 4 bed 2 bath fully furnished villa with a private south west facing
pool and views of the golf course.
Sit back and relax on the pool deck which features a covered seating area to admire the
stunning sunsets that Florida has to offer.
Located on the well established Highlands Reserve Golf Community just off the US 27, close
to US 192 and I-4 we are 15-20 minutes away from Disney, 40 minutes to both Universal
Studios and Orlando International Airport.
Within easy reach is Berry Town Center (5 minutes drive or a short 15 minute walk) which
has everything you need during your stay including a Publix supermarket, CVS, Starbucks,
IHOP, Applebees and our favourite Twistee Treat!
All for your convenience for your self catering needs and experiencing Florida living.
Our villa has been modernised whilst keeping its traditional style.
We can sleep up to 8 people with a master bedroom, Queen bedroom and 2 twin bedrooms
to provide you with ultimate comfort during your stay.
Spacious open plan area for relaxing and unwind after days enjoying theme parks, golfing or
shopping or any number of activities Orlando has to offer.
Living area has 2 sofas ideal for watching a movie on the Big Screen TV or looking out over
the pool with a drink.
Dining area has plenty of room providing facilities for a more formal family meal if required.
The kitchen has been modernised and is fully stocked with essentials including crockery,
pots and pans, utensils and silverware. Stainless steel appliances including a dishwasher as
who wants to do the dishes whilst on vacation!!!
For coffee lovers we have a brand new keurig coffee machine where you can brew filter
coffee or alternatively use pods. Also a kettle, toaster and extra appliances including a Ninja blender, Mickey waffle maker and new air fryer. This is all provided for you to compliment your stay.
There is a breakfast table where you can sit and chill whilst planning your day.
Washing machine and dryer is here should you need it and an iron and ironing board.
Just off the kitchen is a newly added games room for your enjoyment featuring a
brand new pool table, and gaming area with gaming chairs to enjoy playing your favourite
online games on the wall mounted ROKU TVs, with XBOX series S and Nintendo Switch
consoles.
The bathrooms come fully stocked with plenty of bath towels and hand towels for you to use
during your stay.
The master bedroom is a calming area which has been modernised consisting of a king
sized bed with fresh linen and subtle tones to give that luxurious feel, plenty of storage for
your clothes and a ROKU TV. This room has an ensuite bathroom with a spacious shower
and dual vanity area.

The Queen bedroom has been modernised with a queen sized bed with fresh linen and
subtle tones again to give that luxurious feel, plenty of storage for your clothes and a ROKU
TV so you can relax.
1st Twin bedroom is a nod to Harry Potter! With 2 twin beds consisting of fresh linen and
comfy throws and cushions this is an ideal space for children or adults. With plenty of
storage space for your clothes and a ROKU TV.
2nd Twin bedroom is a nod to Lion King with an Animal Kingdom feel . With 2 twin beds
consisting of fresh linen and comfy throws and cushions this is an ideal space for children or
adults. Plenty of storage for your clothes and a ROKU TV.
This villa is fully air-conditioned.

The pool area has plenty of outdoor living space with 4 seats/loungers to enjoy lazing by the
pool and soaking up the rays, to a covered area with table and chairs to enjoy al fresco
dining. Enjoy the pool to cool down from the Florida sun or a relaxing dip in the evening
watching the sun go down. Not being overlooked means you can enjoy the vista and your
private pool oasis. There is also a pool fence available if needed.
Pool heat can be added to your booking ( recommended for October to March)

The Games Room is a perfect space to relax and have fun with family and friends! This dedicated room features its own air conditioning unit for year-round comfort. Enjoy a pool table, Xbox, and Nintendo Switch with access to online games — or log into your own accounts via WiFi.
Kick back in the two comfy reclining gaming chairs, with extra cube seating available. Whether you're watching movies, playing games, or just putting on some music, the TVs in the room help set the perfect vibe for downtime and fun.


Please note: This property is self-service--meaning the guest will need to provide their own toiletries such as cleaning supplies, paper towels, soap, shampoo/conditioner, toilet paper, detergent, etc. Upon arrival, each property shall have a toilet roll on each toilet roll holder, a trash bag in each trash can and a soap in each bathroom for your use. Any further items beyond this will need to purchased by guests as per their individual needs. You are welcome to purchase a Starter Kit from our office with some of these supplies if you wish.
