Beautiful stone country villa in the hills

Ancient stone farmhouse finely restored preserving the flavors of the past. It is 2 km from the town center and is completely surrounded by greenery.
It is composed on the ground floor of entrance, bathroom, living room with dining table for 10 people, very large living room with central fireplace.
The large brick-built kitchen is equipped with a dishwasher, an electric oven, a wood-burning oven, a microwave, a coffee machine and everything needed for cooking.
On the first floor there are 1 master bedroom with a spacious study (with a sofa bed for 1 and 1/2 square), 2 large double bedrooms and 1 twin bedroom. ALL ROOMS HAVE PRIVATE BATHROOM.
All bathrooms are new, made with particular attention to materials. The coverings are all in natural stone.
To complete the residence:
- a very comfortable outdoor kitchen with stove, sink, barbecue and wood-burning oven for pizza
- a large laundry room with washing machine, clothes dryer, iron, ironing board, etc.
- 2 covered parking spaces

Around the farmhouse there is a splendid patio equipped with table and chairs and an outdoor area with deckchairs.

Casaprota is a beautiful rural village.
At only 21 km you can visit one of the most beautiful abbeys of Lazio: the Abbey of Farfa. One of the most outstanding monuments of the European Middle Ages. Don't miss the guided tour and the library.

La Sabina is also an area full of beautiful villages and ancient villages to visit.
One-day visits are also possible to Assisi, Todi, Spoleto, Tivoli, Orvieto, in addition to those to the lakes.
Lake Bracciano and that of Nepi can always be reached for day trips.
Rome is only 55 km away.

For sports enthusiasts who do not want to miss the chance of distraction and fun, it is possible to go trekking, mountain biking, gliding in nearby Rieti and above all many trips in the woods on horseback.
In the center of Casaprota there is also a well equipped sports center with:

We couldn’t have chosen a better place to stay

The villa is beautiful with large, spacious rooms and a wonderful mixture of more modern and older pieces of furniture. The pictures just don't do it justice. The kitchen is well equipped with ample pots, pans, cooking and serving dishes and enough cutlery, crockery and glassware to accommodate a small army! The outside areas are equally impressive with a wonderful loggia just off the kitchen for alfresco dining or chilling. The outside kitchen is also close by with its wood fired grill and pizza oven, gas hob and sink with running water. There is also a patio area with sofa, stools and a low table and of course the pool with its own terrace and sun loungers as well as a volleyball net in the garden and table tennis under the covered parking area. As a party of 7 adults from 6 different households we found there was plenty of space for us all to function as individuals and as a group. The villa is very secluded and peaceful but so many places are easily reachable within an hour and the landscapes are stunning. Michela is a very genuine and warm hearted person and was a wonderful host; always quick to respond to any messages before and during our stay. She went out of her way to help us on more than one occasion, even picking up two of our party when transport plans went haywire. The property and its grounds are meticulously maintained and Daniel and/or his wife, Aurica, discreetly turn up every other day to clean the pool, attend to the chickens and ducks.

Quiet Getaway

Everything about this property was as advertised or better. Michela was a perfect host--responsive, helpful, and not at all intrusive. The location is very private and very quiet yet less than an hour to downtown Rome. Three distinct outdoor seating areas and two inside mean that there is a place to be for every occasion. The spaces inside and out are just wonderful. The outdoor kitchen is fantastic. We had the grill going every other night. The large second refrigerator in the laundry area was a godsend, as we kept it full of food and beverages and could do large shops at the grocery to keep our teen age boys fed. Fresh eggs from the resident chickens were a lovely surprise! Casaprota and Collelungo are charming ancient towns, well worth a walk around. Note that the bakery in Casaprota is actually pretty well stocked for basics for such a tiny store. All in all, an excellent place to both unwind and relax as well as discover the Sabine hills. We hope to return!

Excellent Villa

The photos do not do this property justice. Absolutely stunning. Previous posts mention the track to the property from Casaprota, after the first drive it is no problem at all, just a little rough. Michela (good communication before and through out stay) met us in the local village and showed us the way up the track and then a quick tour of the property. It is such a relaxing place to stay, with large terrace for dining out, another for relaxing and gorgeous pool area. Kitchen is well equipped, with numerous pans and plenty of crockery. 4 large bedrooms all en-suite in keeping with the character and age of property. Pool got cleaned several times during our stay by Daniel, who looks after the grounds and animals. Property was exceptionally clean inside and out, really could not find anything to spoil our stay. Casaprota is a lovely little village with a nice bar. We were a party of 7 people (3 generations) and all loved our stay and would have happily stayed longer than 7 days.

Peaceful and beautiful location

The house was beautiful, in a lovely setting surrounded by trees and nature. Perfect if you are seeking peace and tranquility but also an excellent base for exploring the local area. There are many historic villages within easy reach which makes exploring this unspoilt area very enjoyable. It is also well placed to visit some of the towns of Umbria such as Orvieto, Spoleto, Todi as well as Rome and Tivoli. All accessed by driving through a beautiful and dramatic landscape. Michela, Andrea and Daniel were extremely helpful hosts. Thankyou for a lovely, relaxing stay.

Wir hatten wundervolle Ferien in diesem liebevoll und authentisch eingerichtetem Haus. Es ist noch viel schöner als auf den Fotos. Wer die Ruhe und die Natur sucht, ist hier genau richtig. An den abenteuerlichen Weg zum Haus hatten wir uns schnell gewöhnt, auch ein kleiner Fußmarsch (ca 35 Minuten) in die Bar im Ort ist möglich und lohnt sich. Das Haus hat alles was man für einen gelungenen Urlaub benötigt, die Küche verfügt über alle nötigen Utensilien, sogar das Gewürzregal war gefüllt. Wir haben den Pool, die vielen Sitzgelegenheiten und vor allem den Grill und Backofen draußen ausgiebig genutzt. Holz und Grillkohle waren vorhanden und wir haben die selbstgemachten Pizzen genießen können. Michaela hatte uns vorab mit allen nötigen Informationen zu Restaurants, Einkaufsmöglichkeiten und Ausflügen informiert. Auf dem Grundstück gibt es Hühner und Enten. So gab es regelmäßig frische Eier. Daniel hat ca. alle 2 Tage die Tiere versorgt, den Pool gesäubert und die Blumen gewässert. Er hielt sich dabei dezent im Hintergrund. Von uns gibt es eine absolute Empfehlung für dieses Haus.

Wunderschönes Ferienhaus in außergewöhnlichen Lage

Wir hatten eine wunderschöne Zeit in dem Ferienhaus von Michela. Die Lage und Zufahrt zum Ferienhaus ist zwar etwas abenteuerlich dafür wird man aber mit einem wunderschönen Haus in toller Lage belohnt. Wir haben das Haus als Ausgangspunkt für unsere Ausflüge nach Rom genutzt. Das Haus war der perfekte Ausgleich nach einem langen Tag in der Stadt. Bei Fragen war Michela immer für uns erreichbar. Vielen lieben Dank für die tolle Zeit.

Best house I ever spent a holiday!

We arrived around 8pm and were welcomed in Casaprota. The house was perfect with a lot of privacy. A very big living room with a Flatscreen-TV, WiFi in the whole house, also a Wii, board games, ... A big kitchen and 2 fridges and washing machine at your service. Enough bedrooms and bathrooms for everybody (8 people). Everything was very clean. The facilities: big pool, enclosed garden, volleyball, ping-pong, badminton... absolutely woooow ! Not to forget, an outside kitchen with a pizza-oven and a bbq. Our dog was welcome during our stay and could run around without worries in the enclosed garden. Our host Michela could always be contacted by Whatsapp. She replied quickly and was very lovely. She helped in everything we asked. She even called a doctor for advice for us. Never had a host that was so concerned with his guests. I recommend this house and our host Michela.

Quiet awesome villa

A perfect villa for family vacation. You don’t need to go out and search for love or activities. The villa have it all. You can can make your own pizza og a steak on the grill in the wonderful outdoor kitchen. The pool is clean and the house is big - there’s enough space to sit inside or you can of course sit outside in one of the lovely areas. We love all about the house and can recommend it 100% - also the road up to the house is so great and fun.

Koselig villa for storfamilien

Vi har nettopp hatt en koselig uke med storfamilien i Casaprota. Ikke la deg lure av den veldig dårlige veien fra Casaprota opp til huset, for det som møter deg bak porten er fantastisk! Nydelig hus og eiendom, store gode soverom med tilhørende bad. Alt var over vår forventning. Med "egne" høner hentet vi egg til frokost. Det er 20 min til dagligvarebutikk, men huset hadde to kjøleskap med frys slik at storhandel var mulig. Med Roma, Rieti og Tivoli i overkommelig avstand er det nok av ting å ta seg til. Eieren var tilgjengelig på WhatsApp under hele oppholdet og det kom en person for å se etter bassenget, hagen og hønene👍.

Beautiful house with wonderful garden

We spent a week in Villa Forcana, a beautiful house in a lovely area The pool is very nice to cool off on hot summet days and the veranda is a perfect place for dinner in the shade. Michela is a very nice host, she gave us a lot of tips and was always very quick to respond to our questions.

vacanza tranquilla e spensierata

Una casa molto bella, decorata con amore e abbastanza spaziosa per la nostra famiglia di sei persone. Abbiamo trascorso una bella vacanza qui e abbiamo esplorato la regione (Roma, Tivoli, Rieti, Cerveteri, Ostia). Dopo, ogni volta un ritorno molto piacevole alla pace e alla privacy assoluta. La strada di accesso (7 minuti di macchina) è un po' accidentata, ma certamente fattibile; siamo andati al negozio di Osteria Nuova ogni giorno. La proprietaria Michela è estremamente cordiale e accomodante. Abbiamo apprezzato la casa, la piscina, i dintorni, le galline, il tacchino, i ricci, i cinghiali ecc. Sicuramente consigliato per una vacanza tranquilla e spensierata.

Una bella vacanza

Il soggiorno è stato molto piacevole perché la villa è veramente molto bella e dotata di tutte le attrezzature necessarie per godere di una bella e riposante vacanza. Noi purtroppo siamo stati sfortunati perché il wi-fi non era disponibile per un guasto e inoltre in molte parti della proprietà il segnale telefonico è debole. Comunque vogliamo sottolineare che Michela si è data davvero da fare in tutti i modi per rimediare all’inconveniente e al termine del soggiorno per scusarsi ci ha fatto dono di un gentile omaggio.

Soggiorno fantastico

La proprietà è tenuta molto bene: recentemente ristrutturata internamente, giardino Stupendo (in fase di completamento nelle zone circostanti la piscina). Molto pulita, il posto è super tranquillo ed isolato. Consiglio solamente di portare tutte le provviste necessarie per il soggiorno poichÈ la strada per scendere in paese è scomoda e c’è solo un’alimentari. L’host è molto gentile e disponibile!
