▶︎ Larger Group (over 16 people)?
All our beds are King or Queen sized - so they are huge! We’re happy to welcome larger groups from time to time — groups over 16 people need pre-approval from our homeowners, HOA, and management. We have hosted groups as large as 26 people (including kids) in the past. If you have more than 16 guests, just send us a quick message before booking. Booking larger groups without approval may lead to cancellation without refund.
For larger groups, there’s a $25/night fee per additional person (plus taxes & VRBO fees). We've kept this fee as affordable as possible. It only helps cover the extra supplies, utilities, insurance, and natural wear that come with hosting bigger groups. Since this is a large and beautiful home, upkeep is significantly high.
The extra guest fee is our way of making it easier for big families and groups to gather, while also helping us recover basic costs and keep the stay budget-friendly for everyone. So, we kindly ask you to be honest about your group size — misrepresenting it could lead to penalties or cancellation without refund, and we truly want your stay to be nothing but wonderful!

Sharin was so responsive and amenable! The house was very clean. Only issue was that the game room was not as pictured and the play structure was off limits due to termites, which was a bummer for my kids. It was a really quick drive to the snow park! The check out process was the easiest I have ever seen for a VRBO, which made our exit literally painless. Would love to stay again next season.

Liked: Check-in, communication, location
Disliked: Cleanliness
Our host Sharin was responsive to our messages and we appreciated her support during our stay. Unfortunately, our group of families was a bit disappointed in the condition and amenities in the rental home. For starters, upon arrival we found a serrated kitchen knife in the downstairs childrens play/game area. The bunkroom also had outdoor debris around the floor. These left us with questionable feelings about the cleanliness of the property. The family/board games downstairs were in poor condition, missing pieces or just being rather incomplete. The kitchen was lacking enough dining/silver/cooking/drinking ware for the amount of persons the beds in the house could support. We would not call this a "fully equipped kitchen."The heated flooring was nice but only available on the main floor. We had to run space heaters in the upstairs and downstairs bedrooms at night since there was no central heating. We stayed during a heavy winter snowstorm and were able to comfortably stay in the home. Power and internet remained intact despite the rest of Twain Harte losing power. The next morning, we had to shovel snow out of the driveway in order to checkout and leave the home. There was one plastic snowshovel and one metal shovel in the garage. It would have been nice to have a couple more durable shovels for this purpose. The location of the home was not too far from the main Twain Harte town center, and not too far from Dodge Ridge ski resort.
