summary: a very good property of you are willing to do some extra crucial admin compared to a hotel stay.
positives: great location, facilities, space, feel. wonderful private onsen that really made the place.
negative: it is not like booking a hotel where you just book and turn up. there is a lot of email tooing and froing and you have to read your e-mails carefully because if you don't do some key actions you arrive there unable to receive your entry code. you are also instructed to create done new accounts. it worked ok for us but by the providers own description there are a lot of cases where this doesn't work out and people are upset because they can't access the property. my experience was that the owner was very courteous and responsive, but it was a lot of admin hassle, and i got frustrated, especially when i was repeatedly asked for the same information multiple times with dire warnings about what would happen if i did not provide it.
my advice to bookers is that you will receive a lot of emails. read them all very methodically. take care to reply to the correct email address (the emails come from a do-not-reply address). be prepared to receive additional requests for the same info.
my advice to the owner is to do some trial runs if the booking system with a test booker and find ways to simplify the process.
i have given a 5 star review because it is a great property and the owner was trying to make it all good, but i did not enjoy the admin.
