Absolutely lovely place, commmunication was great, some issues with the lock at the start, but it worked out fine and quickly and no problems after that. Everyone I dealt with were very helpful and friendly. The room was clean and the bed very comfy. The bathroom had everything, and very clean, like brand new and the cute private terrace was a lovely bonus! I was very pleased with my stay and would highly recommend it, I'd definitely stay there again. Also the area is very walkable and near Flaminio metro station.

We had considerable difficulty entering the property on our first day, as the app to open the gate remotely was not working for us. Another tenant in the building ended up letting us inside. The rooms were nice: modern and clean. The bed was very comfortable and the sheets were excellent. There was mold in the grout of the tiles in the bathroom, though, which made the bathroom smell like mildew. Additionally, the two rooms we booked had plumbing issues: the rainfall shower in one room did not work at all, and the water pressure in the sink was low; the toilet in the second room did not flush at all, and the water pressure in the shower was very weak. The property owner promptly arranged for a plumber to fix the problems, but I guess the plumber was unable to repair them, as the issues persisted after his visit. On the second day, the party for the second room was moved to a different room, which was much appreciated. Breakfast was lovely and the location of the property was great.

The property has a quaint elevator that is old school but works great; it was appreciated when staying on the fifth floor but if you want a quick work out…! Morning breakfast is prepared to order at 8:00, but we had an early schedule which meant we missed it save for one day. A very nice rooftop seating area is avail for all guests, and it was a nice combo with the air conditioned room to sit outside too. Rooms are very clean and staff was friendly and effective; more like a hotel than B&B. As we were concentrating on the areas nearby, it worked well. Lots of lime scooters to get around, but walkable and lots to see nearby.

Property was as described on the website. Water temperature for the shower didn't get as hot as Id like, and there were no blankets in the room. We had to use only a flat sheet to cover up with. Property was clean and breakfast provided was good. Instructions for check in and check out were easy to follow.

Poor service and badly designed room

Place looked great in the photos but upon arrival, the pictures were very misleading. We stayed in a terrace room and it felt on the small side. The room is on a Main Street and the room isn’t sound proof at all - you hear every vehicle that goes by. The room has a major design flaw, with a long window along the top of the bedroom that backs on to the bathroom. If someone uses the bathroom is used in the middle of the night, the entire bedroom will be lit up. Also, if you check in after 8pm, be prepared to pay additional fees (in cash). We checked in 10mins past 8 and still got charged. Bathroom didn’t have much water pressure from the shower and lacked hot water - warm at best. We were here on our honeymoon, we made them aware that we weren’t happy with the light, noise and shower, we wanted to check out early. We were advised that someone would be on the front desk everyday between 2pm-8pm every day - we were here for 2 days and did not speak to anyone in person either day! After explaining our issues by email, they refused to give us our money back for the remaining stay. The woman who I finally managed to get on the phone was rude, refused to acknowledge the issues that I raised and constantly shouted at me. Rome is an amazing city - just think long before booking this place.
