Keys did not work ever - even after three different sets. Showers way, way, way too small — 2’ x 2’. Staff only there until noon. Beds very, very, very uncomfortable. If you are staying with two people - this is an ok place, beds ok. If you are staying with five - forget it - beds very uncomfortable, keys don’t work, one bathroom with a tiny, tiny shower —- good luck!!! Great location. Very poor for families over two people.

This place is not a hotel. It is more like a converted townhouse/apartment. That being said, we loved it. Had 2 twin beds and a good sized bed. Easily and comfortably fit 2 adults and 2 kids. The bathroom shower is very small so if you are tall it will be a problem. Very close to the colosseum. 5 restaurants, 3 gelato places within 2 minutes walk. Would come back

Ask for extra toilet paper if traveling with girls. Sraff was very helpful and accommodating. Can't beat the location. Best real American coffee at the cafe across the street.

Fantastic location. Literally a few streets away from the coliseum. Staff very friendly and helpful. Room clean and tidy. We saw staff everyday who made sure we were ok. However, the one thing that let down our stay was the shower. When you have been out all day in the baking sun you want to come back to your room and have a nice shower.. the 3 nights we stayed this was not the case. The shower ran red hot, burning in fact for a few mins then freezing cold for several. It was impossible to shower properly. I told hotel staff who said it would be fixed, it was the same the second night. I mentioned it again and on the last night it was dangerously hot, no cold at all. We felt this was very dangerous if our son had showered first. Alas, for this reason I would never stay there again or recommend this hotel.

Downgraded our room at last minute

The location and service was very good. The young man who was servicing the rooms was very attentive. Our main complaint/disappointment was that we had booked a suite well in advance, and we received an email when we were in Florence (the day before travelling to Rome), saying the suite was double booked and that we would get a regular room instead. There was no discount, but they included breakfast vouchers (which we didn't use), and we didn't have to pay the tourist tax. We specifically searched a long time for a suite in a good location, and this last minute change left us no time to cancel and find another place. Very disappointed in that regard.

Poor room lighting; front desk staffed only 3 hours per day in morning and by man from India who is not fluent in English; no manager; this "hotel" only has 3 guest rooms. No safe in room. Location and bed are good.

The apartment location was absolutely great. It was a short walk from the coliseum. The local train station was nearby. The restaurants were in close proximity. I have absolutely no issues with the apt.

Good, basic. Fine for a night's stay; I wouldn't book this for a holiday. If you're aware this is not a hotel, and are looking for a well-priced central location then you will be well-served. Shower could with repair.

Convenient, clean, friendly, cheap!

Super close to the colloseum and roman forum bars restaurants and train stations. I love this place! The attendant was friendly and let me check in early! I highly recommend this place! ! 5 starts ps they even gave me fresh fruit and a bottle of champagne as a gift!

Great location! The place, not so good!

Technically not a hotel. There are totally 2-3 rooms in an apartment unit. I'd have been fine with it if I knew this earlier. Hotels.com needs to make this clear and categorize them differently. My check out was at 8 am (I told them the time in advance) and no one showed up. So I couldn't pay the city tax, and had to leave. Then I realize that I left some stuff at the closet... called several times, no answer. Replied to the same email address that they asked me for my arrival time, the email was denied... I couldn't get them and am now back home in the states!

Close to Forum and Comfortable

Sweet old hotel in an apartment building. Air conditioner is not strong but will work if you leave it on for a few hours before bed. The front desk guy was nice, but not there most of the time. He did his best to make sure to meet us when we came in and to get everything ready for us. The hotel is within walking distance of The Forum and the Colosseum. Beautiful! There are good restaurants and little grocery stores on the street. Not luxurious but plenty good for sleeping at night. If you nap in the daytime, bring earplugs because the street is loud during the day.

Good location, not 24 hour reception

We liked the hotel until it got to the last day of our holiday. We told a member of staff that we would check out the following day at 10am and they advised that that would be fine. On this day they tried to tell us that we had not paid which was not the case and we had to find an Internet cafe to prove this. Then on the check out day, no member of staff were to be seen all day which meant we could not leave our luggage anywhere even though previously advised we could so we had to drag this around all day. Generally the hotel was lovely with a good location but the above let us down a bit.

Excellent Location needs some attention

From the reviews I read, I really wanted to love this hotel. When I travel, I don't expect much - a clean comfortable room, a good nights sleep and a good shower. Everything else is not top on my priority list. Our room was clean and comfortable, the staff were great, very helpful. The air con worked. The biggest disappointment was the shower, which at best could be described as a 'trickle'. Both the over-head shower and the hand-held were so badly blocked with lime scale, the water trickled out. Getting the hot and cold balance was difficult at the best of times - sometimes it was hot, sometimes it went cold. I pointed this out to the manager who said it was due to the hard water in Rome. Not really an excuse - should have changed the units. Second issue was the noise. Although we were on a main Street, you could hear the traffic but this was not an issue as such. The street noise wasn't intrusive. The issue were some kids running around the staircase in the building in the early morning. This was not directly the hotels fault - we bought ear plugs for the second night and slept great. Other than that, the safe was missing due to damage and hadn't been replaced yet. The hotel was in A Fantastic location. 3 minutes from the Forum and Collosseum. I would recommend this hotel - just bring ear plugs and hope that they fix the shower.

Great location, but unique hotel

The hotel is in a wonderful location on a busy, popular street around the corner from the Colosseum. The manager, Paul/Paolo, is very nice, however he's only at the hotel for a few hours a day. Although he left his phone number as a contact, it makes it difficult when I had questions. The room was always clean, but it is small, especially the bathroom. The shower is approximately 2x2ft, so it was extremely difficult to move while showering. I would recommend it for the location, but there were improvements that need to be made, in my opinion.

Great location

Near colusseum and loads of restaurants. Room large, clean and well equipped with slightly quirky decor. Only criticism was the shower was difficult to control - cold/hot/cold/hot etc. This hotel is (I think) a converted apartment with just 2 or 3 rooms, but don't let that put you off - a very nice stay and a great location.
