This house has it all. We had the three middle floor units that were connected by locking doors. All three units were very clean and the air worked great. Location is perfect will one of the top beaches across the street along with the dive shop also across the street. We used golf carts, highly recommended . Can walk to grocery stores and local shops. Also many great restaurants very close. Has its own pool and outside eating area. Outside maintained daily. This is a very modern location that you will enjoy. We could find nothing wrong with staying here. When we return, we will definitely return to thePalapa The quantity and price of food is great. A lot of great food for a very fair price. You can deal in American dollars. No need for their currency. Hope you will enjoy this location as much as we did.

This place is easy to stay at but without resort pricing. We stayed here 2 nights and it was fine. We are used to more privacy and amenities. Everything is in walking distance but at night the neighbors dog/puppies kept us up. The beach is beautiful but the seagrass is everywhere and although people are raking it up, the smell is intense. This is beautiful spot with an amazing view.

We stayed in Unit 5 on the second floor. It is a Queen suite, and was perfect for our trip. The air conditioner worked great and the bed was very comfortable. We sat on the balcony every morning and watched the sun rising. San Pedro workers raked the seaweed from the shore almost everyday along this stretch of the beach. Our room was in short walking distance from grocery stores, restaurants, and bars. The high school is nearby behind the Palapa house (down the road), and sometimes at night they have functions or games. You can hear the noise from there. It didn’t really bother us at night, because we were so tired, we just fell asleep. It was easy to contact Shane, the property manager, on Whats App during our stay. The WiFi worked great. There was a brief power outage on San Pedro one morning on our stretch of beach (several businesses and hotels affected), but power was restored within 3 hours and our room stayed cool during this time! Nice rooms and stay here! *Be careful with MK Golf Cart rental which gives Palapa House guests a $10 discount. There are hidden fees that will add on (we prepaid $30 US for the gas refueling at the end of the rental). When they came to pick up the cart after adding an extra day, they charged us an additional $10 for gas. We know that it doesn’t take $40 US to fill up a golf cart that is not even half empty.

Customer Service: the most responsive I have ever seen. Every question I had was answered within 5 minutes! We left a suitcase in our room and Shane immediately took it to be shipped to the other island to us.... and paid for it! The place was super clean, upscale, new quality furniture, private pool area, beautiful ocean view and close to everything! Shane and Santiago were wonderful! Perfect! Lori, Chuck, and Elliott

We stayed at the Palapa House for 5 days during May 2019. We had their largest unit on the 3rd floor - separate bedroom, full kitchen, and livingroom with sofabed. There was 2 of us ladies sharing so it was nice to have separate sleeping arrangements. Great property right on the beachfront. We used the pool a couple of times which is small but adequate to cool down with a dip. Although the Sargassum seaweed meant there was no beachfront swimming, the Palapa House is right across from the dock for Chuck and Robbie's diving and snorkelling shop. We booked 3 snorkelling tours with Chuck and Robbie's and had great experiences with all 3. The Mexico Rocks snorkelling tour was the best!!! We had dinner at the Palapa Bar and Grill (no relation to the hotel), and also at the Hostel just a couple of doors down. Great fish tacos at the Palapa Bar and great popcorn shrimp at the Hostel. The cleaning lady at the Palapa House (Elena was her name I think) was very friendly and helpful. She mentioned some places to get groceries which were in walking distance. She also mentioned Annie's bakery down the street and around the corner that had the most AMAZING coconut tarts. We bought tarts fresh every day. I would definitely recommend the Palapa House. It is a long walk in the heat from the centre of town but it was quiet which was what we wanted!

Palapa House itself is a good place to stay and our room was clean upon arrival, but there was a very odd and pungent smell as soon as we opened the door - and it wasn't from the seaweed smell across the street! Overall, good small pool to enjoy, easy access to everything within walking distance - we didn't even rent a golf cart until the last 2 days of a 9 day trip bc we love to walk and bicycle everywhere we go. One of the 3 main issues we had were the very thin walls where it was like we were in the 2 next-door rooms with other guests and could hear every word they were saying. The 2nd issue is that there is a Crossfit Gym DIRECTLY behind PH and they loved working out in the mornings - playing VERY LOUD music and dropping weights VERY LOUDLY at 6am!!! The 3rd issue is that you're literally across the street from the beach/water. This is a great feature when it's not seaweed season as the stench of the rotting seaweed in the hot sun is extremely overwhelming! We're not sure when it's not seaweed season but despite us being aware of the seaweed and smells we were not quite prepared for the horribly pungent smell that was a constant during our entire 9 day stay! Santiago was always around and we got fresh towels from him after a few days and Shane is very quick to reply back via text and was definitely helpful whenever we needed him to be. We really need the floors to be swept and mopped after about 3-4 days as they became very sandy and dirty despite removing our shoes outside, so that should be something done every 3rd day of a stay at Palapa House.

The location is excellent within a short walking distance to numerous restaurants and grocery stores. We rented a cart for the week which gave us the freedom to explore. The unit on the 3rd floor was clean and we had a kitchen which was well equipped. We didn't cook but used the fridge. There was just enough of towels and nice bedding. It would've been nice to get a another set of beach towels as the staff were usually there washing everyday. (I never asked either) Staff were friendly and answered and recommended bunch of placed to try. We liked the french bakery near the airport, the secret beach, crazy canucks on crab race night, snorkel trip with the guys across from the hotel etc! We just had a good time. The hotel was roomy, comfy and clean. Other than the steps, nothing to complain about!!

What a great place and location was absolutely the best. We were able to walk to all the best places in town. Grocery stores, bakery and of course ... right on the beach. Palapa Bar and Grill only few steps away out on the water with their own pier. Suite was ground floor, king bed, kitchen and living room. Pool is small but right on the beach... We were walking distance to the water taxi which was a great experience instead of flying to the island. Would definitely stay here again that’s for sure

Our stay at the Palapa House in San Pedro exceeded our expectations. The view from our balcony was perfect, allowing us to relax after enjoying the sites of the town. The unit was clean and comfortable. While not their fault, there is a gym across the street which plays music early in the morning, so earplugs are suggested! Shane, the property manager was extremely helpful. He arranged our flights to and from Belize City, transportation to and from the airport to the hotel, and a golf cart rental. He always replied promptly, and delivered the goods on time! We are grateful for his assistance! We recommend a full day on Caye Caulker, and the EZ Boys snorkeling trip there. We also used Chuck and Robbie's right across from the Palapa House for snorkeling. Be aware that you are in the heart of the action with this location. Week days are quieter than weekends. We still found we were able to relax on our balcony and at the various bars and restaurants on the water.

We really liked the Palapa House even though we absolutely hated Ambergris Caye. The property itself it very modern, clean, and in a nice location just outside the main town. Shane the local property manager is excellent if you need anything and responds very quickly. Just be sure to know this island is ABSURDLY busy, with very busy golf cart traffic especially on the main streets (making it very difficult/dangerous to walk around if you aren't driving) and the main town on the island is incredibly built up. The property is located just outside the main town (walking distance), on the water, which isn't a beach due to the seaweed/lack of a sand beach. It can also get pretty busy, with the above traffic, and also locals around on the beach, especially on weekends. With that said, the property itself, is very nice, with the only minor issue being very thin walls where you can hear neighbors, but be sure to research the island itself to see if it is for you. It was definitely NOT for us. I have traveled all over the world, and for whatever reason, even though we do a lot of research, we had no idea Ambergris Caye was this hectic.
