The building itself is beautiful and very old however the apartments are not just dated they are damaged, they are filthy, not just cobwebs, but the sofas are full of crumbs and grime, the pillows are rocks and you cannot move in the beds for creaking they are that old. Sheets clean but stained and stitching all coming away. I have stayed in excellent dog friendly accommodation all over France and Spain so that cannot be the excuse. These apartments should not be rented out until some deep cleaning, refurbishment and renovation takes place. We left after one night as none of us slept and we felt like we were crawling and had the towels draped all over the chairs as we didn’t want to sit on them. I guess they are understaffed as the staff themselves are lovely. Such a shame as the location is idyllic and the grounds well kept. We did advise the reception lady and she just said she was sorry to hear that and didn’t charge us for the parking. I don’t like writing reviews like this but unfortunately it’s a fair reflection of the Superior one bed apartment.

Photos advertised for property is very outdated. The property is in need of renovation. Many areas in the property needs proper maintenance. If I had up to date photos of what the property looked like online, I would have never booked it Overall clean, nice staff but just disappointing apartment

Booked a superior 1 bed apartment but were put in Grisdale which should be described as vastly inferior. The shower, toilet & washbasin was tiny and the old shower curtain let the water flood out into what was the standing area, No hooks anywhere to hang jackets etc so returning after a wet day (this is the lake District) the only hanging space is either in a wardrobe with the rest of your clothes. Although we didn't need it there was no microwave which other 'Superior' rooms have. The light over the bathroom mirror doesn't work but they don't carry spares so it can't be fixed. LED lighting is fine but not very bright in the bathroom so without the light over the mirror shaving was a bit hit and miss. The mattress creaked and was uncomfortable. On previous visits other Superior Appts have been fine. The saving grace about Grisdale is that it makes you want to get out onto the fells,

If the pictures were up to date and showed the spider webs, dog hair, mould and dirty curtains I would have kept a wide berth. The bathroom floor was bubbly from water getting under the flooring, mould on the tiles, ceiling and shower door. There was splashes of blood and tooth paste on around the bathroom sink on our check in. Lastly, there was no soap dispenser for the bath, just a bag of soap you had to empty in to your hand. Lastly, a moth had been crushed on the bathroom door that looked like it had been there for a while. Bedroom Lamps were unstable and had holes in the shade, bedroom curtain had a black stain on it and had a small plug in radiator that I presume the main central heating radiator didn’t work. Front room had dog hair on the carpet and the seats weren’t very well laid out to be usable with the TV. There was a musky smell and like old smokers den smell when you walked in the property. The property probably looked great in the 1970’s and has so much potential. The grounds are stunning and location a short walk into Keswick town centre. It’s such a shame and worrying at times with my pregnant fiancée for her first time in the lakes. Like I say, if the pictures were up to date, I wouldn’t have entertained booking the room. I reported everything to the front of staff and they need to finish painting and modernising. Also, might be worth advertising if the rooms have been used by dog owners, leaving a choice to choose to avoid allergies flaring up.

Very Disappointing

The hotel being old and outdated does not bother me. However, the dust, cobwebs, the fridge and tv that didnt work, the beds that were rock hard did. The gardens were impeccably tidy and manicured and its a shame this.level of care hadnt been put into the rooms themselves

Pleasant hotel in lovely location

Unfortunately our booked apartment accommodation was unavailable due to a gas leak. However, we were moved to a nice double room and given free breakfast to make up for this. We were also offered 50 % of dinner but the available dining slots were extremely limited so couldn't use that. It was a very comfy hotel, with a great shower, a pleasant mile walk to Keswick. I'd definitely stay again

The hotel and staff were very good perfect location. We did have an issue with our accommodation, but in fairness all isssues have now been resolved satisfactory. I would recommend a stay here.

Apartments were in a good location, would return and had all the amenities you need. Was a little disappointed with the cleanliness with the sofa bedding and the decor was a little tired as shown in photos. I dont think the sofa bedding had been changed and there was stains on the pillows. But i would stay again.

I received a call 24 hours before our arrival (on New Years Eve),telling me the booking cancelled due to 'gas issues' in the apartment. I was told they would arrange for Expedia to search for alternative accomodation. I was ,however,scepital about this and proceeded to try and find accomodation myself,without success at such short notice. I then received another call after approx 1 hour,telling me now sorted but may be put in one of the hotel rooms rather than the apartment. . On arrival,the receptionist was very apologetic but did not really give us a full explanation. However, as we were given a standard apartment rather than a superior one that I had paid for, we were given complimentary breakfast on each of the 2 mornings., with a promise to look at further recompense .(none as yet) The actual apartment was a little dated but spacious and sufficient for our needs. Ample parking spaces available.Lovely friendly staff in the dining room. A very good position in Portinscale only 15mins off road walk into Keswick town centre.

Twice it happened that I came back to my room after spending the day out and the door was open, not unlocked, OPEN. Staff was friendly and helpful, said it was maintenance people which is OK, but al least close my door! Cleanliness is bad, plates and glasses in our apartment were USED, not just dirty. They should have cleaned and charged the previous guest, it's not my problem. I found used socks from previous guest, dust over skirting boards. Microwave was all rusty, bathroom extractor didn't work. Again, staff was great and helpful, they listened to my complaint about my room door being left open but the overall experience was very poor.

Lovely quiet village, ideal location for walkers and dogs, no shops in Portinscale only 1 pub and a cafe. We stayed in apartment- and ate at pub in Portinscale only a 15 minute walk into Keswick lovely walk. Apartment clean , everything you need . The building is Victorian, plenty of room in apartment set in lovely grounds. It is dated, and the hall entrance could do with repainting and new carpets to make it more inviting for guests. We initially couldn’t get the heating to work, but this was fixed after reporting to sister hotel opposite

When we arrived our original accommodation was no longer available due to essential work going on. Hotel upgraded us to a de luxe room with lake view, and gave us 7 days of full English breakfasts, all at no extra charge. Excellent staff! Friendly and approachable. Made every effort to turn situation round.

Dated but perfect for what we needed

Had a pleasant stay here, the self catered apartments are a little dated but you don’t come to the Lake District to sit in your hotel room. We were able to cook fine in the room. There wasn’t soap provided in the bathroom which was a little annoying. The connecting hotel across the road looked really and we ate in the bar there one night which was really nice, looking out onto the lake, which is a 2 min walk away. Overall it was great place for us set up camp for 3 nights and was perfect with having our dog with us

The hotel is in a great location, ideal for exploring the local area. The main hotel was nice and the staff were polite and attentive. We stayed in one of the apartments which was in desperate need of updating. The apartment was clean with nice linen and towels but everything else was dated and in poor condition.
