We stay in VRBOS often and this one was a favorite. It was just as described and very clean. We met a couple of friendly neighbors, enjoyed the deer which visited daily, loved the peaceful setting and the supplied coffee. Highly recommend it!

We felt right at home in this charming house. In fact, Tom's farmhouse is far more charming and tidy than our old 1840 pile. But I liked the older house feel. Main points: the beds were comfy, there was plenty of space to spread out, and the cabinets were full of spices, sandwich bags, foil, coffee and other helpful items. Despite a few warm days, the house remained cooler than outside. If you need a autumn fruit fix, there's a pear tree in the yard! And deer; we enjoyed sipping wine on the porch and watching the deer jump the fence to roam the yard.If you've never been serenaded by coyotes, this will change! Quite an eerie sound in the night. The only thing I found disappointing is the neighborhood, in that you are in a neighborhood. You will be looking at neighbors, but at least they are quiet. Tropic is quite a quirky place. All in all a great place to stay, with a short drive to Bryce Red Canyon, and Kodachrome State Park.

This place did what it needed to do for our group but I will say I am disappointed in the cleanliness of the space. While on the surface it looks clean, once you start looking around you notice the amount of dust in the vents, and on the ceiling fan blades. The larger bathroom very clearly has bad water damage in the ceiling or mold that appears to be painted over.

Although the area was quiet and peaceful, we have a number of issues preventing us from enjoying our time there.1. The listing for the property and the information from the owner conflicted on the presence of an A/C. The only working unit was a swamp cooler in the kitchen. It required a cross-house draft to work effectively, which isn’t realistic with people sleeping in their rooms. We were left with either quite warm or extremely cold.2. We were shocked to find a dead mouse under the kitchen sink. How recently was this place checked?3. We were a party of 7, but there was a single fork and 2 washcloths. Despite asking for more cloths, we only got 2 more.4. The lock on one of the bathrooms did not work, and some of our group felt uncomfortable due to the smell in the bathroom.5. The mattresses seemed to be quite old and uncomfortable.6. As we had a large group, one member considered using the listed, pull-out sofa-bed. However, there were so many crumbs and dirt that had fallen below the seat cushions that it was clear it had not been cleaned in some time, making it wholly unsuitable as a bed listed in the description. The property is quite old and has history behind it: please note that we have not left comments on the charm left by the construction that could not be easily fixed. These are all actionable issues that took what should have been an amazing stay near Bryce Canyon and turned it into one getting us out of the house as quickly as we could each morning.

Nice Country Charmer

Our stay here was great! We found the property just as the listing stated. It wasn’t fancy but has a definite charm to it and had everything we needed. We enjoyed sitting outside and watching the deer meander in the yard. Tom was a great host. He was very timely in his responses to us and was always kind and courteous. We absolutely would stay here again and highly recommend you do to!
