Sans Souci sits directly on the sand, close to town at beach marker 9. Brand new construction finished March 2026, four bedrooms, sleeps twelve, with 800 square feet of covered deck pointed straight at the water. A private sandy path, serving as your driveway, leads from the deck through the dunes to the sand. From the moment you arrive, the ocean sets the tone for everything that follows. The pace slows and the rest of the world gets a little quieter. Texas keeps its best sunrises here. The light comes up over the Gulf in pinks and golds you'll find yourself walking out to watch with coffee in hand, even on the mornings you swore you'd sleep in. By midday, the deck is shaded and the breeze does the cooling. In the evening, the living space will pull everyone in, a refined and inviting setting for soaking in the serenity as the sun drops behind the dunes.

THE LAYOUT
Single-level home elevated on stilts. The main living space runs the full width of the house: vaulted ceilings, exposed wood beams, wide-plank hardwood underfoot, and floor-to-ceiling windows that keep the Gulf in view from nearly every seat. Architectural lighting throughout, with that warm low glow in the evenings that makes the room feel twice its size after sunset.

THE KITCHEN
Built for groups, designed for the cook who actually wants to cook. A 6-burner gas range, quartz countertops, a floor-to-ceiling blue stone tile accent wall, full stainless appliance suite, and brass pendants over a generous quartz island. A built-in beverage station with a dual-zone wine cooler sits just off the dining area. Eight-seat dining table with sightlines straight to the water, so dinner ends with a sunset whether you planned it or not.

THE BEDROOMS
-The master suite has the king bed, dual vanities, and a walk-in shower, tucked away from the main living area for actual quiet.
-The custom bunk room is where the kids will head first: built-in reading lights at every bed, individual outlets, and real mattresses, not the foam slabs you find in most rentals. Sleeps four to six comfortably.
-A well-appointed queen room handles couples or solo travelers without feeling like an afterthought.
-A dual twin room rounds out the sleeping arrangements with space for the extended family.
Every bedroom has its own flat-screen TV. All three baths are finished with quartz counters, brass fixtures, and designer coastal touches.

THE DECK
The 800-square-foot covered deck is the soul of the house. Furnished as a full outdoor living room with panoramic Gulf views, it catches morning light on one end and the sunset on the other. The dune line gives enough privacy that the deck stays peaceful even on busy beach days. Coffee at sunrise, a glass of wine at dusk, the sound of the surf the entire time.

THE BEACH
Walk straight from your steps, through the dunes, onto the sand. No streets to cross, no crosswalks, no parking lots. Marker 9 is one of the easier stretches of Port Aransas beach to access, with vehicle access onto the sand if you want it. The dunes here are tall and quiet, and the beach traffic thins fast in either direction.

WHAT'S INCLUDED
Beach essentials (towels, chairs, umbrella), full kitchen setup with cooking basics, washer and dryer in unit, kayak, board games, books, hair dryers, and standard linens and toiletries. WiFi throughout. Air conditioning, heating, ceiling fans. The home was set up to remove every small friction of a beach trip, so the only thing you need to bring is your group.

THE LOCAL TEAM
Sans Souci is managed by Port A Vacation Company, a local team based in Port Aransas. Our cleaners and maintenance crew are on our own payroll. Someone is reachable seven days a week if anything comes up, and the office is a few minutes from the front door.
