The Space:
Mario's Old San Juan Flat is the ideal basecamp to explore Old San Juan history, restaurants, shopping, and nightlife. The suite has 1 bedroom, 1 bathroom, a modern and simple kitchen, and a balcony overlooking a plaza. You will love the combination of old-world colonial structural design and amenities such as air conditioning throughout the villa, wifi, TV, and modern yet simple decor.
The suite comfortably sleeps 2 adults in the bedroom's queen bed. The unit is on the 4th floor and the building has an elevator and stairs.
The location is ideal for those looking to be close to the action in Old San Juan, next to restaurants, a plaza, and all that you need to see in this beautiful historic city.

As soon as you enter the flat you are welcomed by an open concept layout encompassing the kitchen, dining room, and living room. The high ceilings are an iconic design feature of the colonial architecture Old San Juan is famous for.
There is a dining table directly beside the kitchen. The kitchen is equipped with a stovetop, microwave, and fridge. The living room has A/C and a flat-screen TV.
The unit also includes a washer and dryer - something that is hard to find in a one-bedroom in Old San Juan. property. This is a great amenity for an extended stay.
SLEEPING ARRANGEMENTS
Mario's Old San Juan Flat has one bedroom that comfortably sleeps 2 adults. The spacious bedroom has a queen bed, air conditioning, and access to a full bathroom. The bedroom is appointed with fresh linens for a good night's sleep.
PLEASE NOTE: The bedroom TV features a SMART TV, just for the use of apps like (youtube, Netflix, etc)
PACK AND PLAY (SUBJECT TO AVAILABILITY): We can leave a complimentary Pack and Play at the property upon request. This should be requested upon booking or no later than 5 days before arrival. Pack and Plays are subject to availability.
KITCHEN
The flat's kitchen is small but comfortable and was just updated with new cabinets and countertops. The kitchen has a coffee maker, stovetop, microwave, and fridge. We include enough paper towels, trash bags, and dish soap for guests to comfortably start their stay.
GETTING AROUND
If staying within the general San Juan/Metro area, we recommend moving around via Uber. **This property does not include parking.**
IMPORTANT: If you need to rent a car, there are various paid parking garages around Old San Juan - pricing varies as some charge by the hour and others have a flat rate.
LOCATION
Staying in Old San Juan is a truly unique experience filled with charm and character. From the property, you can comfortably walk anywhere within Old San Juan. The apartment is located on one of the quieter streets but still steps away from all the action. We recommend taking a cab from the airport and using Uber or taxi while you stay at Old San Juan. Renting a car is not necessary unless you are planning on road tripping. This is a truly walkable location with everything you need a short walk away. The apartment does not include parking. Nonetheless, there are convenient parking lots close to the apartment.
There are many things to do in the surrounding areas, here are some of our favorites, all within walking distance:
Explore the El Morro Fort. There are daily tours of the fort and the large green areas have spectacular ocean views. Take a tour, have a picnic, and fly a kite. This is a must-do.
Explore the iconic Calle San Sebastian nightlife. There is a large assortment of bars on this strip which is a favorite among locals on Thursdays, Fridays, and Saturdays.
Breakfast at “La Bombonera”. This is a Puerto Rican landmark well known for its locally inspired breakfast and pastries.
Savor Stuffed Avocado. Healthy and "trendy" spot where you can create your own avocado bowl.
Take a stroll around “Paseo La Princesa”, a waterfront walkway which you can start off at El Morro and finish the walk with a rum tasting at Princesa Gastrobar at the end of the trail.

STARTER AMENITIES
At West Indies Vacation Rentals, we strive to provide top-notch amenities, ensuring our guests feel at home during their stay.
All properties come with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach towel per guest.
We provide a set of disposable essentials to help you get your vacation started comfortably. These include:
- 1 set of hotel-size soap and shampoo (per bathroom)
- 3 garbage bags
- 1 roll of paper towels
- 2 rolls of toilet paper (per bathroom)
- 1 dish soap
- 1 dish sponge
- A small amount of laundry detergent
Please note that we do not provide unlimited disposable amenities. It is the guest’s responsibility to review what is included in the property and stock any additional items needed for the duration of the stay.
Most properties also include at least 2 beach chairs and an ice cooler. You may reach out to us 5 days before arrival for confirmation.
HOUSE RULES
RENTAL AGREEMENT: All bookings require a signed Short-Term Rental Agreement, which will be sent upon confirmation of your reservation. Guests must upload a valid photo ID (no selfies) that matches the name on the credit card used for the booking. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed.
NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated.
NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property.
QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors.
UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable.
MAXIMUM OCCUPANCY: The maximum occupancy is 2 adults/children at all times, including visitors.
OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in immediate cancellation of the reservation or removal from the property without refund.
TOWELS & LINENS: Towels and linens are provided for normal use only. Please do not use them for cleaning or allow them to be stained with food, grease, or other substances. Charges may apply for damaged or stained items.
TOWEL HANGING: Please do not hang towels or any other items to dry in areas visible from outside the unit. A $100 community fine may apply if this rule is violated.
SUBLETTING: Subletting or re-renting the property is not permitted.

Check-in begins at 4:00 PM, and since this is a self-check-in unit, you can arrive anytime after that.
If you’d like to check in earlier, please contact us the day before your arrival, and we’ll confirm availability. When possible, early check-in typically starts around 11:00 AM. Please note that early check-in is subject to availability and depends on our cleaning schedule.
If you need a guaranteed early check-in, you will need to book from the night prior to ensure the property is ready upon your arrival.

TRAVEL INSURANCE / HURRICANE SEASON

Clean and beautifully decorated one bedroom apartment on 4th (top) floor. Great location, walking distance to all the historical sites and great restaurants of Old San Juan. Definitely park in the suggested parking lot, which is a multi floor deck. Check it out even if the sign is up for full.

Our stay was extremely comfortable! Check in was so simple and communication with our host was excellent! I would highly recommend this for anyone wanting to experience the joy of staying in old san juan! There were so many shops restaurants and attractions so close by and even a full grocery store all within walking distance. Having a full kitchen was amazing with the balcony being right there it was so enjoyable!

Great location! Safe and in the middle of everything. Property managers were very responsive and kindly let me in a few minutes early after a long travel day. Bed was comfy, AC kept us cool between adventures. Parking is a little crazy so I probably wouldn’t rent a car next time. If you do there is an overnight garage for 25 a night on Calle de Luna one block up and two over. Lots of space, was nice to be on the top floor with our little balcony overlooking the plaza. Thanks again to our hosts for sharing your space.

Davy was exceptionally helpful with check in and recommendations. The apartment was comfortable and the location was great. It was within walking distance to everything, but on the outskirts, so noise wasn’t an issue. It’s OLD San Juan, so if you’re looking for luxury and perfection, this isn’t the place for you. It has history and character and feels authentic. We would definitely stay here again!

Great location as central to everything. Lack of flexibility on check in with request to enter 10 minutes early resulting in embarrassing wait outside unit with luggage. Unit not as described in pictures - different couch which you could not sit on - stove inoperable until realized the fuse breaker had been turned off. One coffee mug - but this item was addressed. Lack of attention to detail for the price you are paying. Will be back in same area but find different unit.

We loved our stay in Mario’s apartment in Old San Juan! We walked everywhere and had a great time. The balcony was smaller than expected with only one chair and a very square to serve as a table, but we didn’t really spend much time there as it was pretty humid and the A/C was too much of a draw. We definitely will book again when we come back to PR!

Perfect Place!
Everything was exactly as described! The condo was just like the pictures but even larger than expected, absolutely adorable!! There was lots of space and it was stocked with essentials. The location was perfect for exploring Old San Juan. It was right in the center of all the historic and cultural sites, in walking distance of many amazing restaurants and shops. The parking garage was about a 5 minute walk. The host provided timely communication with everything we needed to know. We had an amazing experience and would absolutely stay here again!!

What awesome place, right in the heart of Old San Juan. Within walking distance to everything. This place great for a couple or solo traveler. Super clean. Wonderful balcony over looking a small plaza. There is an elevator in the building, so carrying heavy lugage up the stairs. With hot humid days that occur in OSJ you will appreciate the great a/c. Communication with host was spot on, and the picture in the listing are accurate. Book it, you are going to love it!

Great place in Old San Juan!
We stayed here for three nights in mid-July and really enjoyed our visit. The property is as advertised and communication with the property manager by email was excellent! We enjoyed our morning coffee on the balcony and loved having a kitchen. It was also nice to be able to do laundry in the apartment! There is a mom and pop grocery store on the corner two blocks down, which was well stocked. There are lots of restaurants nearby and we loved going to Mass in the beautiful and historic church across the street! We highly recommend this property!

Perfect place to experience Old San Juan
This location is in the heart of old San Juan. We were able to walk everywhere, no car necessary. The actual apartment itself is clean, spacious, prepped with everything you need, and we always felt safe. The communication with the contact person was quick and efficient. Old San Juan is a dream and this is the perfect place to experience it.

The property is locate in the perfect location for walking Old San Juan. The layout of the appartment was a little odd but nice for a short stay. The entryway door comes into a short hall leading to three or four step stairs going up. After turning the corner the bedroom doorway has three or four step stairs going down. This made moving luggage a little harder. The floors were very dirty. It looked as if they had been half mopped with a dirty mop. I purchased a mopped and mopped the floors myself. It really made a big difference. There were ants. The windows do not total seal and ants were coming inside from the balcony. I also purchased ant spray and treated the balcony. This took care of the ant issue. The elevator doors would get stuck so we only used it for moving our luggage. The decor was nice. The bathroom was nice. The building decor is nice and very secure.
