Not perfect but good value for your money.

The hotel is dated and in need of some updating but it's clean and very reasonably priced. I stay here everytime I come to Manchester. Its perfectly positioned and for what I pay I cannot grumble. The beds are clean an comfortable.

The property was very central and handy for eating out, shopping and public transport. The downside was we were at the back of the property adjacent to a local popular pub that had both live music and folk outside until gone midnight. Then, around 5am they started to empty bins (with glass in them) - hence very little sleep. The window wouldn't shut properly which made it worse. When we mentioned this we were told 'to be expected - it's a city hotel', but we have stayed in other 'city hotels' in Manchester and not experienced such noise and thus poor quality of sleep.

Miss and hit and miss !

Cusotmer service sorted my mess out and the hotel were fab. Room 204 was similar to 202. The windows still have cracks and yes, the door handle in the bathroom was broken - the light in the shower flickered but the bed was so comfy! I'd almost let them off for it. The problem I have is that and Exec Double - this was so much smaller to those on the 1st floor. And for the love of god ... CLEAN THE BLOODY WINDOWS !!! But can;t fault the staff, they were fabulous.

Room could do with a refurb. The carpet was heavily stained and the paintwork could do with being refreshed. The breakfast was fantastic. Location was very central, just a two minute walk from Manchester Piccadilly Station.

We arrived to the desk representative with a terrible attitude. After that unpleasant interaction, she gave us a room on the 6th floor that required climbing two flights of stairs with all of our luggage. We asked for a room off the elevator, and were accommodated on the first floor. All the other staff were lovely.

Not so Executive Room.

The room on the surface looked amazing, room 202. It was an "Executive Room" and yet they still sent a message to get me to pay 20 quid for an upgrade, which you can't as it's the top room already. Then you pay on arrival the Manchester tax, oh and front forget your iD !! The more I looked at the room itself, the more faults I found. Lightbulb out Bedhead falling off Cracked windows The only opening window wouldn't shut Weed smokers outside the front of the hotel Lift smelt of weed to ...Really quite poor indeed.

This hotel is noisy! If it’s not guests slamming the doors, people having loud conversations in the corridor its the noise from the street below that the windows fail to keep out. I had a twin room to share and the space is tight. The temperature gauge in the bathroom allows you to freeze or scald yourself, the toilet screams when you flush, only one plug socket worked which meant no access to kettle as thats the plug socket that didn’t work. The beds are soggy and the carpets wasn’t cleaned between my check in and last guest leaving. Reception staff were efficient and helpful, they really were the only plus point of this dated hotel that had a stale smell. Access to Manchester Piccadilly station is great, its around 5-10 mins walk and fab location for going out in Central Manchester. Piccadilly Gardens isn’t for the feint hearted after dark, But no issues during the day

Would not stay here again

Well located on Picadilly, but the room was very dated and shabby and really needs refreshing. The whole place was not well maintained and felt unkempt. The carpet and sofa had stains all over see pics and kept my socks on. It was very hot with little air flow and no air con so didnt sleep well at all. There was a plug in oil heater so assume the radiator doesn't work. Filthy windows. Expensive for what it was. I would not choose to stay here again. Also could hear everything from the neighbouring room, including a man vomitting very loudly in the morning. Not a pleasant experience.
