House Rules & Important Information

General Conduct

✷ Guests must be 21 years or older to book, and the booking guest must stay at the property for the duration of the reservation.
✷ Guests are expected to treat the property with care and respect. Any damages or excessive mess may result in additional charges.
✷ To ensure a peaceful environment for neighbors, noise levels must be kept to a minimum after 11 PM.
Check-In & Check-Out
✷ Check-in: 4:00 PM | Check-out: 11:00 AM
✷ Early check-in or late check-out may be available upon request but must be confirmed in advance.
✷ Guests are required to provide a valid government-issued ID upon check-in.
✷ Late check-out incurs a fee of $50 per hour past 11:00 AM.

Maximum Occupancy

✷ The home has a strict maximum occupancy of 6 guests.
✷ Exceeding this limit without prior approval will immediately cancel the reservation.
Use of Amenities
✷ Guests are welcome to enjoy all amenities, including the game room, but must follow any provided usage instructions.
✷ Any damage to game equipment or other amenities will be charged to the guest’s account.
Parking Regulations
✷ Parking is available for up to three vehicles in designated areas only.
✷ Blocking driveways or access points is strictly prohibited.

Safety & Security

✷ All doors and windows must be locked when leaving the property.
✷ Guests are responsible for their own safety and should familiarize themselves with emergency exits and procedures upon arrival.
✷ Exterior security cameras are installed for added safety.
Trash Disposal
✷ Guests must dispose of trash in the designated outdoor bins before checking out.

Local Laws & Regulations

✷ Guests must comply with local noise ordinances, fire regulations, and all applicable community rules throughout their stay.
Important HOA Requirement
As part of your stay, completion of the HOA form is mandatory. This form requires:
✷ Names and ages of all guests
✷ Detailed vehicle information (max 3 vehicles per stay)
✷ A $50 standard community registration fee will automatically apply to your checkout reservation.
✷ If the form is not submitted at least 3 days before check-in, the registration fee will increase to $75, with an additional $25 late processing fee.
This is a gated community, and HOA registration is required before check-in. Guests must complete and submit forms with their guest and vehicle information. Failure to do so within the required timeframe may result in a $75 late registration fee or possible reservation cancellation. This is a mandatory requirement for your stay.

Additional Information

✷ Sensitive Septic System: Only toilet paper may be flushed. Non-compliance may cause system failure and result in damage charges.
✷ Bedding & Linens Provided: The home is stocked with bed sheets, mattress protectors, pillows with protectors, comforters, extra blankets, and quilts for your comfort.
✷ Towels Provided: Each guest will receive one bath towel (6 total). The home also includes 2 kitchen towels and 1 hand towel per bathroom. Pool towels are not provided.
