We stayed here for our anniversary trip and enjoyed our stay. Check in was easy with videos and our cottage was very cute. It was clean and we had everything we needed. The breakfast tasted delicious!! Shopping and dining were within walking distance. Tiffany and her family made us feel right at home. We will stay here again, highly recommend it!!

The owner Tiffani is one of the sweetest people you'll ever meet. She's an amazing cook as well. She shared her family recipes for breakfast and was very accommodating. I stayed in the Texas Special room which was in the main house with a balcony. The house has all the small town southern charm you'd expect.

The owners B&B were attentive, professional, and personable. Breakfast was excellent, comparable to any hotel or restaurant that I have had experience with. I have traveled a good deal in my life, in both the States and Europe, I would highly recommend this B&B to anyone looking for a different experience. If you're looking for new, modern and flashy it may not be your cup of tea, but for me as a B&B it's at the top of the list.

We had a charming experience staying at The Katy House. Tiffany made us feel so welcome and at home and the breakfast was fresh and delicious - we really enjoyed the blueberry pancakes which were a family recipe! We loved the atmosphere of Smithsville and would recommend this as a relaxing and memorable place to visit. The guesthouse is beautifully furnished and it is exceptionally clean. 10/10 review from us!
