Escape to relaxation at this luxuriously rustic cabin near Broken Bow Lake! Featuring an impressive 3 bedrooms and 2 bathrooms, as well as a fully equipped kitchen, this serene vacation destination is ideal for any group. Unwind outside on the furnished deck or soak in the hot tub as you marvel at the picturesque landscape! Inside, cozy up to one of the 2 fireplaces and savor the creature comforts of a suburban home in this peaceful location. Experience the best of the great outdoors- Hochatown State Park and Broken Bow Lake are just a short 5-mile drive away. For an extra dose of adventure, head to Choctaw Casino, a mere 20-minute drive away. With so many things to do in the vibrant area, you will never run out of ideas for your next day`s excursion! Rental Agreement Check in time is from 3-7pm . After 7pm phones are not on to help assist guest . Indoor propane fireplaces are only operational through Oct - Jan every calendar year . Pilots lights on inside will be on during that time. There is no guarantee outside fireplace propane light will be on due to winds in the area . On inside some fireplaces have a push button or a timer located near fireplaces . On those to turn on you would push the 30/60/90 button to turn on. Timer you turn . If property has neither then on the bottom where fireplace is sitting you will see a black push knob . To turn on you would gently push knob in and turn to ON . To turn off you would turn it back to PILOT ( DO NOT TURN KNOW TO OFF OR YOU WILL TURN PILOT OFF ) ! LBBC is not liable for fireplaces not operating or will give refunds due not operating ! We will try but cannot guarantee to be able to get someone out to assist . All properties do have a out door firepit But LBBC does not provide wood . Cabins are in the natural forest any deadwood that guest can find that will fit in the out side firepit can burn. Area does sell firewood .No firewood is allowed to burn in the inside and outside fireplaces ! If guest do guest will have to pay to replace and ramify any damage to the property . There are no fireplaces on the propane fireplace cabins and would have smoke damage . Keeping your cabin tidy during your stay will be your responsibility. You will also be responsible for leaving the cabin in good condition when you leave. Remember, these are privately owned cabins. Please treat them as you would want guests to treat your home. Age Requirement: All LBBC cabins are limited to families, couples, or adults 21 years of age or older. You must be at least 21 years of age to reserve a cabin with BBLC. We will not rent to students or singles under 21 years of age, or unchaperoned groups. Upon check-in, we reserve the right to refuse service with monies forfeited if any discrepancies in our policies are suspected. Exceptions are made for couples, i.e., honeymoon, anniversary, etc. Please call our office to reserve couple cabins if you are under our age requirement. Minimum Stays: A two-night minimum stay is required on all reservations. A three-night minimum stay is required during holidays that are established by LBBC Rates/Occupancy: The rates listed on the website are based on the number of people that the cabin sleeps comfortably. A $15 per person, per night charge MAY be added for up to two additional people with permission. This includes children. All guests must be registered. ACTS OF GOD Property management company or owners of the company are not responsible for any power or internet outages that are related to weather or due to area outages. Also if anything goes down on the property on maintenance we will do everything we can to get it fixed based on available technicians. Property managers and owners are not held responsible and no refunds will be given . Sale of Unit: Managed property(s) may be listed for sale. The transfer and sale of a managed property does not guarantee that the new owner/owners will be obligated to honor your scheduled vacation dates. Guests understand that if the selected vacation property sales prior to scheduled arrival date, LBBC will make effort to reschedule your vacation stay. If LBBC is not able to reschedule the stay, guest will be entitled to a full refund of any payments collected. Driving Directions: Detailed driving directions will be included in your Pre-Stay message through your booking and will also be available in the guest portal. Please screenshot/print these before departing on your vacation. 911 has mapped the area but GPS is not reliable for the addresses of the cabins. Cellular service is not always reliable to access data once you are in the area. TRUST US! PRINT or SCREEENSHOT your directions! Check In/Out Times: Check in is anytime after 3:00 P.M.. Check out is 11:00 A.M. An additional charge may be processed on your credit card for every hour past the stated 11:00 A.M. check out time. EARLY CHECK INS ARE NEVER GUARANTEED. Check In Procedures: Prior to your arrival, an message through your booking will be sent which will provide detailed driving directions and a key code that you can use to unlock the cabin door. Please consult the cabin manual prior to calling. Wifi, satellite, and hot tub instructions are all provided in the cabin manual. Please notify us immediately upon discovery of missing/damaged items. Check out Procedures: Please do not leave trash in your cabin, and remove all food from the refrigerator. Shut and lock all windows and doors. An additional fee up to $500 will be processed on your credit card after your departure if the accommodations are left damaged or excessively untidy (trash, pet urine, stains, or excessive hair on the furniture or carpet, cigarette butts found on property, stained linens or furniture, furniture rearranged, etc.). An automatic, additional $100 fee will be charged for vomit. Items broken or missing from the cabin as well as checking out late 100.00 per hour will be charged to your credit card accordingly. Pet Policy:Pet fees are charged separate from after booking -its a separate fee added the booking .75.00 per dog per stay - some propertys has a maximum of two dogs . Some of our cabins are considered pet-friendly. A non-refundable $75 pet fee/per pet and stay will apply on all reservations which allow pets. The maximum number of pets allowed per cabin is two. Please bathe, brush, and treat for fleas before your stay. Pets are not allowed to be on the beds or furniture, and you must crate them when you are away from your cabin. Remember, this will be a new place for your pets and they may not behave the way they usually do at home. Excessive pet hair, urine or stains will result in an additional $100 cleaning charge to be processed on your credit card upon your departure. Scratch marks or any other pet damage will be repaired and the cost will be processed on your credit card. Failure to comply with a cabin’s “No Pets” policy will result in a charge of an additional $200 per rental night and eviction without refund. Smoking Policy: All cabins are non-smoking cabins. If the cabin smells of smoke, or there is any evidence of smoking inside the cabin, an additional cleaning fee of $200 per rental night will be processed on your credit card. An additional fee up to $100 will be charged for littering the grounds with cigarette butts. Please dispose of them properly. Hot Tubs: Please supervise children at all times around the hot tub. No diapers, glass, soaps, creams, oils, bubbles, lotions, or food is allowed in the hot tub. Please shower before and after using the hot tub. Please leave the hot tub cover in place when not in use. The replacement cost for hot tub covers is $400. Please do not allow anyone to sit or stand on the hot tub covers. Trash: Place all trash inside the outside receptacle and make sure to secure the lid tightly. Remember, you will be staying in a forest full of animals that would love to play in the trash and make quite a mess with it! County Trash Service will be provided M, W, F. Larger items may be taken to the local trash center located on Highway 259A. Fireworks & Discharging Firearms: Fireworks and discharging firearms on or near cabin properties is strictly prohibited for the safety and consideration of all owners and guests. Since most all land is privately or government owned, there is not a place for fireworks that we are aware of. In dry seasons, fireworks compromise the safety of our entire area. Please be considerate and respect the area and rules, owners and other guests. Target practice and hunting may be allowed on National Forest property, but you must be licensed to do so. LBBC is in no way granting access or permission to hunting or discharging a firearm on the National Forest; we are simply making a suggestion. Guests will be responsible for investigating proper licensing and permissions. You would be vacated from property with out a refund Quiet Hours: Quiet hours are 11:00 P.M. -7:00 A.M. Shooting guns, fireworks, or other explosives are not allowed on any of the cabin properties. Loud music is prohibited at all times. Noise complaints will be handled by local law enforcement. Penalties/fines/eviction without refund may occur. Overcrowding/Noise/Parties: Overcrowding, violating quiet hour, and disruptive parties are not allowed. Violation of these policies subject property guest to immediate eviction from property without refund. Internet/Satellite Service: Although our properties do have internet/WiFi and Satellite/Cable service, LBBCis not responsible for internet or satellite/cable service at any cabin. Services are provided as a convenience only & is not integral to the lease. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to services. Damages/Missing Items: Damaged or missing items bill be charged to your credit card upon your departure.

Great house, well stocked. I can only think of one negative, and its not really a complaint. There are no window coverings so no privacy. That bothered some of our family members because there are other properties in close proximity.

We did not enjoy our stay. To start off we were given the wrong door code to get inside. The cabin is suppose to be smoke free but as soon as you walk in you can smell it. The master sink does not drain well and the other bathroom the glass shower door is busted so they provided a shower rod and plastic curtain that does not stay up. There are also no covers on the shower drains. Went to get a pillow out of the closet only to find blood on it. Went to use the grill and found cigarette butts in it. Property grounds have trash everywhere. We always help strip sheets when we leave and the mattress covers have stains and blood spots. I tried to reach out to the contacts listed and have received no response. We have been coming to Broken Bow for 15 yrs every year. If you do decide to rent hopefully you'll have a better experience than we did.

Pet fees will be charged later on a second charge after you pay agreed price first.
The pictures on the site are misleading. The unit does not have a propane grill like pictured..We had to make an addition trip 14 miles to the store after we arrived to purchase charcoal. We also needed a can opener because the one in the drawer was broken. Shuffleboad picture on the site is old. The table was covered with leaves and dirt. The shuffleboard pieces were rusted on the bottom and the table did not have salt. The cabin itself is nice and accomidates several guests. There were a few small things like missing knobs on a few of the drawers in the bathroom and a chipped soap dish on the counter. Upon entry into the unit there was an unpleasant smell. We were not able to enjoy the outdoor sitting area and fireplace because the furniture was covered in spiders. There was a discrpancy with our biling and the host was rude and short with his response. Overall, I would not stay here again.

Thanksgiving Trip
My wife and I are seasoned travelers who have stayed in a wide variety of places. We've stayed in places that we felt were below average, some that were adequate, and others that were exceptional. We've booked through multiple platforms.
When we first arrived, I realized I'd never received the check in instructions with the door code. After logging in to VRBO, I located a phone number for the host & notified him via phone. He promptly called me back and said there had been issues with VRBO, & the email wasn't sent out 2 days prior as it was supposed to. This was not a big deal, and the host corrected it quickly.
Once inside, we noticed a foul odor in the kitchen. Additionally, the sink would not drain properly. We realized that the disposal was not functioning, & there was rotten food sitting in the disposal from previous renters which was causing the odor. After checking the breaker box panel & looking for a reset button on the disposal, I realized that it wasn't an easy fix. I sent a message to the host through the VRBO app so not to disturb his Thanksgiving Holiday, as this was not an emergency request. I never got a response.
In addition to the kitchen sink issues, the toilet tank in the front bathroom will not refill when flushed. So, we constantly refilled it with a cup using sink water. That was a bigger pain in the rear end.
With an abundance of cabins to choose from, I would look elsewhere next time I visit Hochatown.
