San Leo is a magnificent property born from a meticulous architectural restoration project that transformed a 14th-century Benedictine monastic settlement into an exclusive retreat.
Elegantly nestled among valleys and woods, it stands imposingly with breathtaking views of the green mountains of Basilicata and the Lesser Lucanian Dolomites.
The San Leo holiday villa, with its spacious common areas, both indoors and out, is perfect for groups of friends or large families who want to spend relaxing moments in company while also enjoying complete independence. The spacious outdoor spaces and swimming pool, nestled in the large garden, are the perfect place to admire the beautiful landscape.
The location makes it an ideal destination for travelers who enjoy cycling or driving along the scenic roads that wind through the vast territory around the Camastra River valley, discovering small villages: Castelmezzano and Pietrapertosa with the Angel's Flight, the Tibetan bridge, and the ski lift; Campomaggiore with the city of Utopia; Calvello, the town of ceramics; authentic, fairytale villages where you can still enjoy authentic yet ancient cuisine. N.B.: The owners live in an annex (50 meters away) near the main farmhouse, which is separate and screened off. They maintain the garden and pool on days agreed upon with guests, discreetly and with full respect for their privacy.

The main building is structured on two floors, connected only externally by a staircase that runs alongside the building. The ground floor entrance door opens into a spacious entrance hall with a flower-filled veranda that leads to the 15th-century dining room, the TV room with a sitting area, fireplace, and piano, and the fully equipped kitchen. French windows in the TV room lead to an outdoor porch with tables and chairs, ideal for breakfasts and dinners. Three guest bathrooms complete the floor. On the first floor, a covered patio leads through separate entrances to two double bedrooms with divisible beds, a small entrance hall with a sofa bed for a third bed, and two bathrooms with showers. Next to the patio, an access ramp leads to a large apartment with two double bedrooms with divisible beds, two bathrooms with showers, a central living room with an additional kitchen, and a living room with a TV (one of the two sofas doubles as a bed). The balcony door in the living room and one of the two double bedrooms lead to a large terrace equipped with tables, chairs, a barbecue, and a sink. From the terrace, a convenient staircase leads to the house's internal courtyard and the main entrance. The adjacent building is connected by a staircase from the main building's foyer and by a stairless ramp leading to the external porch. It is located only on the ground floor. The bedrooms have independent access:
2 double bedrooms with divisible beds, en suite bathroom with shower, external porch with table and chairs;
1 double bedroom with a four-poster bed (not divisible), a small living room with a sofa bed, and an external porch with table and chairs;
1 solution with 2 double bedrooms with divisible beds and a large bathroom with shower. Park: A short driveway lined with hedges and oak trees leads from the entrance gate to the parking area near the house.
The property is surrounded by approximately 10,000 square meters of cultivated garden.
The entire area is embellished with hedges of medicinal plants, photinia, cherry laurel, and pyracantha, as well as rose bushes and flowers. Elegant climbing plants on some of the house's walls add a touch of color to this oasis of greenery and tranquility. On the first-floor terrace, we have a barbecue with a sink, ready for delicious grilled food paired with a fine Aglianico wine from Basilicata.
Pool: From the house's external porch, a gently sloping stone path of about 20 meters leads to the panoramic pool, which has a cable-operated cover, allowing us to use it even during summer rains. The pool, complete with Roman steps with four steps, is 6 x 12 meters wide and 1.5 meters deep. Comfortable loungers are arranged all around for relaxing in the sun. The area also features a solar shower and a wooden gazebo with table and chairs. The pool is chlorine-sanitized.
