Central Mezzanine Apartment in Historic School
A modern mezzanine flat in a beautiful old school house. The building has been converted into stunning apartments with everything you will need for a great stay. My home is truly a unique and historic place to stay in Edinburgh.
The flat is located in the old George Heriot's School building, which has been stunningly remodelled inside into flats. My mezzanine flat is located on the ground floor. There is a comfortable living area with a small-double sofa bed. The piano is unfortunately out of tune at the moment but makes for a beautiful focal point of the flat. The kitchen and dining area contains everything the aspiring chef needs to cook up a great meal after a day of sightseeing. The small rock garden area is very peaceful on a nice day. The bedroom is upstairs and overlooks the living space and my bed is very comfortable. My cleaners place fresh, hotel-quality linen and towels on your bed prior to arrival. There is a small private garden for you to enjoy on a sunny day!
Please note that last-minute reservations being made within 24 hours from the arrival date are subject to a change in check-in time of 6 P.M. instead of 3 P.M. The property will only accept the number of adults booked as per the booking confirmation. Any additional guests not confirmed on the booking will not be accepted. Each guest will be asked to present a form of identification once the reservation has been created and upon check-in. This property will not accommodate hen, stag or similar parties. This property is located in a residential area and guests are asked to refrain from excessive noise. Guests must leave the property in the same state as when they checked-in.
Check-out at any other time apart from the designated arrangement of 10AM on the morning of the last day without prior mutual consent, you will be liable for a call-out charge of £55. This fee will account for the extra costs towards the housekeeper for working overtime, sending a worker to travel to a different location to obtain another set of keys, payment for producing a separate key, and cancellation/rescheduling the cleaning services.
Should the above policies not be respected, a penalty fee will apply to the guest(s) for any damage(s) caused to the property. A penalty fare of £150 will be charged on your deposit if you smoke in the property.

Not What I Expected
Here is a list of the reasons for my review:
1. Toilet paper was poor quality.
2. No hand soap in one of the two bathrooms/washrooms.
3. Not suited for 3 or more people. The bed is small, not even a queen. The futon is not meant for 2 people. It was 3 in our group.
4. The bed was very uncomfortable. It felt like an old, cheap metal spring mattress.
5. The two sink faucets had issues: one had a loose base and the other closed by itself.
6. The location shown on Vrbo was in New Town. This place is nowhere near New Town. Location was fine, about a 12-15min walk to Edinburgh Castle.
Overall, i dont recommend.
The building itself is charming, and the location is exceptional for those who wish to tour downtown Edinburgh on foot. However, the unit was not acceptable. The double bed in the loft was not comfortable, and the couch which turned into a single bed was very uncomfortable. The bathroom sinks and shower did not drain well. There were NO instructions left for any of the appliances, which would be helpful for those travelling from abroad, who don't know how to use the appliances in England. There were minimal products left to use--in our other unit we booked in Bath, we were given excellent products and in excellent quantities(e.g. shampoo, conditioner, body soap, laundry detergent) The bedding was found in the upstairs closet and did not appear to be fresh. The extra pillows were found in a dirty downstairs closet. The duvet did not have a cover and was stained from previous use. Neither of the heated towel racks worked--and the host Henry did not do anything to help us figure it out. Finding the keys to the apartment was also problematic--the instructions were vague and we finally found the key receptacle in a tiny box at the bottom of a fence grid. Henry, the host, was also not gracious in any of his communications. He also claimed that we had left stains on the carpet and couch, which we did not, and tried to charge us a ridiculous amount of money given the cost of the unit itself.

Great location
Great location. Difficult to find lock box. Upstairs bathroom stinks! Cupboards messy with stuff and other peoples left over food in cupboards. No hairdryer. (Or couldn’t find it). It was fine otherwise. Comfy bed.
