This review will feel like a mixed bag. Pros for this place. Great location, you look out over the waterways and due to the street being blocked off at one end to traffic it’s nice and quiet out the front. I met one the new managers and she seemed lovely. Very easy to talk to and helpful as we arrived late and technically their reception was closed but she stayed around to help get keys etc etc. We hired a two bedroom unit so this puts you in the unit block next door to the Excellsior. The units are called starfish cove. Cons. The room we had was so outdated. I noticed it was for sale so the people who own it obviously don’t want to and have not been spending any money on it. It needs some serious renovation. Now I’m not saying that all the rooms are like this but the one we stayed in was. This will be no fault of the managers but the owner needs to cough up some money to renovate.
Overall the cleaning was very average with finger marks on the light switches, grime in the shower and splatters on the kitchen cupboards. You shouldn't have to clean your own unit. Our air conditioning seemed to be not that great but thought it was the weather as extremely hot outside, then it stopped. The proprietors did try and get someone to fix it but it was Xmas. They did after the second day gave us some thing you put ice in which was hopeless. When the chap came to fix it after two days of the hottest weather around 40 degrees he said to us that he had told the owners it wouldn't last and they should have replaced it long ago. With this information in hand we asked for a refund of one day (not the two that we had suffered with no sleep) but the actual owners of the unit refused. We instead got a breakfast voucher for a unit that cost a good amount especially at Xmas. We were in unit 28 on the fifth floor and my suggestion is others should take a wide birth of staying in that unit when the owners didn't supply what we paid for and that was a unit with air conditioning.
We stayed at the Excellsior Apartments for wonderful weeks. It is across the road from the river and a 5 minute walk to the beautiful Mooloolaba Beach. We had a one bedroom apartment on the top floor with a deck overlooking the river and we had our own spiral staircase from the deck up to our own rooftop private deck. Mooloolaba is buzzing with restaurants and also there is the Surf Club that serve wonderful food and wine. Mooloolaba is central to so many other Sunshine Coast places, you just need to hop on the bus (which was just around the corner from the apartment) and you can go East, West, North, South or even in to the hinterland with a very regular bus timetable. Wonderful place to go in our winter months.

I spent 4 nights recently at the Excellsior in Mooloolaba for some much needed R&R. When I booked the room the lady on the phone was very helpful and friendly. The hotel is at the end of a no through road overlooking a park and canal. Unfortunately when I arrived the council where doing road works and also digging up most of the park. I was accommodated in one a the rooms at the back of the hotel with a balcony that still looked overlooked the park and canal still intact. The room was a standard one bedroom and while a bit outdated and some parts could do with a freshen up it was clean, well furnished and had everything I needed. The bed was comfortable and the bathroom large with a very good size shower. While the roadworks were noisy during the day I was hardly in the unit during the day, at night it was very quite. Usually when I stay in Mooloolaba I stay on the beach front so that I can watch the waves etc. however this is usually very noisy. The Excellsior is only a short walk to the beach which I did twice a day, and the shops and restaurants are close. The onsite mangers where very helpful and friendly and overall I had a lovely relaxing time. Thanks
Our apartment was well equipped lovely view over the river and really close to the beach, cafes, transport, and seafood markets. The owners were friendly and helpful with information re transport, trips etc.
Contacted customer service regarding issues. Advised it will be attended to. This was not attended to. Air conditioner makes a big noise and does not work. The dishwasher does not work. The utensils are old dirty and stained. Leaking taps. The manager was suppose to help with checking in, and this was not offered. Had a 2 month old baby and need to go up 2 level by stairs.
A lovely serene/restful break with uninterrupted views of the river. Every apartment had river views which were just beautiful. We were within walking distance of Mooloolaba beach and shops. The staff were very friendly and helpful and the apartment was very clean. We didn't have to draw the curtains at night in the bedroom as we were completely private. It was magnificent to see the stars.
We enjoyed our stay here. It was a last minute booking and we were pleasantly surprised. The unit was close to everything, was clean with all the equipment needed for a comfy holiday. We had unit 13, 2nd floor 1 bed.
The Excellsior was very close to shops, (including subway, mcdonalds, noodlebox, and dominos pizza , just to name a few.) Also close to convenience stores. A short stroll takes you to under water world, and a short half hour drive to Australia Zoo. Great family spot just across from the water. Perfect location. The proprietors were so friendly.
