Bright Sunshiney Stay… Private Pool Paradise

Watkin's Tiki Retreat is spacious, recently renovated and perfect for a family vacation!

During your stay, choose between our remodeled residences
-1st bedroom (1 queen)
-2nd bedroom (1 full)
-3rd bedroom (1 bunk twin over full).

In bedroom 3 there is also an extra floor mattress for additional guest under the bunk bed .
In our large Florida room with air conditioning there is also a bed (twin sized) for additional guests.

There is a full kitchen and interior laundry room.

We have the ability to sleep a total of 8 guests (note, there is an extra charge for guests over 6).

We also have a variety of pillows throughout the property, so you can choose which bedding setup works best for each guest for your stay!

The pool is maintained by a professional company 2x a week, so please understand depending on check in days the condition upon arrival will vary slightly.

The pool IS NOT heated, but generally water temperature stays around 70-80 degrees from the direct sunlight, depending on the time of year. The pool light and waterfall are located near the pool pump in the electric box. We ask that the pool water fall is turned off when not in use. We do have a beautiful amount of foliage in the back yard, which blooms amazing pink and purple colors in season, and may also cause leaves and flowers on the deck and for leaves to fall into the pool in-between cleanings.

The front yard is also a complete foliage design, so you may also see some geckos and other outdoor wildlife enjoying the trees and flowers as well. And don't worry, we do also have a regular pest control service to keep critters out of the house!

Florida is hot and humid just about year round, but especially in the summertime! We do have a brand new central AC unit, and the thermostat is located near the front entry way. By touching the right side and using your finger to control the temperature up or down. While during your stay please use the thermostat at your leisure, but please leave the home at 76 cool when you check out.


We do provide a basic supply of toilet paper, paper towels, laundry detergent, etc, but guests are responsible for additional replenishments throughout their stay. We also provide basic bottles of shampoo, conditioner, and body soap in the showers. We have a variety of games, pool toys/floats, and beach umbrellas, towels, and chairs. Guests also have full use of the laundry machines and parking in the two car garage to park during their stay.

Home away from home

My family stayed 7 nights for our son’s baseball World Series tournament. The house was great! It had everything we needed for our stay. The kids really enjoyed the pool. The washer and dryer was great because I needed to wash baseball uniforms multiple times. The neighborhood was very nice and quiet.

Disappointed in our choice

This property was in a good location for our plans, relatively easy check in policy and commication. However, it wasn’t as clean or kept up compared to typical houses we’ve stayed at while on vacation including the pool. There was a lingering sour or dirty smell in the house. The plug in air fresheners didn’t help. Some of the outlets in the back bedroom weren’t working. The door from the pool into the side of house into that same back bedroom was unlocked when we got here and bolts from the outside, and the fence gates were also not locked -this is a huge security issue. The house wasn’t cool even with fans running. Previous reviews show similar customer concerns that have clearly not been addressed or resolved. Again for the cost, feeling disappointed about our choice.

Arrived at property. Followed brief directions and got no reply. Called number associated with property. They no longer represent property. Called Vrbo for help. They could not reach anyone either. Had to rent a hotel room and find another place to stay. VRBO was very helpful. Received 100% refund plus compensation for hotel room.

Listing was not accurate

We were staying here while my husband was working in Canaveral for the week. The house was mostly as pictured in the listing, but felt outdated and not as clean as it should be. The yard was very overgrown and not kept up well, the house could use a good power wash because it was full of lizard poop. The front lock did not work and we had to use the ones on the back doors to get in. Once there we discovered the pool was unusable because it was cloudy and had a gross white stringy film over the surface from whomever had stayed there before us. It took three days with the pool guy diligently working with it to get it usable for us, and by that time we had only two and a half days out of the six we booked to use it. The listed hot tub was also down completely and unusable the entire time we were there. We requested a partial refund because of this, but have yet to hear back about that. I suspect we never will because the property managers are not the best about quick communication through VRBO, with the exception of notifying them about the pool and getting the service out to us.

We thought the house overall was nice. There were issues of leaves in the pool from a recent storm, I'm guessing. Spa tub was dood ghe first couple of days then chlorine level went high. I contacted spa people & was told they were sending someone to drain spa. They never showed. But even given those issues, I plan to stay again.

Great spot

We had a wonderful stay in Melbourne. This home was neat and clean and just what we needed. Spacious pool area with hot tub that we enjoyed every day. Close proximity to anything/ everything we needed. In a lovely residential area that was quiet and accessible. The owners were easy to reach with any concerns/ questions and promptly responded when needed. This place was fantastic. Highly recommend.

Not as we expected

The house and neighborhood were acceptable, but the major reasons we booked this property were the patio and the hot tub. Upon arrival, we found the hot tub to be grossly dirty and cold. The property managers did drain the hot tub and put in new water, but the tub and cover were foul smelling and really need to be sanitized. The water remained cloudy, and it never heated above 85-degrees. We were told by the property manager that it was because it was unseasonably cold in Melbourne. We've had hot tubs in Maine and Northern Arizona and never had an issue keeping them at 102-degrees. The patio and its furniture were so dirty that we had to clean the table and chairs before we were comfortable using them. We are waiting to hear from the owners about our requested refund. Based on our experience, we would not stay at this property again.

Second Trip Less Desirable

We recently stayed for a second time at this property for Labor Day Weekend 2022. Our initial visit in August 2020 was wonderful and we were excited to return. The hosts are very responsive and made booking and check-in seamless. During our stay, we were less impressed with the cleanliness of the property as there were bugs in the coffee maker (which we did not need to use thankfully), small bits of trash in the living room floor and next to the pool, and the hot tub heater was not working. Having owned a rental property ourselves in the past, we overlooked these small inconveniences during our stay and only alerted the owners about the hot tub upon check out to ensure the next guests had a fully functioning hot tub. However, upon return home, we were notified via email by the insurance company (not the owners) through which we purchased the required coverage for our stay that a claim was made on our behalf for damage incurred during our stay; damage we did not do. It was noted that the DVD player was broken (we did not use this), damage done to a wall behind the recliner (which I noted during our stay was there upon arrival), and damage to a curtain rod (again, not our doing). We attempted to communicate with the owners so that our name was not associated with this damage and they were not receptive. Unfortunately, due to this, I cannot recommend this beautiful property. We are sad to lose this as a vacation spot so close to home.

Oasis fit for a family

What a beautiful property! The swimming pool was pristine and enjoyed by all. The landscaping was a tad overgrown but beautiful to smell the flowers and see the papaya trees. A quick 10 minute ride to the beach was perfect! The house was clean & had all of the amenities needed for our stay. A few added suggestions would be some sun loungers for the pool, a bike pump for the balls and some dishtowels for the kitchen. We did not have control of the thermostat inside the house which was strange to us, but the property manager was accommodating to adjust the temperature when we asked. We made your home our home and would love to stay again! :)

March 2022 stay

The biggest negative to this property is the unheated pool. It was too cold to use for more than a few minutes at a time. This was in March. It would probably be fine in the summer. Having stayed in a number of VRBO properties, I can say that this property is typical for those at its price point. Everything was clean and usable but dated. Beds were comfortable. The hot tub was a nice feature and worked well. There are a few things we would bring if we stay here again: Hand towels (only one provided for the two bathrooms), beach chairs and towels (none onsite). lounge type chairs (many chairs around pool, but no loungers). Having a garage to use was really nice. There are no restaurants or stores within walking distance. There are sidewalks throughout the neighborhood if you like to walk for exercise. Bottom line - if the pool was heated, we would be willing to pay more and stay here again.

Nice quaint property

Overall we had a great time at the property. There was only one (very outdated) TV in the house located in the main living area. If you are someone who falls asleep with a TV, this is not for you. The pool and hot tub were clean , but we could not use the pool because the water temperature was very cold. For our family, those were the only downsides to the property.

Love Watkins property

We had an amazing stay at the Watkins property. We had a great time in pool and hot tub ( when we wanted a break from the beach, which is only about 15 to 20 minutes from the house). We also loved that we had a washer and dryer in the house, ( we did have to pack to much to travel.)

Slightly expensive!

The pool was amazing although it could use a good scrub. The landscape needs to be kept up a little more, it is bushy and some plants are dying, I'm sure my kids didn't notice and our time was nice. Slightly expensive, price should be lowered a little due to small things the property does not have.

First Family Spring Break Vacation with Kids

The pictures are spot on and we were all very happy with the pool. We have 3 kids(12, 7, and 3 year old) and the pool was loved by all. The hot tub had some jets not working, but that didn't bother anyone since the weather was perfect and between going to the beach and lounging by the pool our vacation stay was great. Nice quiet neighborhood. The property managers were great and very prompt in their responses-they were great to work with! Made our first family vacation out of state fun and relaxing.

February Retreat

The property was in a great location to beaches, shopping, restaurants. It was a nice, quiet neighborhood. We enjoyed the pool and the outside area because it gave us the availability to entertain family while social distancing. The hosts offered to have the cleaning service come in midway through our stay since we were here 2/1-2/28. That was very helpful and we appreciated that. The hosts were always very helpful and responded to any issues we had in a timely manner.
