The room was very spacious and access to kayaks, paddle boards and bikes was great. Also location is close to a lot like restaurants and shopping, beaches about 15-20 minutes drive. The beach on property not very inviting and the pool is small especially since resort is geared towards adults. If we go back it will be Sunday thru Thursday, Friday and Saturday too many drunk adults.

It's right on the Indian River right behind it are all the bars and restaurants 220 steps the place is amazing

I love the vintage charm and property with the Inn, restaurants and bars.

nice location. pool is small. no breakfast and resort fee for wifi and parking. very overpriced

By all appearances, a beautiful place to stay - beach theme throughout - clean and nicely decorated. Unfortunately I am super-sensitive to mold and mildew, and I noticed what was to me a strong smell in the first room we were assigned in the main building. To be fair, it did not bother my wife. We moved to a room in a second building where the smell was not as bad to me, and my wife couldn't smell it. We only stayed overnight, so not long enough to enjoy amenities. The website says parking and internet are free, but when I asked what the resort fee was for I was told it was for parking and internet (so they're not free, you pay for them). The photos on the website are misleading. The rooms in the two buildings we were in do not overlook the water. Blackfins Riverfront Grill on the other hand, is right on the water. They served great food for brunch, and the staff was super friendly. I would recommend for somebody staying more than just one night if you are not as sensitive to mold and mildew as I am. I am sorry to say that I cannot stay there again.

I like all. Location great rates not so bad either. I’ll be back!!

Always a great time. Love the staff and atmosphere Just need stronger coffee!!

Very nice place very clean and everyone was very nice. The food is Awesome. Pool is small but every room has a balcony. Nice area

Nice and clean. Close to water and restaurants bar was a lot of fun

Very clean and good customer service. Rooms are very nice

If you are a single or couple looking to get hammered at a coolnoutside

We stayed in the newer yellow building. Bed was comfy. But the dogs in the other room were annoying. Walls are paper thin. Wont stay there again. The best thing was the river king ride

Perfect little getaway ...atmosphere was incredibly fun

Good Morning. Perhaps you were misinformed, we actually do have breakfast right here on property located over in Blackfins. I personally like the omelettes. On your sign in sheet at check in it gives a list of things our resort fee covers. For an hour per day you actually get the free use of a stand up paddle board, kayak or bicycle along with the free parking and wifi. We also offer a 15% discount on the River King Cruise along with a 10% discount at the boutique. I do hope you enjoy your weekend and give us another try.

Hi Thomas, We received your recent feedback and we thank you for bringing this to our attention. We are happy that you addressed this issue during your stay and that we could accomodate you to another room. As far as the resort fee, the $5 resort fee covers use of all the amenities such as daily use of either Kayaks, Stand up Paddleboards, or Bicycles for one hour (based upon availability). Also you receive a 10% discount in the Boutique, free local calls, parking and wifi. Normally the rental of the Kayaks, Bicycles and Paddleboards are $10 an hour. We do wish you could have enjoyed those. We are happy to hear that you enjoyed great service at our Blackfins restaurant. We would love to have you back, so please reach out directly to me if you would consider another stay with us.
