Stylish Studio with Campus View!

Welcome to The Rock Room, your Mid-Century Modern dream in the heart of San Marcos, Texas! This mod studio space is only a 5 minute walk from the Texas State University campus and plenty of food and drink options within a couple block radius. This is an ideal location for visiting the Texas State University Campus! Once you’re done exploring, take a load off on the covered front porch, or lounge inside with a movie or TV show. Netflix is provided for our guests!
The space
The Rock Room was built in the 1960s. It features a stunning masonry rock wall, authentic terrazzo floors, a queen sized bed (a purple mattress!), and a full bathroom, as well as a coffee bar, a lounging area, and a dinette table/computer workspace. This room is conveniently located ½ mile away from the headwater of the beautiful San Marcos River, and a 5 minute drive (20 minute walk) from the San Marcos square. Only 40 minutes to downtown Austin, and 45 to San Antonio, you will love the convenience of this location. San Marcos has many locally run businesses and restaurants that are listed in our guest book. Experiencing the local flavor of our town will make for a one of a kind experience. This studio space does not include a full kitchen, but it does have a mini fridge, microwave, coffee maker, and other basics for reheating food or preparing light snacks. Looking to get out in the evening? San Marcos has a vibrant nightlife and is very walkable! Don’t feel like walking? Anywhere you will want to go is a short jaunt in an Uber or Lyft!
Guest access
Guests will have access to one parking spot in our driveway, a covered front porch with patio furniture, and private access to their own studio room with a closet and bathroom. You will be the only one with access to this room during your stay. There is one entrance from the front porch and it is not connected to the rest of the house. Your host lives on site, so if you have any questions or want to say hello, don’t hesitate to reach out!
During your stay
I will be available by phone at any time during guest stays. I’m happy to be accommodating and help out in any way when I’m home. I cannot guarantee I will be home for the duration of a guests stay.
Other things to note
This house is not pet friendly and doesn't allow smoking or vaping of any kind inside.

Early or late check in may be available upon request but cannot be guaranteed. It will be dependent on whether there is a check in or out on the same day.

Although close to campus, this is a residential area. Quiet hours begin at 10pm. Please don’t disturb our neighbors who call this street their home!

Please keep our space clean and free from trash or litter. City issued trash and recycling cans are located next to the garage. Please help keep our space beautiful for the guests to come. We do have raccoons, so please be mindful not to feed them!

There is only one allotted parking spot for this room. Street parking is not permitted Monday-Friday 8am-5pm. If more than one parking spot is needed, it could be accommodated with advance notice. A second parking spot is not guaranteed.

There are two outdoor cats that live at this residence. They spend most of their days lounging on the covered porch of the Rock Room. The orange one is old and crotchety, but likes to interact. If you leave your door open, he is likely to wander inside, please help keep him outdoors. If he does come in and you don't feel comfortable shoo-ing him out, please feel free to reach out. The other cat will most likely avoid contact with you and your space.
