This place was easy to find, perfectly located, and clean! The pool, tiki bar, and hot tub were amazing ends to the afternoons. I would highly recommend this place to anyone!

Absolutely wonderful

This home was centrally located to both Pigeon Forge and Gatlinburg. Our family thoroughly enjoyed this beautiful home. The owners think of all of the little things you may need during your stay. The communication from the beginning of our stay to the end was excellent. We loved the pool, hot tub and all of the amenities!! If we ever travel back to that area we will definitely stay again! Beautiful home and incredible hospitality!

Fun place, super host, close to PF

What a great find for our big family. Our first family vacay in the area had us in a super comfortable home very close to all things Pigeon Forge. Our hosts were very attentive to all our needs and responsive to any request or inquiry. Check in and out were a breeze and so were the directions - very easy to find. All of the amenities were as described and we had tons of space to rest and play. Our kids loved the pool and hot tub and game room. We loved the huge couch and TV for movies in the evening. And the spacious well stocked kitchen was fun to prepare meals. Frank also provided a ton of fun outside game options. We hope to return in the future for more fun.

Great stay!

We would book this property again in a heartbeat. Pros: I don't know how you could stay any closer to Dollywood without staying on property. It was the most well stocked place I've ever stayed, beyond well stocked really - Like you are family coming to stay and they wanted to make sure you have everything you could possibly need. Great kid room with games and toys. The inside was very clean. Host responds quickly. Cons - heated pool was colder than we expected but we were able to keep the kids busy with the outdoor games and fun tiki bar. Backyard area was not as clean as inside but it's the woods in the south and we were able to wipe everything down and sweep thanks to them providing everything you could need. Backyard needed to be mowed so we stayed out of the grass but lots of patio space to play.

Easter Weekend Vacation

We all loved it! The pool was a nice extra. We have stayed many places but this is the ONLY place that literally had EVERYTHING we needed plus. The hosts are wonderful, they are nice enough to think of the small things their guests may need or had forgotten. The hosts kept in touch and ensured everything was good and helped out with any questions we had. They are truly 5 star !

Perfect Stay with Exceptional Amenities and Location

Frank’s communication was outstanding—he responded within minutes to any questions we had. The house was perfect and exceeded our expectations, providing everything we needed and more. He left snacks, toiletries, and coffee, and the house was incredibly clean. We appreciated the convenient laundry, extra towels, and dishwasher. The outdoor area was fantastic with a hot tub, pool, TV, and grill, making for a great night of grilling and relaxation. The location was ideal, close to Pigeon Forge and fun activities like Jayell Ranch, where we had a blast with horseback riding and zip lining. Highly recommend Frank and his amazing home!

Fun and busy getaway

We had a wonderful stay. The house is well stocked, neighborhood is quiet. We enjoyed the pool and hot tub. The proximity to Dollywood and Gatlinburg make for easy activities. Highly recommend!

Wonderful Family Trio

The rental was perfect! Very clean, well stocked and super easy to get to and from all the great destinations like Dollywood, the island and outlets. Our family had a great time at the pool and tiki area which was such an added bonus. The hosts were very gratuitous and responsive, can’t wait to stay again!!!

DON'T MISS THIS ONE - STAY HERE!

The Cozy Cottage is absolutely perfect for families with children of all ages, seniors (no stairs), and couples/friends and the parking is easy. It is close to everything! Pigeon Forge, Gatlinburg and the Great Smokey Mountains are a short and easy drive. We were there for the Ripken Experience (5 adults and 2-12yo boys with boundless energy). The location is great without white-knuckle drives at night up the mountain side but still far enough from the hustle and bustle to relax and enjoy. The amenities are over-the-top from the outdoor cooking area to the pool and the most well-equipped kitchen with dining for 8 - no cramped rooms here. The fenced in yard is great for children of all ages and the hosts have so many items for enjoyment outside (games / lounging, etc.) as well as indoor games. Stay here – it is well worth it! Nothing better than your own private pool!

I booked this property a few months before it was completed so I was taking a chance on what I was getting. I was needless to say very pleased with the property. The check-in process was seamless. I have stayed in several VRBOs and this is the most well stocked property I have ever stayed in. They have thought of everything! They go so far as to supply small bathroom necessities in case you forgot something. If you are a family who loves TV, this is the place for you. I think there are 7 TVs inside and out at this house. The owner is very quick to reply to any issue you might have. We had an issue with a TV and he worked very hard to get it resolved for us. The pool cabana is fabulous for those who don’t want to be in the sun. They have an abundance of pool toys and supplies in the outside shed. The teenagers and their dad enjoyed the game room (I think I have to buy a foosball table now)! The private pool was the absolute best to have access to, we would definitely try to stay there again for our next trip.

I loved having the pool!

We loved the pool and all the supplies provided for the fun and the inside video and foosball games. Very clean when we arrived. I had trouble with the door at first, but further instructions were on information card in house that helped for the subsequent usage. Kitchen was well equipped except I couldn’t find a cutting board. Also, the King bed was not very comfortable for me, the pillows too fluffy and gave me a back/neck ache. Would suggest a variety of pillow density. We also had a TV situation on the living area, it didn’t work for us, but the bedrooms TV’s worked. We appreciate the cleanliness and the pool temperature was perfect all day long! Thanks!

Absolutely not enough great words to say about the hosts and home, amazing experience. -Pool and Tiki Bar are incredible -Home is in a great location, close to everything -Super clean -Stocked with awesome supplies -So many great extras like the Keurig and flavored coffees -Great communication with the hosts Wish I could give it more than five stars!

What an amazing place

The cottage and pool were both amazing. More than I expected, bigger than I expected. The Tiki Bar was so nice. They provided everything we could have needed to make our stay enjoyable and the location was so convenient to get to Dollywood and the Parkway in Pigeon Forge. We will be back. Thank you so much!
