County Rules
Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement.

Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement.
Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.

Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.

Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.

Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.

Winter Driving
Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Summer Patio Furniture
Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.

Be Bear Aware
Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife.

Office Holiday Hours
The TLUXP office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.

Fresh Tracks is a classic, mountain home designed to reflect the majesty of the surrounding mountains in the exclusive, Northstar Big Springs neighborhood. As you enter Fresh Tracks vacation rental and step into the foyer you are immediately welcomed by wood-ensconced cathedral ceilings, slate flooring with radiant heat and sunshine streaming through multiple windows. Entertaining at Fresh Tracks is ideal with a spacious, open floor plan boasting a custom dining table with seating for eight, a large center island and a professional interior design. Enjoy the fabulous great room showcasing a floor-to-ceiling wood fireplace, a Samsung Frame television and a cozy, adjoining sunroom, with a gas fireplace. Fresh Track's gourmet kitchen caters to the chef in the family with a stainless steel Viking professional series range wiht griddle / oven, top-of-the-line countertop appliances and cookware, such as a Ninja Smart XL Indoor Grille and Instant Pot, a walk-in pantry and ample seating with a both a breakfast nook and counter seating for four. Topping off the entry level is a primary suite with a private balcony, 42" television, and bath with a jetted tub, plus two additional bedroom suites for one-level living. Downstairs, the kids will thoroughly enjoy the family room with a 70" Samsung television, ample seating and access to the outdoor hot tub.

Fresh Tracks is also outfitted with comfort and high tech convenience including five Samsung smart televisions, a Sonos One in the great room / a Sonos Sound Bar in the family room / Echo Dots in all bedrooms (all Alexa responsive), an active security camera at the front door and 400 mbps internet speed. For those with electric vehicles, there is a 220 volt charger conveniently located in the 2-car garage and a transition room to the home for snow gear and clothing in decorative "lockers."

The most unique feature of this Northstar rental home however may be the immediate access to world-class ski terrain. At Fresh Tracks, you are within walking distance to Timberline Chairlift, located at the end of the cul-de-sac. A metal staircase leads from the street to the lift for easy access. Kindly note, the chairlift only operates when there is sufficient snow / adequate weather conditions to support opening. As an additional convenience, the Northstar shuttle is available to pick you up from the front of the house and deliver you to the Village gondolas.

The NPOA Recreation Center provides guests with access to three pools (lap pool open year round), two hot tubs, dry saunas, fitness facility, tennis courts, summer camps and clinics, basketball, kids' playground, massages and summer activities for daily guest fee. Free shuttles operate between Northstar homes and the Village center.

The Village at Northstar offers dining, entertainment, spa services, and shopping options with numerous restaurants and shops, a movie theater, ice skating/roller skating rink, and more. Please note that during the Spring and Fall seasons, when Northstar's winter and summer mountain operations are closed, the Village restaurants and retail outlets run on a modified schedule. Expect limited dining and shopping options during these periods - typically between the end of ski season through late June and after Labor Day through mid-November.

Northstar's Timberline Lift is Located at the end of the Cul-de-Sac. A Metal Staircase Leads from the Street to the Lift for Easy Access. Lift Operation is Not Guaranteed. Fresh Tracks Family Vacation

Great house with all the amenities. Well configured kitchen and facilities to cook meals for 7 to 10 people. Hired a chef from concierge's list for a dinner with family and friends which was FANTASTIC. Beautiful fireplace and great room for family time (and plenty of firewood). Shuttle to Northstar was great and so convenient getting picked up and dropped off at the top of the driveway.

Our Favorite

We spend a week or more each summer in the Northstar area. This home is our new favorite. It is beautifully decorated. We loved the quiet, off the beaten path location, yet it’s only minutes from the village. The house itself is beautiful, with a true nod to the Lake Tahoe vibe. The stone fireplace and numerous windows marry the indoors and outdoors perfectly. The reading room with Dutch door is a perfect escape or work spot. The kitchen is large and well stocked. Four bedrooms (two up, two down including bunk room) and four baths let everyone spread out. The bunk room and adjacent game room provide a great spot for the kids to play away from the more stately upstairs. A grill, outdoor table, fire pit and hot tub complete the amenities. Well stocked with beach towels too. If you are new to the Northstar area this home is less than 15 minutes to Truckee (one direction) and about the same distance in the opposite direction to the lake. The village and pool area are about 5 minutes away. Thank you for sharing your home!

Family Ski Spring Break in Northstar

We had a wonderful time in this beautiful well located home. Only two things kept it from being absolutely perfect. We would have loved to be able to use the gas outdoor fire pit, but unless you rent long term it is not allowed. The house advertises the ski lift at the end of the street just 4 houses away. Although this is true they closed the lift after our 2nd day. We picked this location for this convenience., but the drive to the village is super quick to drop off and pick up and there is the shuttle too. We found everything else about this house and trip to be perfect. We would Rent again without hesitation. Private, quiet and very easy!!!!

Mountain Home in Truckee

The house was exactly what we expected from the photographs, and so much more! It was a last minute decision to ski at Northstar and this house couldn't have been better located. It was very well appointed (within walking distance to Timberline lift), very clean and spacious. Communication with the property manager was very straightforward and prompt. The kitchen was very well equipped beyond the high-end range - there was an Instant pot, air fryer and blender too! The hot tub is new with lots of functions, great after a day of skiing. It really helps that the property is new so it felt very comfortable staying there. The only downside was that the WiFi was an issue. We were a party of 8 people but less than half of us were able to get onto the WiFi. My husband ended up working from a local coffee shop and I had trouble sending text messages. Possibly not a big issue if you spend the whole day outdoors but it was a little inconvenient for a couple of people who had to work 'from home'. Perhaps the modem could be changed? Overall, though, we had a fantastic time staying at the house.

Northstar Ski Weekend

We had a great weekend and the house was wonderful! Very clean and well maintained property within close proximity to the village. The only downside is that there is no wi-fi which is very inconvenient.
