Avoid this place – total scam. Nothing matches the photos or descriptions. Room: Paid for a balcony/sea-view in the main building but got dumped in an annex up a steep hill. Impossible with a pushchair, unsafe for kids, and noisy at night. Parking: Told not to use the top car park (even with toddlers) and forced to park in a muddy lot below. Cleaning: €30 per “clean” meant just changing sheets. Took 3 days to fix after complaints. Had to empty our own bins. Told that there are no fresh towels or toilet roll unless you pay for this clean. Services: No shuttle. It’s a 30-minute hike to Desenzano, not 15–20 mins. No room phone, staff don’t answer mobiles. In an emergency, you’d be stuck. WiFi: Cuts out at night, barely works in the day. Restaurant: Only pizza, stops serving at 8:30. They advertise lakeside dining that doesn’t exist.

We recently stayed at this property and were quite disappointed with the overall experience, especially given its 4-star rating. Upon arrival, we were surprised to find that our suite was located uphill in a separate set of buildings far from the main area. The property seems to have two distinct sections, and we were placed in the last one — which was incredibly confusing to access, especially with luggage. When we politely asked to change rooms, the staff was unhelpful and borderline rude, telling us it was not possible without any real explanation. Unfortunately, this lack of hospitality continued throughout our stay. We also asked for help arranging transportation from the hotel to the city, and again, the staff was dismissive and not helpful at all. That said, I must give credit where it’s due: the natural beauty of the surroundings is truly breathtaking. The views and peacefulness of the area are exceptional. Also, the staff at the restaurant were very kind and welcoming — a much-needed contrast to the rest of the service. However, for a 4-star hotel, we expected more. Our room wasn’t cleaned during the two nights we stayed, and basic standards of service were simply not met. It’s a shame, because the location has great potential, but unfortunately, the management and service fell far short.

Accommodation was great for what we needed, views from accommodation very beautiful. Staff in Reception very good and helpful. One of the main men in the restaurant obviously didnt like non Italian guests and made us feel uncomfortable and an inconvenience. Apart from that we had a great stay.

We had a good stay at this property, but didn't feel like it was a great value. We had minor issues in our room (the AC would stop working some nights and the sink was wobbly). We felt a little nickeled and dimed that there was a kitchen but no sponge and dish soap. Online it said there was a free shuttle into town, but it was 8 euros round trip. The view from the property was lovely and the breakfast was wonderful. We had good interactions with the staff and everyone was kind. Our room had plenty of space and we slept well.

Staff were super friendly and helpful. Great area that was very quiet and peaceful. The breakfast was fantastic and worth it. A bit out of the main town and about a 20-30 minute walk to cafes and shops but there is a shuttle to the train station/town for €5 per person. Highly recommend this place for a stay.

Great for a family with toddler. Great location, nice atmosphere, well run, locely staff... would highly recommend the ebikes. Only negative we had a superior 1 bed apartment and stayed for 4 nights. There was no cleaner during our stay, with little goods to clean the apartment makes it a little diifficult

This is a nice property for a family holiday but a good 3 stars and not 4 stars as advertised (not even close). Staffs are friendly, food choices are limited, especially for breakfast, and always scrambled eggs and bacon as warm options and nothing else! They offered us a room which was supposed to be a lake view but it was the garden view and you could have a glimpse of the lake if try very hard! The bathroom is basic and the shower drain was blocked and flooded the whole bathroom on day one! It is ok overall but don't expect a 4 stars hotel room.....

Leckeres Frühstück mit guter Auswahl, saubere Anlage sowie Zimmer, sehr Hundefreundlich (unser Hund durfte überall mit hin), Lage direkt am See toll, allerdings ist man zwingend auf ein Auto (Leihfahrräder auch vorhanden) angewiesen, wenn man nicht ewig in die Stadt laufen möchte. Tägliche Zimmerreinigung (konnte für 30€ extra gebucht werden oder 9€ für neue Handtücher) war bei uns nicht inklusive, was uns vorher nicht klar war. Insgesamt aber toller Aufenthalt!
