Higher Venice is a short drive from the towns of Dartmouth, Totnes and Kingsbridge, traditional market towns worthy of exploring. You are a fifteen minute drive from the beaches of Blackpool Sands and Slapton Sands. Enjoy rockpooling or swimming in the cool sea.

A twenty minute walk down the path from the back of this farmhouse cottage leads you to the superb pubs and restaurants of nearby Tuckenhay. Enjoy a wander along the River Dart and be rewarded to a hearty meal or delicious pint. Higher Venice is the picture-perfect location for a family get-together or reunion with friends.

For those who enjoy a round or two of Golf, this property is perfectly positioned for easy access to one of Devon’s scenic golf courses. Whether you’re planning early morning tee times or a relaxed afternoon on the fairway, you’ll find the green just a short drive away. And when the clubs are packed away, you can unwind in comfort – with the coast, countryside, and local charm all within reach.


The lanes leading from the main service road are typically Devonesc! They can be a little narrow and uneven.

Arriving via a long, gravelled driveway, guests are greeted with parking for several cars and a warm welcome at the farmhouse door. Inside, the entrance hall features traditional terracotta tiling, setting the tone for the property’s period charm. The ground floor offers a large lounge with three comfortable sofas, a fireplace and TV, perfect for cosy evenings, alongside a generous dining room seating eight. Both rooms lead into the sunroom, where bi-fold doors open onto the terrace and countryside views. A well-equipped farmhouse kitchen with two ovens, fridge freezer, dishwasher, washing machine and tumble dryer makes cooking for larger groups a pleasure, and an additional breakfast table ensures there is space for everyone to dine together. Completing the ground floor is a shower room and a children’s playroom, which can also be arranged as an extra bedroom on request.

Upstairs, five spacious bedrooms accommodate up to twelve guests in comfort. Four bedrooms feature king-size beds and sweeping views of the countryside, while two of these rooms benefit from en-suite showers. A further bedroom, ideal for younger guests, includes two sets of bunk beds, sleeping four. The family bathroom is fitted with a full-size bath, making it perfect for relaxing after a day of exploring.

The gardens at Higher Venice are truly special. From the enclosed walled garden to the wildflower banks, streams, and woodland, they offer endless opportunities for peaceful strolls, imaginative play, and quiet moments surrounded by nature. A pond is also within the grounds, so extra care is advised when children are present.

This wonderful South Devon farmhouse is perfect for large families and groups of friends. Children can roam safely across the extensive grounds, while adults relax on the terrace or enjoy a glass of wine in the sunroom. The main TV in the lounge is a smart TV meaning you can login to Netflix etc using your own account details but please remember to log out!

Please Note:
Wifi is typical rural Devon and not as fast as the city.

Dogs:
If you’d like to bring more than one dog with you, please get in touch before booking as we may be able to accommodate you. Dogs are not allowed upstairs or on furniture.

Parking:
Private parking for four cars.
