position of the house allows to easily reach the main tourist
destinations of Tuscany and Umbria. Beautiful views of the surrounding
woods and the valley from the upper part of the property. Very quiet
location. The house is located within a property of 5 ha and is
surrounded by 15,000 square meters of fenced land, with a very nice
lawn and flower garden. Beautiful terrace (25 sqm) shaded and equipped
for outdoor dining, with barbecue and pizza oven. The house is
furnished pleasantly and comfortably, with some antique furniture. On
the ground floor: a large double living room with fireplace, a dining
room with direct access to the outside, a kitchen, and 1 family
bathroom with shower. On the first floor: direct access to the shaded
dining area; and 3 double bedrooms, 1 twin bedroom, 2 family bathrooms
with baths. The 4 rooms have paddle fans with variable speed drive.
Shaded parking on the property. The annexe of villa Bramasole is made
up as follows: The ground floor includes a kitchen with a dining room,
little livingroom with sofa and bathroom with shower. Upstairs is a
double bedroom.

If Gas for heating is needed between April 15th to November 1st, it has
to be paid on the spot based on consumption. The municipality of
Sinalunga has implemented a tourist tax. The tax amount is set at 0.5 €
per day per person. Children under 14 years of age are exempt from this
tax. This is paid upon arrival to the local agent.

SECURITY DEPOSIT
If your party consists of a group where the average age is under 25
years of age, a refundable security deposit of 150 EU, per person, is
required, payable with the accommodation balance or six weeks before
arrival. Upon departure, the villa must be left clean and tidy and upon
inspection, the security deposit will be refunded minus any breakages
or additional cleaning required.
