Have stayed at O B for several years and will keep going back. Units are all a couple could want. Close to the road but also close to the beach. Well appointed and clean as a new pin. Great sunny balconies, just what southerners want. New managers, Charli and Dan, are a pleasant, hard working couple who will do everything they can to make your stay special. Minimarts and a range of eating places are within walking distance. The beach over the road is flat, wide and clean. Great for walking. Patrolled beach is about 200 m away. What more could you ask. I've left dozens of reviews for properties but have never given such a low rating. The customer service experience was so poor that we cancelled our second night booking. Initially, we booked and paid through Wotif for a "king bed top floor apartment" but were downgraded to a "queen bed mid level apartment" that was right on the highway. No apology for the downgrade and no refund for the higher price we paid. We were simply told our room had been given away to people who arrived 10 minutes before us (we arrived at 4.30pm, but as we'd paid in advance, that shouldn't have been a problem). When we complained, the manager gave us a dodgy story about high winds smashing a window in one of the apartments (still not sure which one since they initially said 24, then 25 and then 29), necessitating moves by the guests. The story didn't make sense as our room obviously wasn't affected if it was given to someone else and we noted the car park was completely full later that night. The room we were given, no 17 on level 3, was right on the highway and as the windows and doors were old and rusted, there was no sound-proofing. To add to the problem, the air-conditioner wasn't working so we had a choice of hot and airless, or noisy and warm. I won't even get into the uncomfortable bed and leaking shower. In the final insult, we didn't receive a refund from Wotif for the downgrade to a cheaper room. All-in-all a disappointing experience. Definitely not recommended.

A great place to relax in peace and quiet and still watch the surf roll inout front and a nature reserve park behind wit many water birds and a pair of black swans wit their young.Easy walking distance to the surf club and patrolled beach, and club style meals upstairs and coffee area facing the beach on ground level. Many other dining and takeaway options very close.

Used 'lastminute' to book the room, chose a top floor apartment, Room 32. Very good beach views. (No oven or dishwasher but that's not a huge negative). Rood was in very good condition, no obvious worn carpets/taps. The leather lounge didn't seem very old at all, very comfy. Room itself was very clean and comfortable and good use of space and seating etc. The tariff I felt was a tad expensive but would stay there again if was able to get a better rate. Very friendly check in staff with nice garden walkway. Each unit gets it's own car space which is an awesome feature too.

Phillipa the owner was absolutely lovely on arrival. Very detailed explanation of how things worked in the apartment and where to go etc. room was a little outdated however but we did read they were all individually owned. The ground floor even had partial ocean views so levels 1 and up would have breathtaking views. Everything was clean in the room however again as said before a bit outdated especially when I booked the photos didn't look like they had outdated furniture.

We enjoyed our time here. Staff very helpful and room ideal for a couple. Well situated between Maroochydore and Mooloolaba with Noosa a 30-minute drive away. Good eateries and coffee within walking distance and beach across the road.

Great accommodation very clean very comfortable very central location can walk to the shops restaurants and eateries beach across the street. hosts were fantastic would definitely stay there again it was great

My wife and I stayed here recently on a Saturday night to see my brother who lives nearby. For a one bedroom apartment on the first floor, I was impressed with its size, quantity and quality of amenities and view.

My partner and I stayed in room 27 on the level 4 (great views). The room was tidy and well presented with everything that we needed for a week long stay. The pool is located on the back side of the hotel away foot traffic and balconies, which is a plus if you don't like being watched while in the pool. The managers were friendly and welcoming. The only downsides were that we had to leave a day early for our own reasons and the shower in our particular apartment was on the small side.

The reality didn't match the promise. We had a room second from the from and just one back from the front. The kitchen was tiny although it did have a decent size fridge. The apartment had seen better days with trim coming off and really low cost appliances. There was evidence of some maintenance though and it was of a reasonable size for 2 people. The bathroom was a decent size. The apartment was clean. The biggest disappointment was the constant traffic noise - my fault for not closely looking at he map - there is a 4 lane highway between the apartments and the beach. It is so noisy during the day that yo can't sit on the balcony and hear the ocean - just the trucks, motorbikes and cars - renter beware! Also, Unless you were to have the front apartment you only have about 75 degree view of the ocean, and people from the other apartments in the complex keep looking in to your balcony - not private at all. To add to all this the smoke from smokers in the other apartments wafts all through the complex. As others have said the location is fine and the managers friendly. It is just that this place is so overpriced for what it offers. At the price they charge there are better options fro visiting this part of the world.
